A tenant portal gives each tenant one place to see the rent, report a repair with photos, message the landlord and find the tenancy documents, on a phone or a computer. For UK landlords, LetCompliance gives every tenant a portal of their own from a link, with no app to download and no password, at no cost to the tenant, inside the software that runs the let from £7.99 a month. It is not in the App Store or Google Play, so it has no store rating. This guide ranks eleven tenant portals and tenant apps on what the tenant can do in them, the store listings and ratings of the tenant’s app as read on 24 October 2026, and the landlord’s price at 1, 5 and 10 properties.
For UK landlords, LetCompliance is the pick for a tenant portal: each tenant gets a link to a portal of their own, with no app and no password, for the rent and receipts, repairs with photos, messages, documents, inspections and the notice to leave, at no cost to the tenant and from £7.99 a month for the landlord. It is not a store app; the other ten are ranked with their store ratings as the stores showed them on 24 October 2026.
Top picks
If you read nothing else
The three that come out highest on the axis this page covers. Every tool is reviewed in full further down, with what it does badly as well as what it does well.
Tenant portals and tenant apps were compared on what the tenant does in them: see and pay the rent, report a repair with photos, message the landlord and open the tenancy documents, and what it costs the tenant; then on the store listing of the tenant’s app and the landlord’s price at 1, 5 and 10 properties. Prices and features were read on each provider’s own pages, store listings on Apple’s App Store for the UK and Google Play, and companies on Companies House, all on 24 October 2026. A rating is what some users chose to leave, not a measure of quality. This is a desk comparison, not a hands-on trial.
Prices: each provider’s own pricing page, read on 24 October 2026, for the plan that carries its tenant portal or tenant app, at 1, 5 and 10 properties, with VAT shown as each page states it. What the tenant pays is given where the provider’s own page says it.
Store listings: Apple’s App Store for the UK and Google Play, read on 24 October 2026. Each rating is given as the store showed it, to one decimal place, with the number of ratings behind it; Google Play counts ratings from every country. A rating is what some users chose to leave, not a measure of quality. A Play listing whose developer name does not match the company is left out, and “None found” means a search for the product’s name found no listing that day.
Which app: where a provider has a separate app for tenants, that is the listing shown; otherwise its one app, whoever it is built for, and the entry says which.
Company: Companies House, the official UK register, for the company each provider names on its own pages or as the seller of its app, by name and number. Where a provider’s own pages name no company, the row is left out.
LetCompliance publishes this guide and ranks itself first, and says so. Its tenant portal is a link in the phone’s browser, not a store app, so it has no store rating, and its entry says so. Its prices come from its own plan list, and the screens under its entry are from its own app; no screen of another product is shown.
This is a desk comparison of each provider’s own pages, the two app stores and the official registers, not a hands-on trial.

Scroll sideways on a phone. A tick means the tool does it as standard and a label gives the detail from the provider’s own site. “Not listed” means the provider’s own feature or pricing list does not show it, and a dash means it was not checked. A cross appears only for LetCompliance and for a spreadsheet.

LetCompliance
Best overall (a portal with nothing to install)Landlord and property management software
Landlord software that runs the whole let, with a portal for every tenant.
From £7.99/mo for one property and £19/mo for up to 10, with no VAT added; the tenant pays nothing (2026).
Best for
Landlords who want every tenant on a portal without asking anyone to install an app.
Inside LetCompliance
letcompliance.com/tenant/…
Tenant portal. Your tenant’s own page, no password: rent, repairs, messages and documents.
letcompliance.com/tenant-issues
Repairs. From the tenant’s portal or logged by you after a call, each on a clock so nothing sits.
letcompliance.com/rent
Rent and arrears. Sorted by who owes most, with the date Ground 8 would be reached if nothing more is paid.
Screens from a sample account. Names, addresses and some details changed, and some parts left out to fit.
LetCompliance is landlord and property management software that runs the whole let, and every tenant gets a portal of their own from a link, scoped to their own tenancy, with no app to download and no password; the landlord can switch a link off at any time. The portal has nine parts: home, the rent with what is due, what has been paid, receipts and Direct Debit, repairs with photos, messages, documents (certificates, tenancy papers and anything to sign), inspections, pet requests, meter readings and moving out. The utility suppliers and who pays them are shown without account numbers, and Right to Rent copies are never served there. Links go to every tenant without one in a few clicks, 20 at a time. It ranks first because the portal is the tenant’s view of the same records the landlord runs the let from, at no cost to the tenant. Its limit is plain: it is not in the App Store or Google Play, so it has no store rating and sends no push notifications.
Strengths
A portal for each tenant from a link, with no app and no password, switched off at any time.
Rent due and paid, receipts and Direct Debit, repairs with photos, messages and documents in one place.
Inspections, pet requests, meter readings and the notice to leave, each recorded for the landlord.
At no cost to the tenant; from £7.99 a month for the landlord, with no VAT added.
Right to Rent copies are never shown in the portal.
Gaps
Not in the App Store or Google Play, so there is no store rating to compare.
No push notifications: the portal link and updates reach tenants by email.

The tenant portal comes with every plan, and the tenant pays nothing for it. One price for each size of portfolio, never a charge per property, with no VAT added.
App Store (GB) and Google Play
None: each tenant opens the portal from a link in the phone’s browser, with nothing to download and no password, so it is not in the App Store or Google Play; the landlord’s side is a web app too.
Company (Companies House)
None: LetCompliance is run by its founder, Erdem Volkan, as a sole trader.
Free for 2 tenancies; Growth £8.99/mo (5), Portfolio £14.99/mo (20), Portfolio+ £29.99/mo (any number); VAT not stated (2026).
Best for
Rent paid by the tenant inside one app shared with the landlord.
August describes itself to tenants as an app that brings the whole tenancy into one place: once the landlord invites them, tenants pay rent, report repairs, message the landlord and open their tenancy documents from the phone or the web, with no subscription and no fee to pay rent through Open Banking. Its company, Augur Technologies Limited, trading as August, says on its own site that it is an agent of Plaid Financial Ltd., an authorised payment institution regulated by the FCA. On 24 October 2026 the August app, the same app for landlord and tenant, had 53 ratings on the App Store for the UK, an average of 4.5, and 10 on Google Play, an average of 4.4. Its lead is rent paid by the tenant inside the app. It ranks second because tenant referencing is not offered, by its own help centre, and Section 8 notices are not listed, while LetCompliance runs both from the same records the portal shows.
Strengths
Tenants pay rent by Open Banking in the app, with no fee to them, in its own words.
Repairs, messages and tenancy documents in the same app, at no cost to tenants.
53 ratings on the App Store for the UK, an average of 4.5.
Gaps
Its own FAQ calls the Android app basic.
Priced by tenancy, so each room let on its own tenancy counts.

Best for
Agencies of 55 units or more that want a dedicated app for occupants.
Arthur gives tenants a self-service portal online and through its Occupant app, in which they view upcoming rent payments, download tenancy agreements and report maintenance issues with supporting photos, then follow their progress; its email, text and in-app notifications cover late rent reminders, maintenance updates and welcome messages. On 24 October 2026 Arthur Occupant had 414 ratings on the App Store for the UK, an average of 4.6, and 388 on Google Play, an average of 4.3, the most ratings of any tenant app on this list. Standard is from £82.50 a month billed annually, with 55 units included. Its lead is a dedicated, well-rated app for occupants. For UK landlords, LetCompliance is the pick on this list, from £7.99 a month: every tenant gets a portal of their own from a link, with no app and no password, for the rent and receipts, repairs with photos, messages and documents, at no cost to the tenant. It is not a store app, so it has no store rating. Of the tenant apps, Arthur Occupant had the most ratings, 414 on the App Store for the UK at an average of 4.6, on 24 October 2026; a rating is what some users chose to leave.
What is the best tenant app in the UK?
With LetCompliance a tenant needs no app at all: the portal opens from a link in the phone’s browser, with no password. Of the store apps on this list, August serves landlord and tenant in one app and lets tenants pay rent by Open Banking, and Arthur Occupant is the most rated tenant app, as the stores showed them on 24 October 2026.
Do tenants have to pay for a tenant portal?
Not on LetCompliance: the landlord’s plan covers the portal and the tenant pays nothing. On this list, August and Fiixit say on their own pages that tenants use them at no cost, and Latch sells tenants an optional premium status, Tenant Plus.
Can tenants pay rent through the portal?
Yes in LetCompliance: the tenant sees what is due, what has been paid and the receipts, and can set up a Direct Debit to the landlord’s own Stripe account from the portal where the landlord collects rent that way, on the 3-day trial or a paid plan. LetCompliance takes no commission on the rent. Stripe charges 1% of each Direct Debit payment with a 20p minimum and a £4 cap, and £5 for a disputed payment. On this list, August lets tenants pay by Open Banking in its app with no fee to them.
What should a tenant portal include?
The rent due and paid with receipts, a way to report a repair with photos and follow it, messages with the landlord, and the tenancy documents and certificates, all for that tenant’s own tenancy. LetCompliance adds inspections, pet requests, meter readings and the notice to leave, and shows the utility suppliers and who pays them, without account numbers. Right to Rent copies are never shown there.
How does a tenant portal work without a password?
Each LetCompliance portal link is unique to one tenant and opens only that tenant’s own tenancy, and the landlord can switch it off at any time and send a new one. Right to Rent copies and other tenants’ details are never shown in it.
When were these prices and ratings checked?
On 24 October 2026, on each provider’s own pricing and feature pages, Apple’s App Store for the UK, Google Play and Companies House. Plans, prices and ratings change, so check a provider’s own site before you buy.
Editorial discipline
LetCompliance is the editor’s own product, landlord software that runs the whole let, and it ranks first on every list for that reason. That is the editor’s view, not a neutral test, so every other entry says what it does better than LetCompliance and links to it. The review date at the top is the day this page was last reviewed and changed. The day each provider’s prices and features were checked on its own website is given under How the tools were picked. Read the editorial standards.
Run a let through it
The quickest way to judge software is to put one let through it
From £7.99 a month for one property. Add a property and the whole let runs in one place: the advert and the applicants, the tenancy and the signatures, the rent and the arrears, the repairs, the certificates and the notices, and the numbers ready for SA105 and MTD at the end of it.
