The compliance badge
The badge on the advert reads the property’s actual certificate dates. It is not a claim you type in, which is the point: it cannot say the gas certificate is current when it expired last month.
Material information
Adverts carry the material information checklist, the tenure, council tax band, rent, deposit and the rest that a listing is expected to disclose up front. Filling it in once beats answering the same questions in twenty separate messages.
What happens when somebody applies
The Apply button feeds Applications, so enquiries arrive as structured records rather than as an inbox you have to triage.
