The short answer

At 10 properties LetCompliance is £19 a month and at 20 it is £29, with no VAT added and HMO rooms not counted as extra units. Landlord Studio, PaTMa and Landlord Vision charge per unit or tenancy above a base price, Lendlord is cheaper for portfolio finance from £12, and Arthur suits agencies from £82.50 a month for 55 units.

A desk comparison on 2 October 2026. Each rival’s pricing page was read on its own site, and the monthly price at 10 and 20 properties worked out from its published base price and its charge per extra unit or tenancy. Feature rows come from each rival’s own UK feature and pricing pages, read on 24 September 2026, and Making Tax Digital status from HMRC’s software finder the same day. Nothing was tested hands-on. Where a rival’s pages do not show something, the table says “Not listed”, and a dash means it was not checked.

The portfolio comes in from a spreadsheet, certificate dates, value, mortgage balance, ownership share and tax treatment included, and on Portfolio and above a properties table sorts, filters, groups and downloads every property. Rent is set per tenancy and collected by Bacs Direct Debit into the landlord’s own account with no commission taken by LetCompliance, and what arrived across every property can be confirmed in one go. On paid plans a rent review board shows the earliest date each tenancy’s rent could rise and prepares Form 4A for each one selected, and Section 8 notices come with a possession tracker. Every property gets a PRS Database register pack, and Making Tax Digital quarterly updates are sent to HMRC (recognised by HMRC for UK property income), with a read-only link for the accountant. On Professional (£49 a month), up to three read-only team seats give an accountant or a partner their own login to see the portfolio. Best for accounting-led portfolios

Landlord Vision treats the books and the tax return as the spine of the product, with property management around them. Open Banking bank feeds are on every plan, it is on GOV.UK’s MTD list for quarterly updates and the tax return, joint ownership is split natively, and its Premium plan is pitched at larger portfolios with HMOs, limited companies and multi-property reporting. For a portfolio the cost is set by tenancies: Standard covers 10 at £29.97 a month +VAT billed annually (20% off the first year), and 20 tenancies means Premium for 15 plus £1.30 for each extra, about £46.47 a month +VAT. Work orders need Premium and Section 8 is a template. It is second because the accounts are stronger than ours and the lettings and notices are lighter.

Landlord Studio starts free for 3 units on MTD Go and moves to Pro at £12 a month +VAT billed yearly, with 3 units included and £1.20 +VAT for each extra unit, so about £20.40 a month +VAT at 10 units and £32.40 +VAT at 20. Pro adds bank feeds that recognise rent payments, automated rent reminders and advanced reports, and it is on GOV.UK’s MTD list. Possession notices are not among the features on its UK pricing page. It ranks third because the price rises with each unit and the notices a UK portfolio needs sit outside it.

PaTMa Property Manager Pro is £15 a month including VAT for 5 units and £1.50 a unit after that, so £22.50 at 10 units and £37.50 at 20, with HMO management, e-signatures, Open Banking and a tenant portal on Pro, and a rent review that produces Form 4A. Its Deal Finder, a separate subscription, forecasts a purchase with refurbishment, bridging and mortgage costs. For a landlord who keeps adding properties that pairing earns its place; Section 8 notices are not listed on its Property Manager pricing page.

Strengths

Best for portfolio finance

Lendlord is built around the money side of a portfolio: values, equity and mortgages in one view, a BRRR analyser from purchase to refinance, and remortgage and bridging applications in the app. Premium is £12 a month (£99 a year) and Premium Plus £36 (£299 a year), and its plan cards show no property limit, so it is the cheapest paid option here at 10 or 20 properties. Premium adds Open Banking, a compliance hub, MTD submissions, maintenance reports and a tenant app. It ranks fifth on this list because its depth is finance rather than running the lets; Section 8 notices are not listed on its UK plans page.

Best when the portfolio becomes an agency

Arthur is agency software: financials and bank reconciliation, applicants and viewings, work orders that collect quotes from several contractors, and tenant, owner and contractor apps, with linked accounts for separate offices and SPVs. Standard is £82.50 a month for 55 units, billed annually, so a 10 or 20 property landlord pays for units they do not have. Section 8 and Section 13 drafting are not listed among its features and it is not on GOV.UK’s MTD software list. It is the right buy once a portfolio is managed like an agency with staff and suppliers.
