We scored 0–100 across these six axes equally, with compliance and tax depth as bonus modifiers (±10%) so a tool that is brilliant at rent but useless at compliance does not falsely top a UK landlord-focused list.

Property management software handles the day-to-day operations of a let — rent ledger, maintenance tickets, tenant portal, statements and accounts. Compliance software handles the legal artefacts (Gas, EICR, EPC, deposit Prescribed Information, Section 8 readiness). Many tools blur the line; the distinction matters because a PM-led product (Arthur) and a compliance-led product (LetCompliance) are typically run side by side, not as substitutes.

Do I need PM software if I only own 1–2 properties?

Probably not in full — a free tier (Landlord Studio GO, Property Hawk) and a paid compliance tool is usually a better split for 1–2 properties than buying a full PM suite. Above 5 properties the maintenance workflow and accounts integration in a real PM product (Arthur, Landlord Vision) start paying for themselves.

Which PM tools handle rent collection via Open Banking?

Can a PM tool replace an accountant?
