What is property inspection software?
Property inspection software turns a visit into a record. You walk the property with your phone, rate the condition of each room, attach photographs as you go, and the report exists the moment you finish rather than being typed up later, or not at all.

Each picture carries its own condition, so one report can say the kitchen is fine and the back bedroom is not. A single grade for a whole house is a number nobody can do anything with; a rated photograph is a job you can book.

Notice of the visit is sent from the app before you attend, and the send is kept with the inspection. Arriving without notice is the thing that turns a routine visit into a complaint, and remembering that you texted is not the same as being able to show it.

- Do I have to do the inspection myself?
- No, but almost everyone does, and the software is built for that. If you would rather not attend, we also offer a visit where somebody goes for you and the report lands in your account the same way. The software is free on every plan; the visit is a separate one-off.
- Does it work without signal?
- Yes. Basements, empty properties and rural lets are exactly where a connection fails, so the walk does not depend on one. What you record uploads when you are back in range.
- How often should I inspect?
- Most landlords settle on every six months, some quarterly on an HMO. The point of recording them is less about the interval than the sequence: two visits six months apart tell you something a single visit never can.
- Does the tenant get told before I visit?
- Yes. The notice is sent from the app before the visit and the send is recorded with the inspection, so there is a document rather than a recollection of a text message.
- Can I turn a finding into a repair?
- Yes. A problem spotted on a walk becomes a maintenance record on the same property, and the photograph you already took becomes the before picture for that repair.
