What is HMO management software?

HMO management software runs a shared house at the level it is actually let, which is the room and not the property. A single-let tool gives a six-bedroom house one rent, one tenant and one end date, so everything after that lives in a spreadsheet.

Three things a shared house needs that a single let never asks for.

A rent roll per room

Each room carries its own rent, deposit and bills-included setting, so the en-suite double is not averaged with the box room. Rooms are let and ended on their own dates, and one tenant leaving mid-year frees one room rather than unsettling the tenancy.

A licence that does not quietly lapse

The licence type, reference, issuing council and renewal date are held on the property, and you are emailed before the date rather than after it. An expired licence leaves a property in the same position as one that never had a licence at all.

Fire safety, item by item

Fire doors, smoke alarms, carbon monoxide alarms, emergency lighting, extinguishers and portable appliance testing each carry the date they were last checked. The evidence exists before anyone asks for it instead of being assembled after they do.

Does your property need an HMO licence?

There is one national test, and then there is your council. GOV.UK says a property must be licensed when all of these are true:

  • It is rented to five or more people who form more than one household.
  • Some or all of the tenants share a toilet, bathroom or kitchen.
  • At least one tenant pays rent, or their employer pays it for them.

Smaller properties can still need a licence, because councils run their own additional and selective schemes and they do not agree with each other. That is the part no software should pretend to answer for you: the reliable answer for a given address comes from that council. What is HMO management software?
HMO management software runs a shared house at the level it is actually let, which is the room rather than the property.
