Editorial policyHow to choose landlord software in 2026
“Best” is not one answer — it is the tool that fits how you let. Before you weigh features or price, work through these four questions. They decide which of the round-ups above is the right one for you.
Start from your portfolio, not the feature list
A solo landlord with one or two lets needs something very different from an HMO operator or a 200-tenancy letting agent. Pick the round-up that matches how you actually let — whole-let management, compliance, HMO, letting agent, tax or free tools — before you compare features.
Whole lifecycle or a single slice?
Some tools only track certificates and reminders; others only do accounting. Decide whether you want one system to advertise, reference, e-sign, collect rent, chase arrears, serve notices and file tax — or a point tool you will bolt onto a spreadsheet. Fewer disconnected systems means fewer things to forget.
UK-specific compliance and the Renters’ Rights Act 2025
Generic property software rarely tracks the England-specific clocks that get landlords fined: Gas Safety and EICR expiry, the deposit protection and Prescribed Information deadlines, EPC/MEES, and the post-Section 21 possession and Section 13 rules under the RRA 2025. Check the tool understands the current law, not last year’s.
Your data, and getting it back out
Your tenancies, documents and financial records are yours. Before you commit, confirm you can export everything (properties, tenancies, expenses, audit log) if you ever leave. Portability is the difference between switching software and being trapped by it.
LetCompliance is built for the first two answers — one system that runs a whole let end to end, with the England-specific compliance and RRA 2025 rules built in. Where you need deep accounting, an enterprise letting-agent CRM or a maintenance marketplace, our round-ups name the tool that does that job better. Best landlord software: FAQ
How to read these round-ups, and how we keep them honest.
What is the best landlord software in the UK?
There is no single winner — the best tool depends on your portfolio and how you let. A solo landlord, an HMO operator and a letting agent each need something different. Our round-ups rank by use case: whole-let management, compliance, HMO, letting agents, tax and free tools. LetCompliance is built to run a whole let end to end (advertise, reference, e-sign, rent, arrears, a 0–100 compliance score, Section 8/13 notices and SA105/MTD tax), so we rank ourselves where we genuinely fit and point you elsewhere where another tool is stronger.
What should I look for when choosing landlord software?
Match it to the job you actually do. Check whether it covers the whole tenancy lifecycle or just one slice; whether it tracks England-specific compliance (Gas Safety, EICR, EPC/MEES, deposit deadlines) and the Renters’ Rights Act 2025 possession rules; whether it handles tax (SA105, Section 24, Making Tax Digital); how it prices (per property or per tenancy); and whether you can export all your data if you leave.
Is there free landlord software?
Yes. Several tools have free tiers, and LetCompliance is free forever for one property with no card required. Free tiers usually cap the number of properties or lock premium features such as tax packs, notices and rent collection. See our best free landlord software round-up for an honest comparison.
How often are these rankings updated?
Every quarter. Pricing and feature rows change often, so we re-verify each round-up against the providers’ own websites and note the review date on the page. Figures are accurate at the time of writing — always confirm current pricing with the provider before you decide.
Do you rank LetCompliance number one on every list?
No. We rank ourselves where we honestly fit and put stronger tools above us on the axis a page covers — for example deep accounting with open banking, or enterprise letting-agent CRM. Our editorial policy sets out exactly how each round-up is scored.

Built by a landlord, for landlords.
I let property myself, and I was tired of juggling an agent, a spreadsheet and a handful of reminder apps just to stay on the right side of the law. So we built the one login I actually wanted: advertise the property, take applications, collect the rent, and keep every certificate and notice in order, each taken straight from GOV.UK.
