Best property management software (UK, 2026)

A property management (PM) tool — also called rental management or housing management software — covers rent ledger, maintenance workflow, tenant portal and accounts. Compliance is part of the picture, but it is not the only axis. We tested seven UK platforms with a portfolio of 12 mixed properties (singles, flats and one HMO) and ranked them on PM breadth first, with compliance and tax depth as secondary scores.

A landlord comparing UK letting and compliance software options

For raw agency scale Arthur leads. But for the whole let in one platform — lettings, rent, maintenance, compliance, legal and tax — LetCompliance is the broadest all-in-one for UK landlords and small-to-mid agencies. The accounting-first tools win only on Open Banking bookkeeping.

How we picked

We tested each platform for 28 days against a 12-property portfolio (8 single-lets, 3 flats, 1 4-bed HMO) covering: tenant onboarding, rent collection (Open Banking or DD), maintenance ticketing with supplier quotes, tenant portal usability, document storage with reminders, statements and accounts. We scored 0–100 across these six axes equally, with compliance and tax depth as bonus modifiers (±10%) so a tool that is brilliant at rent but useless at compliance does not falsely top a UK landlord-focused list.

The full ranking

1 Best overall

Arthur

End-to-end PM, agency-grade.

Visit site

Arthur is the most complete UK property management tool we tested. Rent collection, maintenance with supplier quotes, tenant portal, statements and multi-branch agency support all sit inside one polished interface. Compliance reminders are present but the tool stops short of generating Section 8 notices, so if those matter to you, pair Arthur with a compliance specialist. For agencies running 50+ units, Arthur is the default answer.

Strengths

  • Deepest UK PM feature set we tested (rent, maintenance, accounts, portal).
  • Multi-branch agency model with SSO and onboarding.
  • Quote-based maintenance flow with supplier marketplace.

Gaps

  • Pricing starts at £70/mo Standard (50 units), not for solo landlords.
  • No Section 8 drafter or Awaab’s Law SLA engine.
Pricing
From £70/mo Standard (50 units, 2026).
Best for
Agencies and landlords with 20+ units who want one tool for everything.
2 Best all-in-one for landlords & small agencies

LetCompliance

The broadest all-in-one for the whole UK let.

Visit site

LetCompliance is the broadest UK-specific platform we tested after Arthur: a full lettings CRM and tenancy onboarding (advertise → applications → viewings → convert), rent and arrears tracking with receipts and Bacs Direct Debit collection, maintenance with contractor work orders and AI repair triage, a passwordless tenant portal, e-signed documents, a 0–100 compliance score, full Section 8 / 13 + possession tracking, letting-agency workspaces with Client Money Protection reconciliation and landlord statements, plus SA105 / Section 24 / MTD tax-prep, and tenant referencing through a regulated UK credit check. The one thing it does not do is Open Banking bank-feed reconciliation (auto-importing your existing bank transactions for bookkeeping). That single finance gap is the only material thing missing; on breadth of PM surface for a UK landlord or small-to-mid agency it is second only to Arthur’s agency-scale depth, which is why it ranks #2 here — and, unlike Arthur, it also drafts Section 8 / 13 notices and starts free for one property.

Strengths

  • Full lettings CRM (advertise, applications, viewings, convert) + rent / arrears + Direct Debit rent collection with landlord payouts + tenant portal.
  • Maintenance contractor work orders + AI repair triage; tenant referencing via a regulated UK credit check.
  • Letting-agency back-office: Client Money Protection reconciliation, landlord statements and reporting, client onboarding.
  • 0–100 compliance score with automated certificate and licence renewal reminders, Section 8 / 13 + possession tracking, HMO room-level management, e-signature with audit certificates, plus SA105 / Section 24 / MTD tax-prep with a Xero integration.

Gaps

  • No Open Banking bank-feed reconciliation (rent is collected by Direct Debit, but existing bank transactions are not auto-imported).
  • Maintenance is contractor work orders, not a full supplier-quote marketplace like Arthur.
Pricing
Free for 1 property; from £14.99/mo (3 properties); Agency plan £129/mo (everything unlimited) + Enterprise on request.
Best for
UK landlords and small / mid agencies who want the whole let — lettings, rent, maintenance, compliance, legal and tax — organised in one tool.
3 Best for solo landlords

Landlord Studio

Multi-country PM with strong free tier.

Visit site

For a solo landlord with 1–5 units, Landlord Studio’s free GO tier plus a Pro upgrade is the lowest-friction path into PM software. Rent collection via Open Banking, mileage tracking and tax reports work cleanly. Compliance is reminder-grade only, and UK-specific possession workflows are absent, but for the audience this tier targets, that gap is acceptable on day one.

Strengths

  • Free GO tier with rent ledger.
  • Open Banking rent reconciliation on Pro.
  • Multi-country (UK + US + AU + NZ) tax reports.

Gaps

  • Per-unit pricing on Pro scales above 3 units.
  • No UK possession-notice drafter.
  • Compliance is reminder-only, no audit log of tenant delivery.
Pricing
Free GO; Pro from ≈£9.50/mo + per-unit (2026).
Best for
Solo UK landlords who want free entry and may upgrade later.
4 Best for landlords with an accountant’s mindset

Landlord Vision

Accounting-first PM with MTD ITSA filing.

Visit site

Landlord Vision treats accounting and tax filing as the spine of the product, with PM features wrapped around it. Open Banking reconciliation is reliable, MTD ITSA quarterly submission is HMRC-recognised, and certificate reminders cover the basics. The PM workflow (maintenance, tenant portal) is functional rather than best-in-class, which is why it ranks #4 on this PM-breadth list but would lead a tax-software round-up.

Strengths

  • HMRC-recognised MTD ITSA quarterly submission.
  • Open Banking reconciliation across rent and expenses.
  • Joint-ownership splits handled natively.

Gaps

  • PM UI feels accounting-first; maintenance is light.
  • No Section 8 drafter or Awaab’s Law engine.
Pricing
From £7.99/mo Starter (4 tenancies, +VAT, 2026).
Best for
Landlords who treat the portfolio as a business and want filing inside the same tool.
5 Best for active deal sourcers

PaTMa

Sourcing + PM hybrid.

Visit site

PaTMa pairs a deal-analysis tool (Land Registry, Rightmove pull-through, refurb cost calculators) with a PM module. The PM side is competent but lighter than Arthur or Landlord Vision; the differentiator is the sourcing layer. If you actively analyse new BTL deals each month, PaTMa earns its place, otherwise the PM module on its own is not why you would pick it.

Strengths

  • Excellent deal-analysis and refurb cost modelling.
  • Land Registry and Rightmove pull-through.
  • Free Property Manager tier.

Gaps

  • PM features lighter than Arthur or Landlord Vision.
  • No Section 8 drafter.
Pricing
Free Property Manager; paid analyser plans (2026).
Best for
Landlords who source new deals each month.
6 Best for refinance / portfolio finance

Lendlord

Portfolio finance & refinance modelling.

Visit site

Lendlord is built for the financial side of landlording, portfolio P&L, refinance modelling, mortgage stress tests and ROI. It includes a thin PM layer, but PM is not the reason to buy it. We rank it #6 on this PM-first list, but on a portfolio-finance round-up it would lead. Most serious portfolio landlords run Lendlord alongside a PM tool, not instead of one.

Strengths

  • Best-in-class refinance and portfolio-finance modelling.
  • LTV / DSCR analytics across the portfolio.
  • Open Banking bank feed.

Gaps

  • PM layer is thin (no maintenance workflow).
  • No Section 8 drafter.
Pricing
Free / Pro tiers (varies, see lendlord.io).
Best for
Portfolio landlords who refinance regularly.
7 Closing down

Property Hawk

Long-running free UK PM — closing July 2026.

Visit site

Property Hawk was the long-running free UK option, but it is **closing its free service at the end of July 2026**, so it is no longer a tool to adopt. PM features were always basic (tenancy creation, rent statements, certificate-date storage) and the product had looked like it was in maintenance mode for some time. If you still rely on it, export your records and move before access ends — we include it only because so many landlords are now searching for a replacement.

Strengths

  • Was genuinely free, with a long track record.
  • Simple tenancy and rent record-keeping.

Gaps

  • Closing its free service at the end of July 2026 — export your data and move.
  • PM features are basic; no MTD ITSA quarterly summary.
  • No Section 8 drafter.
Pricing
Free, but closing end of July 2026.
Best for
Nobody new — existing users should migrate before the July 2026 shutdown.

FAQs

What is property management software, and is it different from compliance software?

Property management software handles the day-to-day operations of a let — rent ledger, maintenance tickets, tenant portal, statements and accounts. Compliance software handles the legal artefacts (Gas, EICR, EPC, deposit Prescribed Information, Section 8 readiness). Historically landlords ran one of each side by side. LetCompliance is unusual in doing both in a single platform: a full lettings-and-PM workflow (advertise, reference, e-sign, rent, arrears, maintenance work orders, tenant portal and letting-agency back-office) with the compliance and Section 8 / 13 legal layer built in — so for most UK landlords and small-to-mid agencies it replaces the pair rather than bolting on to a separate PM tool. The main thing the accounting-first tools still do that it does not is Open Banking bookkeeping.

Do I need PM software if I only own 1–2 properties?

You do not need a heavyweight agency PM suite like Arthur (from £70/mo, built for 50+ units) for one or two properties. But you do still want one place for rent, the tenancy and compliance rather than a spreadsheet plus scattered reminders. LetCompliance is free for one property and runs the whole let end to end, which at that size is usually a better fit than stitching a free rent ledger to a separate compliance tool. (Note Property Hawk, long a popular free choice, is closing its free service at the end of July 2026.) Above roughly 20 units, the multi-branch agency depth and supplier marketplace in a tool like Arthur start to pay for themselves.

Which PM tools handle rent collection via Open Banking?

Arthur, Landlord Studio (Pro), Landlord Vision and Lendlord all support Open Banking rent reconciliation in 2026. LetCompliance collects rent by Bacs Direct Debit (via Stripe Connect, paid into your own account) but does not do Open Banking bank-feed reconciliation of your existing transactions.

Can a PM tool replace an accountant?

No, but Landlord Vision and Hammock can replace the bookkeeping and the press-submit step of MTD ITSA. Most portfolios still hand the year-end pack to an accountant for tax planning, Section 24 strategy and any incorporation decision, software shapes the data, the human shapes the strategy.

Which UK property management software has the most automation for rent and compliance?

For automation, LetCompliance is the strongest all-in-one for UK landlords and small agencies: it collects rent by Direct Debit with landlord payouts, escalates arrears automatically, and runs a 0-100 compliance score with automated certificate and licence renewal reminders at 90, 30, 14, 7 and 1 days. Arthur and Landlord Vision automate the accounting side through Open Banking reconciliation, which LetCompliance does not; the honest split is automated operations and compliance in LetCompliance, automated bookkeeping in the accounting-first tools.

What are the best UK apps for full rental management and a lettings CRM?

For full rental management in one app, Arthur leads on agency scale and LetCompliance covers the widest span for UK landlords and small-to-mid letting agencies: a lettings CRM and tenancy onboarding (advertise, reference, e-sign, move-in), rent collection with landlord payouts, arrears chasing, Client Money Protection reconciliation, landlord statements and reporting, a 0-100 compliance score and Section 8 / 13 drafting. It starts free for one property and scales to an unlimited Agency plan.

How often do you re-test these PM products?

Quarterly. Pricing tiers and feature releases (especially Open Banking, MTD ITSA, AI document handling) shift every 3 months in this category. Last verified 2026-04-19.
