What is landlord portfolio software?
Portfolio software shows a landlord how every property is doing at once: what it earns, what it costs, what it nets and what is coming up. It replaces a spreadsheet tab per property and renewal dates scattered across a phone calendar.
In LetCompliance the dashboard puts each property’s rent, costs and net income side by side, so the property dragging the portfolio down stands out. A job that covers several properties can be logged once and its cost split between them.
On the trial and paid plans, Insights shows yield, using your own valuation where you have entered one and a regional house price estimate otherwise, and occupancy, with empty and unrecorded tenancies shown separately. Reports on the paid plans cover the rent roll, overdue rent, income and spend by property, tenancy ends and certificate expiry.
One calendar brings together mortgage and insurance renewals, tenancy end dates, rent, inspections and certificate and licence expiry, and you can add your own reminders for yourself, a tenant or a contractor. A portfolio can be imported from a spreadsheet, including tenants, HMO rooms, deposits, certificate dates and landlord clients, up to your plan’s property limit.

Questions, answered
How is yield worked out?
From your rent and your own valuation where you have entered one; otherwise a regional house price estimate is used. Yield is on the Insights page, on the trial and paid plans.
How many properties can I have on each plan?
The free plan covers one property, Solo (£14.99 a month) three and Portfolio (£19 a month) ten, with Professional (£49 a month) for larger portfolios. An HMO counts as one property however many rooms it has.
Is everything on every plan?
No. The dashboard and calendar are on every plan within its property limit. Insights, including yield, is on the trial and paid plans; reports are on the paid plans; bulk actions and inventories are on the Portfolio plan and above.
Can I import my portfolio?
Yes, from a spreadsheet: properties with their tenants, rooms, certificate dates, deposits and landlord clients, up to your plan’s property limit.
Will I be reminded about renewals?
Mortgages, insurance, certificates, licences and inspections have reminder emails, and a monthly summary covers what is coming up across the portfolio, including tenancy end dates.
