What is tenant application software?

How do applicants apply?
Through a form attached to the advert, so everyone gives you the same information in the same order. That is the whole value: four applications on one form can be compared in a minute, four message threads cannot be compared at all.
Can I see where people drop out?
Yes. Enquiries, viewings and applications are counted against the property, so you can see whether people are not enquiring, not turning up, or not applying after they have seen it. Each of those points at a different problem, and only one of them is the price.
What happens to the applicants I turn down?
They stay on a waiting list against that property, with their application. Lets fall through more often than anyone plans for, and having the runner-up already on file turns a fortnight of re-advertising into a phone call.
Does anything have to be re-typed to create the tenancy?
No. Converting an applicant carries their name, contact details, the rent and the dates straight into the tenancy, so nothing is copied by hand and nothing is mistyped on the way. The tenancy agreement and the move-in pack follow from the same record.
Does it handle the identity checks?
The applicant’s identity documents are collected and stored against the application rather than sitting in your email, so the record exists with the rest of the tenancy. What the checks require depends on where the property is, and that is a question for GOV.UK rather than for us.
