What is property maintenance software?
Property maintenance software keeps the whole life of a repair in one place: who reported it and when, what was done, who did it, what it cost and what the property looked like before and after. It replaces a WhatsApp thread, a folder of invoices and a memory of which boiler engineer came last time.
In LetCompliance a tenant reports a problem from their portal, with a category, an urgency flag and photos. You can send the job to a contractor with a link they open without logging in, give the tenant written notice of a visit, and log the repair when it is done.
Each repair holds before and after photographs, the contractor, the cost, a warranty expiry date and notes. Tick “add to Finance” and a completed repair with a cost is posted to that property’s maintenance expenses, with likely duplicates held back for you to check.
Recurring work, such as a boiler service or gutter clearance, is scheduled once and you are emailed 30 and 7 days before it is due. A job that covers several properties can be logged once and its cost split between them.

Which plans include maintenance?
The repair log, photos, tenant issue reports, planned maintenance, visit notices and sending jobs to contractors are on every plan, including the free plan for one property. The contractors directory with work history is on the 14-day trial and paid plans, from £14.99 a month.
How do tenants report a repair?
From their tenant portal, which needs no password. They choose a category, can mark it urgent, and attach photos, and the report arrives against their property with the date.
Does the contractor need an account?
No. When you send a job, the contractor gets a link where they can see the details and quote without creating an account.
Do repair costs go into my accounts automatically?
When you tick “add to Finance”, a completed repair with a cost is posted to that property’s maintenance expenses. Likely duplicates are held back so the same invoice is not counted twice. Improvements that are capital rather than repairs should be recorded separately in Finance.
Can I record a job that covers several properties?
Yes. Log it once, pick the properties, and either split the cost between them to the penny or charge the full amount to each.
Will I be reminded about warranties and servicing?
Planned maintenance sends email reminders 30 and 7 days before a job is due. A warranty that expires within 30 days is flagged on the property when you open it.
