The rules for using LetCompliance: subscriptions, acceptable use, data ownership, liability limits and governing law.

01Acceptance of Terms
By creating an account or using LetCompliance ("Service"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service. These terms are governed by the laws of England and Wales.
02Description of Service
LetCompliance provides a software platform to help UK landlords and letting agents track property compliance requirements, store documents, receive automated reminders, monitor portfolio performance, prepare tax figures (including Making Tax Digital tools), and, where enabled, collect rent by Direct Debit. The Service is provided on a subscription basis (monthly or annual). LetCompliance is a software tool. It is not a law firm, accountant, tax adviser, bank or payment institution, and using it does not create any such relationship.
03Eligibility
- You must be at least 18 years old to use the Service.
- You must be a UK landlord, letting agent, or property manager.
- You must provide accurate and complete information when creating an account.
- One person or legal entity may not maintain more than one free account.
04Subscriptions and Billing
- Subscriptions are billed in advance, either monthly or annually, depending on the billing cycle you choose.
- Payment is processed by Stripe. We do not store your card details.
- You can cancel at any time from the Billing page. There are no cancellation fees, and cancelling stops any future renewal.
- Cancellation takes effect at the end of your current paid period, and you keep full access until then.
- Refunds: for monthly plans we do not refund the remaining part of the current month. For annual plans, if you cancel we refund the unused months on a pro-rata basis. Statutory refund rights (where the law gives them) always apply on top of this.
- We reserve the right to change pricing with 30 days' notice; changes never affect a period you have already paid for.
- New accounts receive a 14-day free trial with full product access; no payment card is required during the trial.
- After the trial, you must subscribe to a paid plan (monthly or annual) to continue using the service. You can cancel at any time.
05Plan Limits
- Free (£0): one property, core compliance features, no card required.
- Solo (£14.99/mo): up to 3 properties.
- Portfolio (£19/mo): up to 10 properties.
- Professional (£49/mo): unlimited properties.
- If you exceed your plan's property limit, you must upgrade to add more properties.
- Downgrading your plan does not delete existing properties but you cannot add new ones above your new limit.
06Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose or in violation of UK law.
- Upload documents you do not own or have the right to store.
- Attempt to access other users' data.
- Reverse engineer, copy or redistribute any part of the Service.
- Use automated bots or scrapers against the Service.
- Upload malicious code, viruses or harmful content.
07Your Data
You retain full ownership of all data you input or upload to LetCompliance. By using the Service, you grant us a limited license to store, process and display your data solely to provide the Service. We will never sell, share or use your data for advertising. See our Privacy Policy for full details. If you use the Service to process other people's personal data (for example, as a letting agent handling tenant data), you are the data controller and our Data Processing Agreement at /dpa applies and forms part of these Terms.
08Disclaimer of Warranties
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND. We do not warrant that the Service is error-free, uninterrupted, or legally accurate. LetCompliance is a tracking tool, it is your responsibility as a landlord to ensure your properties comply with UK law. We strongly recommend independent legal advice for compliance matters.
09Tax Tools and Making Tax Digital
Our finance and tax features, including SA105 figures, Section 24 calculations and Making Tax Digital (MTD) for Income Tax, are tools to help you organise and prepare your figures. They are not tax advice and are not a substitute for a qualified accountant or tax adviser.
- All figures are drafts calculated from the data you enter. You are solely responsible for reviewing them and for the accuracy, completeness and timeliness of anything you submit to HMRC.
- Where you connect to HMRC, submissions are made on your instruction using HMRC’s official APIs. You remain responsible for meeting your own filing obligations and deadlines.
- We are not liable for any tax, interest, penalties or enforcement action by HMRC arising from figures you submit, missed deadlines, or your tax position.
- Availability of direct HMRC submission depends on HMRC recognition and your own eligibility; until then, or where you prefer, you can export your figures to your accountant or other software.
10Rent Collection
Where you enable Direct Debit rent collection, it is provided through Stripe Connect. You authorise the collection of rent into your own connected Stripe account.
- Funds are collected directly into your own connected account. LetCompliance does not hold, control or have access to your or your tenants’ money, and is not a bank, payment institution or money services business.
- Stripe’s own terms and processing fees apply to each collection. Those fees are set by Stripe and may change; LetCompliance charges no commission on rent.
- You are responsible for the underlying tenancy and Direct Debit relationship with your tenant, including the Direct Debit Guarantee, and for any client-money protection obligations that apply to you.
- We are not liable for failed, delayed, reversed or disputed payments, for chargebacks or Direct Debit Guarantee claims, or for any action taken by Stripe on your connected account.
11Limitation of Liability
To the fullest extent permitted by law, LetCompliance shall not be liable for: (a) any indirect, incidental or consequential damages arising from your use of the Service; (b) any fines, penalties or enforcement action arising from your failure to comply with UK landlord law, or any tax, interest or penalties arising from your tax affairs or HMRC submissions; (c) any loss of, or failure to collect, rent or other funds, or any matter relating to Stripe or your connected account; (d) any loss of data, profits or business. Our total liability to you in any 12-month period shall not exceed the total fees you paid to us in that period. Nothing in these Terms excludes liability that cannot lawfully be excluded.
12Termination
You may cancel your account at any time from Settings > Account. Your data will be deleted within 30 days. We reserve the right to suspend or terminate accounts that violate these terms, with or without notice. Provisions that by their nature should survive termination (including Sections 8, 9, 10, 11, 13, 15, 16 and 18) shall do so.
13Governing Law
These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
14Changes to Terms
We may update these Terms from time to time. We will notify you by email at least 14 days before material changes take effect. Continued use of the Service after the effective date constitutes acceptance of the new terms.
15Intellectual Property
LetCompliance — including its software, design, text, graphics, logos, document templates and all other content we provide (but excluding your own data and content) — is owned by us or our licensors and is protected by intellectual property laws. We grant you a limited, non-exclusive, non-transferable and revocable licence to access and use the Service for your own property-management purposes for as long as your account is in good standing. You may not copy, modify, distribute, sell, sub-licence, reverse-engineer, scrape or create derivative works from any part of the Service except as expressly permitted by these Terms or by law. Documents and figures the Service generates are yours to use for your own affairs.
16Indemnification
You agree to indemnify and hold harmless LetCompliance and its operator from and against any claims, losses, liabilities, costs and expenses (including reasonable legal fees) arising from or relating to:
- your use of the Service;
- any data or content you input, upload or submit;
- your breach of these Terms or of any applicable law, including landlord, tenancy, tax or data-protection law; and
- your dealings with tenants, contractors or other third parties.
17Additional and Third-Party Services
From time to time we offer optional paid services — such as professional photography, property inspections, inventories, accompanied viewings and tenant referencing — and we integrate third-party providers (for example HMRC, Stripe and our referencing partner).
- Optional services are charged separately at the price shown before you order. Some are performed by us and some by independent providers; except for our own negligence, we are not liable for delays or for the acts of independent providers beyond our reasonable control.
- Tenant referencing is provided through a regulated UK credit reference agency and gives information only — it is not a decision or a guarantee. You remain responsible for your own letting and Right to Rent decisions.
- Where part of a service is provided by a third party, that provider’s own terms apply to their part of the service.
- Any fee or margin we earn on an optional service is reflected in the price you see; you are never charged a hidden commission.
18General
These Terms, together with our Privacy Policy and (where it applies) our Data Processing Agreement, form the entire agreement between you and us regarding the Service.
- If any provision is found to be unenforceable, the remaining provisions stay in full force.
- Our failure to enforce any provision is not a waiver of it.
- You may not assign or transfer your rights under these Terms without our consent; we may assign ours to a successor, for example on a sale or reorganisation of the business.
- We are not liable for any failure or delay caused by events beyond our reasonable control, including outages of HMRC, Stripe, hosting or other infrastructure providers.
