Editorial round-up

Best property accounting software (UK, 2026)

Property accounting software keeps a landlord’s rent and costs per property on the UK tax year, and turns them into the SA105 figures and the Making Tax Digital updates. For UK landlords, LetCompliance keeps the books inside the software that runs the let, from £7.99 a month: the rent ledger on each tenancy, costs and receipts against each property, an SA105 pack and quarterly updates sent to HMRC for UK property income, with no VAT added. It has no Open Banking bank feed: bank statements come in as a CSV file. This guide ranks eleven property accounting tools on what each one keeps for a landlord, its listing on HMRC’s Making Tax Digital finder, its bank feeds and its price at 1, 5 and 10 properties, all read on 24 October 2026.

The short answer

For UK landlords whose income is rent, LetCompliance is the pick for property accounting: the rent ledger on each tenancy, costs and receipts against each property, an SA105 pack and Making Tax Digital quarterly updates sent to HMRC, in the same software that runs the let, from £7.99 a month. It has no Open Banking feed and covers UK property income only; the other ten are ranked with their HMRC listings and prices as read on 24 October 2026.

Method

How the tools were picked

Property accounting software was compared on what a landlord’s books need: rent and costs kept per property on the UK tax year, receipts, bank feeds, the SA105 property pages, Making Tax Digital for Income Tax, access for an accountant, and the price at 1, 5 and 10 properties. Prices were read on each provider’s own pricing page, Making Tax Digital status on HMRC’s software finder, app ratings on Apple’s App Store for the UK, and companies on Companies House, all on 24 October 2026. A rating is what some users chose to leave, not a measure of quality, and no tool is ranked on one. HMRC does not recommend any product, and its finder lists them in random order. This is a desk comparison, not a hands-on trial, and not tax advice.

How these were compared

  1. Prices: each provider’s own pricing page, read on 24 October 2026; pages that draw their prices in the browser were opened in one. The cost at 1, 5 and 10 properties is worked out from the published price and the charge for each extra unit or tenancy, counting one property as one of each. A general accounting package is priced per business, not per property, so its price is the same at every size. VAT is shown as each page states it.
  2. Making Tax Digital: HMRC’s software finder, the official list, read the same day. Each product’s own page on it, linked from its name, gives the version, whether it is for individuals or agents and the income it covers. Where the finder’s results for UK property income were read, the quarterly update and tax return statuses are HMRC’s own labels there; for the rest, the line gives the submission type the product’s card shows in the finder’s list for individuals, which prints no status label.
  3. Bank feeds: reading a bank account for a customer is a regulated payment service, so where a provider names the FCA permission it works under on its own site, or the FCA register lists it, the entry says so, and nothing more.
  4. App ratings: where an entry quotes one, it is from Apple’s App Store for the UK, read on 24 October 2026, as the store showed it, to one decimal place, with the number of ratings behind it. A rating is what some users chose to leave, not a measure of quality, and no entry is ranked on one.
  5. Company: Companies House, the official UK register, for the UK company each provider names on its own pages or as the seller of its app, by name and number. Where a provider gives only a footer name or an app seller, the line quotes it as given.
  6. LetCompliance publishes this guide and ranks itself first, and says so. Its prices come from its own plan list and its listing from the same HMRC finder, and the screens under its entry are from its own app; no screen of another product is shown.
  7. This is a desk comparison of each provider’s own pages and the official registers, not a hands-on trial. It compares software, and it is not tax advice.

A tick means the tool does it as standard and a label gives the detail from the provider’s own site. “Not listed” means the provider’s own feature or pricing list does not show it, and a dash means it was not checked. LetCompliance

Best overall (the books kept from the let)Landlord and property management software
Get started
Pricing
From £7.99/mo for one property and £19/mo for up to 10, with no VAT added; Making Tax Digital on every paid plan (2026).
Best for
Landlords who want the books kept from the let itself: rent, costs, SA105 and Making Tax Digital in one login.

Inside LetCompliance

The Making Tax Digital screen: the quarterly updates for 2026 to 2027, with the second quarter’s figures ready to file by 7 November 2026 and its expenses in HMRC’s categories.
Making Tax Digital. Each quarter’s figures come from your own records, already sorted into HMRC’s categories. On paid plans.
The rent list: tenants behind on rent, sorted by who owes most, one four months behind with the Ground 8 threshold reached and a Section 8 draft offered, others showing the date Ground 8 would be reached.
Rent and arrears. Sorted by who owes most, with the date Ground 8 would be reached if nothing more is paid.
A tenancy on a property: the assured periodic tenancy agreement finalised and signed by the tenant, with the tenant, move-in date, rent, deposit and an unlimited Right to Rent check.
Tenancy agreements. Written for the rules since 1 May 2026, signed by the tenant on their phone.

Screens from a sample account. Names, addresses and some details changed, and some parts left out to fit.

LetCompliance is landlord and property management software that runs the whole let, and it keeps the books from the same records: rent is charged on each tenancy and marked paid, part-paid or late, and on the 3-day trial and every paid plan it can be collected by Direct Debit into the landlord’s own Stripe account, with no commission on the rent. Costs go against each property on the UK tax year, a photographed receipt is read into a draft expense to confirm, and a bank statement CSV is matched line by line, with rules for a regular payee. On paid plans it prepares an SA105 pack with property losses carried forward, the Section 24 figures and a mileage log, and it is recognised by HMRC for Making Tax Digital for UK property income: it sends the quarterly updates and, when UK property is the only income you need to add yourself and you have no property loss from an earlier year, or capital allowance beyond a car, to claim, and no relief or charge to add, the tax return. Company-owned properties stay in the portfolio but out of the personal figures, and an accountant gets a read-only link on every landlord plan. It ranks first because the books come from the let itself. Its limits are plain: no Open Banking bank feed, no connection to an accounting package beyond a Xero-ready CSV export, and Making Tax Digital for UK property income only.

Strengths

  • The rent ledger on each tenancy, with Direct Debit collection into the landlord’s own Stripe account and no commission on the rent.
  • Costs and receipts per property on the UK tax year, receipts read into draft expenses and bank statement CSVs matched by payee rules.
  • An SA105 pack with property losses carried forward, Section 24 and a mileage log, on every paid plan from £7.99 a month.
  • Recognised by HMRC for Making Tax Digital for UK property income, with the quarterly updates sent from the same records.
  • A read-only link for an accountant on every landlord plan, for 30, 90 or 180 days, with up to ten live links.

Gaps

  • No Open Banking bank feed: bank statements come in as a CSV file.
  • No connection to an accounting package, only a Xero-ready CSV export.
  • Making Tax Digital for UK property income only: no self-employment or foreign property, and no filing for clients as an agent.

Pricing
Basic £8/mo +VAT (1 to 3 properties), Standard £15 (4 to 10), Plus £25 (11 to 20), then £1.50 a property from 21, all +VAT (2026).
Best for
Landlords who want the books kept from Open Banking bank feeds.

Hammock reads rent and costs from Open Banking bank feeds and matches them to properties and tenants, with unlimited bank feeds, rent and arrears tracking, and Making Tax Digital quarterly updates and the final declaration on every plan, in plans banded by portfolio size. HMRC’s finder shows its quarterly updates and tax return “Ready now” for UK and foreign property income, and it is listed for agents as well as individuals. The FCA register lists Hammock Financial Services Ltd as a registered account information service provider, the permission a bank feed needs. Its lead is the books kept from the bank feed, which LetCompliance does not offer. It ranks second because it reads payments rather than collecting them, and the let around the books is lighter: possession notices, a compliance score and a lettings funnel are not listed on its pricing page.

Strengths

  • Unlimited Open Banking bank feeds on every plan, matched to properties and tenants.
  • HMRC’s finder shows its quarterly updates and tax return “Ready now” for UK and foreign property income.
  • On the FCA register as a registered account information service provider (FRN 911254).

Gaps

  • Reads payments rather than collecting them, so it relies on the tenant paying.
  • Possession notices, a compliance score and a lettings funnel are not listed on its pricing page.

Starter £7.99/mo +VAT billed yearly (£8.79 monthly) for up to 4 tenancies for two years, then £19.97; Standard £29.97/mo +VAT billed yearly for 10 (2026).
Best for
Accounts and Making Tax Digital across property, sole trader and foreign income.

Landlord Vision is accounting-first landlord software with Open Banking bank feeds, income and expense tracking, receipt data extraction and Making Tax Digital on every plan, priced by active tenancy. HMRC’s finder shows its quarterly updates and tax return “Ready now” for UK property, sole trader and foreign property income, the widest cover of the landlord software on this list, and its own site says it is registered with the FCA under number 918962. Standard adds a tenant portal, e-signatures and legal documents, Premium work orders, and Enterprise a Xero integration and agent statements. Its lead is the accounts and the tax return across more than property income. It ranks third because the let itself costs more there: the tenant portal starts on Standard, at £29.97 a month plus VAT billed yearly, while LetCompliance runs the let and keeps the books from £7.99 a month.

Strengths

  • HMRC’s finder shows its quarterly updates and tax return “Ready now” for UK property, sole trader and foreign property income.
  • Open Banking bank feeds and receipt data extraction on every plan.
  • Starter at £7.99 a month plus VAT billed yearly for up to 4 tenancies, 60% off for the first two years.

FAQs

What buyers ask about this list

What is the best property accounting software in the UK?

For UK landlords, LetCompliance is the pick on this list, from £7.99 a month: the rent ledger on each tenancy, costs and receipts per property, an SA105 pack and Making Tax Digital updates sent to HMRC, in the software that runs the let. It has no Open Banking feed and covers UK property income only. Of the others, Hammock and Landlord Vision keep landlord books from bank feeds, and HMRC’s finder shows FreeAgent with the most tax return items “Ready now”, as read on 24 October 2026.

Do landlords need accounting software for Making Tax Digital?

Yes, once Making Tax Digital for Income Tax applies to you, because the records must be kept digitally and the quarterly updates sent from software on HMRC’s list. It applies from 6 April 2026 with over £50,000 of qualifying income on your 2024 to 2025 return, from 6 April 2027 with over £30,000 on your 2025 to 2026 return, and from 6 April 2028 with over £20,000 on your 2026 to 2027 return. Qualifying income is self-employment and property income before expenses. LetCompliance sends the updates for UK property income on every paid plan from £7.99 a month; a spreadsheet needs bridging software to send them.

Which landlord accounting software has bank feeds?

On this list, Hammock and Landlord Vision put bank feeds on every plan and Landlord Studio on Pro, and QuickBooks, Pandle Pro, Zoho Books Standard, Sage and Coconut connect to a bank as their own pages describe. LetCompliance has no bank feed: a bank statement is uploaded as a CSV file and matched line by line to rent and costs, with rules for a regular payee, and nothing is recorded until it is confirmed. Reading a bank account is a regulated payment service, and the FCA register lists Hammock and Coconut as account information service providers.

Can accounting software do my landlord tax return?

Some can, within the income their HMRC listing covers: HMRC’s finder shows the tax return “Ready now” for LetCompliance, Hammock, Landlord Vision, Xero, QuickBooks, FreeAgent and Coconut, and “In development” for Landlord Studio, as read on 24 October 2026. LetCompliance prepares the SA105 figures on paid plans and submits the tax return when UK property is the only income you need to add yourself and you have no property loss from an earlier year, or capital allowance beyond a car, to claim, and no relief or charge to add. The listing also says which income each product covers, and LetCompliance’s covers UK property only.

Is landlord accounting software better than a spreadsheet?

For Making Tax Digital, a spreadsheet works only with bridging software to send the updates, and it keeps no link between a payment, the tenancy it is for and the receipt behind a cost. In LetCompliance the rent is charged on each tenancy, a receipt is read into a draft expense against its property, and the quarterly figures come from those records, so nothing is typed twice before a deadline.

Can my accountant see the figures?

Yes: every LetCompliance landlord plan has a read-only accountant link with no login, showing the SA105 figures, every confirmed ledger entry with its receipts and the Making Tax Digital updates sent. The link covers the tax year running now and the five before it, expires after 30, 90 or 180 days, and up to ten can be live at once. On Professional (£49 a month), up to three read-only team seats give an accountant or a partner their own login to see the portfolio.

When were these prices, listings and ratings checked?

On 24 October 2026, on each provider’s own pricing page, HMRC’s Making Tax Digital software finder, the FCA register, Apple’s App Store for the UK and Companies House. Plans, prices and ratings change without notice, so check a provider’s own site before you buy.

Editorial discipline

LetCompliance is the editor’s own product, landlord software that runs the whole let, and it ranks first on every list for that reason. That is the editor’s view, not a neutral test, so every other entry says what it does better than LetCompliance and links to it. The review date at the top is the day this page was last reviewed and changed. The day each provider’s prices and features were checked on its own website is given under How the tools were picked. Read the editorial standards.

Run a let through it

The quickest way to judge software is to put one let through it

From £7.99 a month for one property. Add a property and the whole let runs in one place: the advert and the applicants, the tenancy and the signatures, the rent and the arrears, the repairs, the certificates and the notices, and the numbers ready for SA105 and MTD at the end of it.
