Editorial round-up

Best landlord app (UK, 2026)

A landlord app should show the rent, take a repair report and photograph a receipt from your phone, on the same records as your computer. For UK landlords, LetCompliance is landlord and property management software that runs the whole let in the phone’s browser, from £7.99 a month: rent, repairs, applications, messages and Making Tax Digital, with nothing to download and nothing for tenants to install. It is a web app, so it has no App Store or Google Play listing, no offline mode and no push notifications. This guide ranks twelve landlord apps on what each one runs from the phone, its store listings and ratings as read on 24 October 2026, its price at 1, 5 and 10 properties and its listing on HMRC’s Making Tax Digital finder.

The short answer

For UK landlords who want the whole let on their phone, LetCompliance is the pick: rent, repairs, applications, tenant messages and Making Tax Digital in the phone’s browser, from £7.99 a month, with nothing to install for the landlord or the tenants. It is a web app, not in the App Store or Google Play; every other app here is ranked with its store ratings as the stores showed them on 24 October 2026.

Method

How the tools were picked

Landlord apps were compared on what a landlord does from a phone: what the app runs (rent, repairs, the tenant’s side and tax), whether it is in the App Store and Google Play and how it is rated there, whether it works on a computer too, and what it costs at 1, 5 and 10 properties. Store listings were read on Apple’s App Store for the UK and on Google Play, prices on each provider’s own pricing page, and Making Tax Digital status on HMRC’s software finder, all on 24 October 2026. A rating is what some users chose to leave, not a measure of quality. This is a desk comparison, not a hands-on trial.

How these were compared

  1. Prices: each provider’s own pricing page, read on 24 October 2026, the same reads as the other round-ups. The cost at 1, 5 and 10 properties is worked out from the published price and the charge for each extra unit, tenancy or lease, counting one property as one of each, and VAT is shown as each page states it.
  2. Store listings: Apple’s App Store for the UK and Google Play, read on 24 October 2026. Each rating is given as the store showed it, to one decimal place, with the number of ratings behind it; Google Play counts ratings from every country. A rating is what some users chose to leave, not a measure of quality. A Play listing whose developer name does not match the company is left out, and “None found” means a search for the product’s name found no listing that day.
  3. Making Tax Digital: HMRC’s software finder, the official list, read the same day. The quarterly update and tax return statuses are HMRC’s own labels in the finder’s results for UK property income.
  4. Company: Companies House, the official UK register, for the company each provider names on its own pages or as the seller of its app, by name and number. Where a provider’s own pages name no company, the row is left out.
  5. LetCompliance publishes this guide and ranks itself first, and says so. It has no App Store or Google Play listing: it runs in the phone’s browser, and its entry says what that means. Its prices come from its own plan list, and the screens under its entry are from its own app; no screen of another product is shown.
  6. This is a desk comparison of each provider’s own pages, the two app stores and the official registers, not a hands-on trial.

At a glance

The comparison in one table

Scroll sideways on a phone. A tick means the tool does it as standard and a label gives the detail from the provider’s own site. “Not listed” means the provider’s own feature or pricing list does not show it, and a dash means it was not checked. A cross appears only for LetCompliance and for a spreadsheet.

LetCompliance

Best overall (the whole let on your phone)Landlord and property management software
Get started
Pricing
From £7.99/mo for one property and £19/mo for up to 10, with no VAT added; the phone is in the same plan.
Best for
Landlords who want the whole let on the phone and the computer, with nothing for tenants to install.

Inside LetCompliance

The tenant portal a tenant sees: their rent and whether it is paid, buttons to report a repair, message the landlord, send a meter reading or open their documents, and a menu with rent, repairs, messages, inspections, pets and moving out.
Tenant portal. Your tenant’s own page, no password: rent, repairs, messages and documents.
The rent list: tenants behind on rent, sorted by who owes most, one four months behind with the Ground 8 threshold reached and a Section 8 draft offered, others showing the date Ground 8 would be reached.
Rent and arrears. Sorted by who owes most, with the date Ground 8 would be reached if nothing more is paid.
The repairs list: repairs reported by tenants or logged by the landlord, each with its category, property, tenant and a response clock showing time left or how far overdue it is.
Repairs. From the tenant’s portal or logged by you after a call, each on a clock so nothing sits.

Screens from a sample account. Names, addresses and some details changed, and some parts left out to fit.

LetCompliance is landlord and property management software that runs the whole let, and on a phone it runs in the browser: open it in Safari or Chrome, add it to the home screen and it opens full screen like an installed app, signed in to the same account as the computer. From the phone a landlord sees what rent is due and paid, marks a payment received, answers a repair the tenant reported with photos, reads an application, photographs a receipt into a draft expense to confirm, and takes inspection and inventory photos room by room. Tenants install nothing: each one gets a link to a portal of their own, with no password, for rent, repairs, messages and documents. On paid plans the same account drafts Section 8 and Section 13 notices and sends Making Tax Digital quarterly updates to HMRC for UK property income. It ranks first because the phone is a window onto the whole let rather than a separate app with less in it. Its limits on a phone are plain: there is no App Store or Google Play listing, so there is no store rating; it needs a connection, with no offline mode; and it alerts by email and, on paid plans, by text message, not by push notification.

Strengths

  • Runs the whole let in one login on the phone and the computer: rent, repairs, applications, tenancies, notices and tax.
  • Nothing to download: it goes on the home screen from Safari or Chrome and opens full screen.
  • Tenants install nothing: a portal link each, with no password, for rent, repairs with photos, messages and documents.
  • Rent collected by Direct Debit into the landlord’s own account with no commission on the rent, on the 3-day trial and every paid plan.
  • Making Tax Digital quarterly updates sent to HMRC for UK property income, on every paid plan from £7.99 a month.

Gaps

  • No App Store or Google Play listing, so there is no store rating to compare.
  • Needs a connection: there is no offline mode.
  • No push notifications: alerts come by email, and by text message on paid plans.

Pricing
MTD Go £0 for 3 units (£5 per MTD submission); Pro £15/mo +VAT, or £12/mo billed yearly, 3 units + £1.20 per extra unit (£1 billed yearly) (2026).
Best for
A native phone app with bookkeeping and Making Tax Digital in it.

Landlord Studio has native apps on both stores: “Landlord Studio: MTD & Tax” had 181 ratings on the App Store for the UK, an average of 4.3, and 359 on Google Play, an average of 3.8, on 24 October 2026, the most App Store ratings of the landlord software on this list. Its pricing page describes a mobile app beside its cloud software, with rent and expense tracking, compliance reminders, tenancies, online applications and a tenant portal, and HMRC’s finder shows its UK property quarterly updates “Ready now” and its tax return “In development”. Its lead is that native app with Making Tax Digital in it. It ranks second because the let around the books is lighter: Direct Debit rent collection and Section 8 notices are not listed on its UK pricing page, and LetCompliance runs both from the same phone.

Strengths

  • Native apps on the App Store and Google Play, with the most App Store ratings of the landlord software here: 181, an average of 4.3.
  • HMRC’s finder shows its UK property quarterly updates “Ready now”.
  • Tenant portal and maintenance requests on every plan, MTD Go included.

Gaps

  • HMRC’s finder shows its tax return “In development”.
  • MTD Go charges £5 for each MTD submission, and Pro is priced per unit beyond 3.

August

Pricing
Free for 2 tenancies; Growth £8.99/mo (5), Portfolio £14.99/mo (20), Portfolio+ £29.99/mo (any number); VAT not stated (2026).
Best for
One app for landlord and tenant, with in-app rent payments.

August’s pricing page says tenants use August at no cost, to manage rent, documents and maintenance requests, and it lists in-app tenant rent payments and app, email or SMS notifications on its plans. It works on the web and on iPhone, with what its own FAQ calls a basic Android app; on 24 October 2026 its iPhone app had 53 ratings on the App Store for the UK, an average of 4.5, and its Android app 10 on Google Play, an average of 4.4. Plans are priced by tenancy, and HMRC’s finder shows its UK property quarterly updates “Ready now” and its tax return “In development”. Its lead is one app for the landlord and the tenant. It ranks third because tenant referencing is not offered, by its own help centre, and Section 8 notices are not listed, while LetCompliance runs both on the same record.

Strengths

  • Tenants use the app at no cost, for rent, documents and maintenance requests (its pricing page).
  • In-app tenant rent payments, and app, email or SMS notifications.
  • An iPhone app rated 4.5 from 53 ratings on the App Store for the UK.

Gaps

  • Its own FAQ calls the Android app basic.
  • Priced by tenancy, so each room let on its own tenancy counts.

Best for
Bank-connected bookkeeping across a portfolio, from a phone app.

Alphaletz includes its mobile app on every plan, in its own words available for download in the App Stores; on 24 October 2026 it had 26 ratings on the App Store for the UK, an average of 4.3, and 26 on Google Play, an average of 3.7. Its plans are built around connected bank accounts, task reminder emails, document storage and links for suppliers, tenants and owners, with 3 units on its Always Free plan and 10 on Pro. Its lead is the bank connection on the phone, which LetCompliance does not offer: LetCompliance reads bank statements from a CSV file. Best for
Portfolio finance and deal analysis beside management.

Lendlord combines portfolio finance (deal analysis, valuations, mortgage and bridging applications) with management tools, and its UK plan page lists a Tenants App and links to its apps on the App Store and Google Play. On 24 October 2026 its App Store listing, sold by EX-FOUR SOLUTIONS LTD, had 9 ratings for the UK, an average of 4.3, and its Google Play app 22, an average of 4.0. HMRC’s finder shows its UK property quarterly updates “Ready now” and its tax return “In development”, and bank feeds, the compliance hub and MTD submissions need Premium. Its lead is finance beside the portfolio. It ranks fifth because its “Automated Rent Collection” is rent tracking and reminders rather than collecting the payment, and possession notices are not listed on its pricing page.

Strengths

  • Apps on the App Store and Google Play, and a Tenants App listed on its UK plan page.
  • Deal analysis, valuations and finance applications beside the portfolio.
  • HMRC’s finder shows its UK property quarterly updates “Ready now”.

Best for
Landlords who want the books kept from Open Banking bank feeds.

Hammock reads rent and costs from Open Banking feeds and matches them to properties and tenants, with Making Tax Digital quarterly updates and the final declaration listed on every plan; HMRC’s finder shows both “Ready now” for UK property income. Its pricing page says Hammock can be used in the browser on a computer, phone or tablet, and its listings on both stores were live on 24 October 2026: 23 ratings on the App Store for the UK, an average of 2.6, and 15 on Google Play, an average of 2.2. Its lead is the books kept from the bank feed, which LetCompliance does not offer. It ranks sixth on a landlord app list because the let itself is lighter: possession notices, a compliance score and a lettings funnel are not listed on its pricing page.

Strengths

  • Open Banking bank feeds match rent and costs to properties and tenants.
  • HMRC’s finder shows its UK property quarterly updates and tax return “Ready now”.
  • Used in the browser on a computer, phone or tablet, in its own words.

Gaps

  • Possession notices, a compliance score and a lettings funnel are not listed on its pricing page.

Rent and expense records that stay on the phone itself.

Landlordy is an app for iPhone, iPad and Android phones and, in its own words, is not available for Windows, Mac or as a web app. It stores the landlord’s and the tenant’s data on the device only, not on its servers or in the cloud, so there is no account or password, and its premium editions back up to Dropbox. On 24 October 2026 it had 106 ratings on the App Store for the UK, an average of 4.5, and 444 on Google Play, an average of 4.3. Its lead is a record that never leaves the phone. It ranks seventh because it is written for landlords anywhere, with appliances such as furnaces and portfolios of mobile homes among its own examples: deposit protection, Section 8 and Making Tax Digital are not listed on its pages, and its rent invoices reach tenants as shared text or PDF files.

Strengths

  • Data stays on the device, with no account or password; premium editions back up to Dropbox.

It is priced low: Silver covers 2 to 5 units at £5.90 a month plus tax, and Gold any number at £11.90. Its Android app is the most rated on this list, with 2,507 ratings on Google Play, an average of 4.5, on 24 October 2026; its App Store listing for the UK had 10 ratings, an average of 2.8. OpenRent

Best for adverts on the property portals
Visit site
Pricing
Advertising £0; portals £29, Rent Now £58 and referencing £30 a reference, including VAT; rent collection £10/mo (2026).
Best for
Getting an advert onto the property portals, paid per service.

OpenRent is an online letting agent rather than landlord software: advertising costs nothing, portal advertising is £29 including VAT, Rent Now £58, referencing £30 a reference and rent collection £10 a month. Its Google Play app, “OpenRent, Property to Rent”, had 455 ratings on 24 October 2026, an average of 4.4, and no App Store listing for the UK was found in a search for its name that day. Its lead is getting a property onto the portals and let. It ranks ninth on a list of landlord apps because its one store app is listed as “OpenRent, Property to Rent”, and OpenRent is not on HMRC’s Making Tax Digital finder; LetCompliance runs the let after the advert, from the tenancy and the rent to repairs and tax.

Strengths

  • Advertising at no cost, and portal advertising for £29 including VAT.
  • 455 ratings on Google Play, an average of 4.4.
  • Referencing, contracts and deposit registration, each sold as a service.

Gaps

  • No App Store listing for the UK was found in a search for its name on 24 October 2026.

Its App Store app had 23 ratings for the UK on 24 October 2026, an average of 2.7; a Google Play listing under the COHO name is from a developer whose name does not match the company, so it is left out. FAQs

What buyers ask about this list

What is the best landlord app in the UK?

For UK landlords who want the whole let on their phone, LetCompliance is the pick on this list, from £7.99 a month: rent, repairs, applications, messages and Making Tax Digital in the phone’s browser, with nothing for the landlord or the tenants to install. It is a web app, so it is not in the App Store or Google Play. Of the store apps compared, Landlord Studio had the most App Store ratings among the landlord software, 181 at an average of 4.3, and Rentila the most on Google Play, 2,507 at an average of 4.5, on 24 October 2026. A rating is what some users chose to leave; what the app runs is the better guide.

Why is LetCompliance not in the App Store or Google Play?

LetCompliance is a web app: it runs in the phone’s browser and goes on the home screen from there, so there is nothing to download or update, and the phone and the computer show the same account at once. The cost of that choice is plain: no store rating, no offline mode and no push notifications. Alerts come by email, and by text message on paid plans.

Do my tenants need to download an app?

Not with LetCompliance: each tenant gets a link to a portal of their own, with no password, where they see their rent, report a repair with photos, message you and read their documents. On this list, August says tenants use its app at no cost, and Landlord Studio and Lendlord list tenant apps of their own.

Which landlord apps send Making Tax Digital updates to HMRC?

On HMRC’s software finder, read on 24 October 2026, LetCompliance, Landlord Studio, August, Hammock, Lendlord, Landlord Vision and PaTMa show UK property quarterly updates “Ready now”; Alphaletz, COHO, Rentila and OpenRent are not listed. The tax return differs: the finder shows it “Ready now” for LetCompliance, Hammock and Landlord Vision, and “In development” for Landlord Studio, August, Lendlord and PaTMa. LetCompliance sends the quarterly updates on every paid plan from £7.99 a month, and the tax return when UK property is the only income you need to add yourself and you have no property loss from an earlier year, or capital allowance beyond a car, to claim, and no relief or charge to add.

How much does a landlord app cost in the UK?

For one property on this list the monthly price runs from £0 on the free tiers of Landlord Studio, August, Alphaletz, Lendlord, Rentila, PaTMa and Landlordy to £30 plus VAT for COHO’s minimum. LetCompliance is £7.99 a month for one property, £19 a month for up to 10 and £49 for any number, with no VAT added and the phone in the same plan. Each entry gives its cost at 1, 5 and 10 properties from the provider’s own pricing page, read on 24 October 2026.

Can I run my rentals from my phone without a store app?

Yes. A web app such as LetCompliance runs in Safari on an iPhone and in Chrome on Android, goes on the home screen and opens full screen, signed in to the same account as the computer. From it a landlord sees the rent, marks a payment received, answers a repair and photographs a receipt. It needs a connection, as there is no offline mode.

Editorial discipline

LetCompliance is the editor’s own product, landlord software that runs the whole let, and it ranks first on every list for that reason. That is the editor’s view, not a neutral test, so every other entry says what it does better than LetCompliance and links to it. The review date at the top is the day this page was last reviewed and changed. The day each provider’s prices and features were checked on its own website is given under How the tools were picked. Read the editorial standards.

Run a let through it

The quickest way to judge software is to put one let through it

From £7.99 a month for one property. Add a property and the whole let runs in one place: the advert and the applicants, the tenancy and the signatures, the rent and the arrears, the repairs, the certificates and the notices, and the numbers ready for SA105 and MTD at the end of it.
