What software do most UK letting agents use?

The most common stack in 2026 is Goodlord (pre-tenancy) + Arthur or Reapit (live-tenancy ops) + a compliance tool (LetCompliance) for the legal evidence layer. Smaller agents often skip Reapit and use Goodlord + LetCompliance only.

Why does compliance evidence matter for an agency more than for a landlord?

Agents are members of a redress scheme (Property Redress Scheme or The Property Ombudsman) and complaints can be lodged by tenants, landlords or third parties. The defence almost always turns on documentary evidence — was Prescribed Information served, was the Gas Safety record provided to the tenant before move-in, was Right to Rent checked. Audit-logged tenant document delivery is the highest-value feature on this list for agency users.

Does any of this software handle Client Money Protection (CMP)?

CMP is a regulatory scheme, not a software feature. None of these tools enrol you in Client Money Protect, money shield or RICS — you do that directly with the scheme. What software does is hold the audit trail (rent receipts, statements, deposit registration confirmations) the scheme will ask for if a complaint is investigated.
