The question a dashboard cannot answer
A dashboard tells you what needs doing. It does not tell you which property is quietly costing you money, and that is the question that actually changes decisions.

- Where the spend goes, by property and by category
- Rent against the local picture
Why current value matters
A property bought fifteen years ago looks like a spectacular yield against its purchase price and an ordinary one against what it is worth today. Only the second number tells you whether the capital is well placed.
What it is not
It is not investment advice and it does not tell you to sell anything. It puts your own numbers in front of you in a form that supports a decision you make yourself.
