The short answer

What does a small landlord need from software?

A landlord with one to three homes does the same jobs as a large one, only less often: find and check a tenant, sign the tenancy, collect the rent, keep the certificates in date, deal with repairs and do the tax. Doing them rarely is what makes them easy to get wrong.

Since 1 May 2026 new tenancies in England are periodic and possession runs through Section 8 on Form 3A. The PRS Database opens for registration on 15 December 2026, and Making Tax Digital for Income Tax starts on 6 April 2026 for qualifying income above £50,000 and on 6 April 2027 above £30,000.

How much does it cost for one property?

Single is £7.99 a month for one property, with the same tools as Solo. One property can also stay on the free plan, with rent, certificates and Making Tax Digital included.

What about two or three properties?

Solo is £14.99 a month for up to 3 properties. Larger plans add more properties and the portfolio tools.

Is there a trial?

Yes. Every new account gets 14 days with no card and no property limit.

Do I need software for one property?

The rules are the same for one home as for fifty: a gas safety record where there is gas, an EICR, an EPC, a protected deposit, and the PRS Database once it opens on 15 December 2026. Software keeps the dates and the documents, so a single let is not run from memory.

Can my accountant see the figures?

Yes. A read-only link shows the SA105 figures, every confirmed entry with its receipts and which Making Tax Digital updates were sent, with no login to create. You can switch it off at any time.
