What is inventory software?
Inventory software records the condition of a property at the start of a tenancy and again at the end, and compares the two. It is the difference between a deposit deduction you can evidence and one you are asking a tenant to accept on trust.

A row nobody has walked never carries a condition. It is marked as not inspected, and it stays that way. That sounds small and it is the whole point: software that pre-fills "good" on an item nobody looked at has written a false statement into a landlord’s own deposit evidence, in the landlord’s name.
At the end you walk the same list. The check-out pairs to the check-in item by item and tells you what fell, by how far, with the photographs from both days side by side. It also tells you what you cannot claim for, because nobody recorded it at the start, which is the finding landlords least want and most need.

The pair, not the picture
Every line carries photographs from the check-in and from the check-out, shown next to each other. One photograph of a stained carpet proves a stained carpet; the pair proves when it happened, and that is the only version that settles anything.
The comparison, done for you
The two walks are matched line by line and each change is graded. A one-step slip is flagged as the ordinary wear a scheme will usually not allow a claim for; a fall to damaged or missing is separated out as something worth costing. You are not diffing two PDFs by eye.
The gaps, admitted
Items never recorded at check-in, items nobody inspected, items the check-out never reached: all counted and shown. A bundle that quietly omits its own holes is the kind that falls apart when the other side finds them first.

Questions, answered
- Do I have to do the inventory myself?
- No, but most landlords do and the software is built for it. If you would rather someone attended, we also offer a visit and the report arrives in your account the same way. The software is free on every plan; the visit is a separate one-off.
- What does "not inspected" mean, and why does it matter?
- It means nobody has walked that item yet. A templated or seeded row never arrives saying "good", because that would be a statement about something nobody looked at, written by us, inside your own deposit evidence. It stays as not inspected until you record it, and the check-out counts how many are still in that state.
- What happens if I never did a check-in?
- The check-out will say so, item by item. Without a record of the condition at the start there is nothing to compare against, and a deduction on that basis is very hard to sustain if the tenant disputes it. The page tells you plainly rather than letting you cost something you cannot evidence.
- Does the tenant sign it?
- Yes. The report is sent for signature and the delivery is tracked, so you can show it was received as well as sent. An inventory the tenant agreed to is a very different document from one you wrote alone.
- Does it cover rooms people forget?
