FeaturesRent and arrears
Rent arrears software: who owes what, since when, and the next step
A rent charge is raised on each tenancy’s rent day, and paid, part-paid, late and missed are recorded, so arrears are worked out rather than remembered. Polite chase emails can go out for you, and the Ground 8 threshold is worked out from the same record.
- Weekly to monthly rent
- Chase emails off until you switch them on
- From £7.99 a month
How it works

The short answer
What is rent arrears software?
Rent arrears software keeps a running account of what each tenancy owes, so a late payment is noticed on the day rather than at the end of the month, and the history is ready if it ever goes further.
In LetCompliance a rent charge is raised on each tenancy’s rent day. You mark payments as paid or part-paid, or confirm what arrived across every property in one go, and the balance carries forward with a receipt for each payment.
When a tenant falls behind, an email can remind them on your behalf and repeat at a set interval until they pay. It is off until you switch it on, you see a preview first, and nothing older than 90 days is chased.
The arrears figure shows whether the Ground 8 threshold is met: three months’ rent on a monthly tenancy, or 13 weeks on a weekly or fortnightly one. On paid plans the same figure goes into a Section 8 notice on Form 3A.
What it does
Three things that stop arrears creeping up.
Rent charged on the day
A charge is raised on each tenancy’s rent day, and paid, part-paid, late and missed are recorded, with a receipt PDF for every payment.
Chasing that stays polite
An email reminds the tenant on your behalf and repeats at a set interval until the rent is paid. You switch it on and see a preview before anything is sent.
Ground 8, worked out
See whether the Ground 8 threshold is met, three months on a monthly tenancy or 13 weeks on a weekly or fortnightly one, before you decide what to do.

Questions
Rent arrears software questions, answered
Which plans include rent tracking?
Rent charges, payments and the arrears figure are on every plan, including the free plan for one property. The rent page, rent statements and Direct Debit are on the 14-day trial and the paid plans, from £7.99 a month. Section 8 notices are on the paid plans.
Does it handle weekly or fortnightly rent?
Yes, on the trial and paid plans. Weekly, fortnightly, four-weekly and monthly rent are supported, and the tenancy’s own period drives the charges and the arrears.
Will it email my tenant without me knowing?
No. Chase emails are off until you switch them on, you see a preview first, and nothing older than 90 days is chased.
How is the Ground 8 threshold worked out?
From the rent record: three months’ rent owed on a monthly tenancy, or 13 weeks on a weekly or fortnightly one. For four-weekly rent the figure is not worked out, and the screen says to take advice.
Can someone chase the arrears for me?
Yes. The arrears recovery service is a flat £99 with no commission: a collections specialist contacts the tenant and agrees a written payment plan.

UK-built · Founder-led · GOV.UK-cited
Built by a landlord, for landlords.
I let property myself, so I know what it costs to juggle an agent, a spreadsheet and a handful of reminder apps just to stay on the right side of the law. LetCompliance puts all of it behind one login: advertise the property, take applications, collect the rent, and keep every certificate and notice in order, each taken straight from GOV.UK.
