What people use them for.
A plan is the cheapest thing you can put in front of someone who is trying to picture a property they have not stood in. It is also the only thing a 3D artist can actually build from, which is why the request usually arrives from someone about to have the place rendered.
Letting or selling it
A plan answers the questions a photograph cannot: how the rooms connect, which way the house faces, whether the second bedroom is a bedroom. It is the single thing that most reduces wasted viewings.
Having it modelled or rendered
A 3D artist builds from measurements, not from pictures. Give them a measured plan and they can furnish and light an empty property; give them photographs and they cannot start.
Planning work on it
Before a refurbishment, a conversion or a room split, the argument is always about what fits. A measured plan settles it before anyone buys materials.

- How much is a floor plan?
- £49 on its own. If you are booking photographs at the same time it is £25, because we are already at the property and it is the extra half hour of measuring rather than a separate trip. Photographs on their own are £79.
- Where do you cover?
- The visit is in person, so it is local: Crewe, Manchester, Liverpool, Chester, Stoke-on-Trent, Warrington and the area around them. If you are further out, message us with the postcode before booking and we will tell you straight away rather than take the money first.
- What if it is a large property?
- Measuring scales with the number of rooms, so at 5 bedrooms or more we quote rather than charge a fixed price. A flat fee would either short-change you on a small job or us on a large one. Send the details and you will get a real number back.
- Will the plan show room dimensions?
- Yes, if you want them, and you should if anyone is modelling or rendering from it. Some landlords prefer them left off a listing plan. It is a tick box when you book.
- Does the age of the property matter?
- More than people expect. A pre-1919 terrace has chimney breasts, alcoves and rooms that are not quite square, and it takes longer to measure honestly than a new build where every corner is a right angle. We ask when you book so the visit is planned properly.
- Do I need an account?
- A free one, which takes a minute and is where the order, the date and the finished plan live. There is nothing to pay for the account itself.
