The legal basis

The tenant portal directly supports Awaab’s Law (Social Housing Regulation Act 2023 extended to PRS by the Renters’ Rights Act 2025): every maintenance report is timestamped on receipt, which is exactly the clock-trigger the statute requires. Does the tenant need to download an app?

No. The portal is a secure web link that opens in any mobile browser. Tenants bookmark it; no signup or app install required.

What if the tenant doesn’t have email?

You can forward the portal link by SMS, WhatsApp, or print it on the tenancy agreement. There’s no email gate.

Is it secure?

Each portal has a long random token in the URL, plus optional passcode protection. All content is served over HTTPS and never indexed by search engines.

Can multiple tenants share one portal?

Yes, the portal is per tenancy, not per tenant. In an HMO, each tenancy has its own portal; joint tenants share one portal.
