Editorial round-up

Best tenant referencing services (UK, 2026)

Tenant referencing checks an applicant’s credit, the rent against their income, their employer and their current landlord before a tenancy is signed, and in England the tenant cannot be charged for it. For UK landlords, LetCompliance orders a credit-backed reference from inside the software where the tenancy lives: one press from the application fills in the order, and the result is kept on the applicant’s record and then on the tenancy, at £24.99 a full reference, paid per check on any plan. This guide compares ten referencing services on the price of each check as published on 24 October 2026, what each says its checks cover and where its credit data comes from, and who can buy it.

The short answer

For UK landlords, LetCompliance is the pick for tenant referencing: the reference is ordered from the application in one press, credit-backed through a regulated UK credit reference agency and kept on the tenancy, at £24.99 a full reference and £19.99 a guarantor reference, paid per check on any plan. On price alone it is not the cheapest check here; what it adds is the reference inside the software that runs the rest of the let.

Method

How the tools were picked

Referencing services were compared on what a private landlord in England pays for each check (a full reference, a guarantor reference and a credit check on its own), whether a landlord can buy it at all, what each provider’s own page says its checks cover and where its credit data comes from, how quickly it says results come back, and where the result is kept. Prices and descriptions were read on each provider’s own referencing or pricing page on 24 October 2026, with VAT as each page states it, and each company on Companies House the same day. No reference was ordered from any provider: this is a desk comparison, not a hands-on trial.

How these were compared

  1. Prices: each provider’s own referencing or pricing page, read on 24 October 2026, for a full reference, a guarantor reference and a credit check on its own, with VAT shown as each page states it. “Not on its price list” means the page read sells no such check by that name, “No separate price” that the page mentions the check but gives it no price of its own, and “Not published” that it shows no price at all.
  2. Credit data: what each provider’s own page says about where its checks come from, in its own words. Where a page says nothing about it, the row is left out.
  3. Company: Companies House, the official UK register, for the company each provider names on its own pages or as the seller of its app, by name and number. Where a provider’s own pages name no company, the row is left out.
  4. LetCompliance publishes this guide and ranks itself first, and says so. Its references are ordered through a referencing partner and credit-backed through a regulated UK credit reference agency; its prices are the figures its own checkout charges, and the screens under its entry are from its own app.
  5. This is a desk comparison of each provider’s own pages and the official register. No reference was ordered from any provider.

The comparison in one table

Scroll sideways on a phone. A tick means the tool does it as standard and a label gives the detail from the provider’s own site. “Not listed” means the provider’s own feature or pricing list does not show it, and a dash means it was not checked. A cross appears only for LetCompliance and for a spreadsheet.

LetCompliance is landlord and property management software that runs the whole let, and referencing is part of it rather than a separate account: from an application, one press opens the referencing order filled in with the applicant’s details. The applicant completes one secure form, their referees are contacted directly, and a full reference, which checks their credit, the rent against their income, their employer and their current landlord, typically comes back in 1 to 3 working days, credit-backed through a regulated UK credit reference agency and ordered through LetCompliance’s referencing partner. The result is written back to the applicant’s record and moves to the tenancy when they become the tenant, beside the agreement, the deposit and the rent. A full reference is £24.99, a guarantor reference £19.99 and a credit check alone £12.99 from inside an account, paid per check on any plan with no VAT added, and a full or guarantor reference can be ordered without an account at all. For a harder decision, the Tenant Risk Report has a credit risk analyst read the income, the affordability and the references, for £79. It ranks first because the check sits where the rest of the let happens. It is not the cheapest check on this list.

Strengths

  • Ordered from the application in one press, with the applicant’s details filled in.
  • Credit-backed through a regulated UK credit reference agency, with the employer and current landlord contacted directly.
  • The result moves to the tenancy when the applicant becomes the tenant.
  • Paid per check on any plan, with no VAT added: £24.99 full, £19.99 guarantor, £12.99 credit only.
  • A full or guarantor reference can be ordered without an account.

Gaps

  • Not the cheapest full reference or credit check on this list.
  • A credit check on its own is ordered from inside an account.

Full or guarantor reference £23.40 for members, £40.20 for others; priority £36 and £50.40; all including VAT. Credit check £12 to £14, members only, VAT not stated (2026).
Best for
NRLA members ordering full references at the member price.

The National Residential Landlords Association sells tenant and guarantor references powered by Goodlord, at £23.40 for members and £40.20 for others, including VAT, with a priority reference at £36 and £50.40. Its page names the data sources behind the checks, HMRC, payroll providers, open banking and the national fraud database, and says references come back in 26 hours on average, with one in three completed instantly. Each reference includes a credit check, identity document authentication, Right to Rent document collection and income checks, with a PEPs and sanctions check. Members can also buy a credit check on its own, provided by a credit reference agency its page names, at £12 to £14 by the number of addresses. Its lead is the member price on a full reference. It ranks second because the member prices need NRLA membership, and at £40.20 a landlord who is not a member pays more than LetCompliance’s £24.99.

Strengths

  • £23.40 a full or guarantor reference for NRLA members, including VAT.
  • Data sources named: HMRC, payroll providers, open banking and the national fraud database.
  • Identity documents authenticated and Right to Rent documents collected, with a PEPs and sanctions check.

Gaps

  • £40.20 for a landlord who is not a member.
  • A credit check on its own is for members only: £12 to £14 by the number of addresses, with VAT not stated on its page.

FAQs

What buyers ask about this list

What is the best tenant referencing service in the UK?

For UK landlords, LetCompliance is the pick on this list: a credit-backed reference ordered from the application in one press and kept on the tenancy, at £24.99 a full reference, paid per check on any plan with no VAT added. Among the rest, the NRLA sells references powered by Goodlord at £23.40 to its members, OpenRent charges £30 a person, and LetHQ, Oops, FLS, RentFig and Lettingref publish credit checks and references from £6 plus VAT in bulk to £29. Goodlord and HomeLet write their referencing pages for letting agents.

How much does tenant referencing cost in the UK?

On this list a credit check on its own costs from £7 to £12.99 for a single check, and a full reference from £14.99 to £40.20, with VAT included or added as each provider states. Prices were read on each provider’s own page on 24 October 2026. LetCompliance charges £24.99 for a full reference, £19.99 for a guarantor reference and £12.99 for a credit check from inside an account, with no VAT added and no subscription needed.

Who pays for tenant referencing in England?

The landlord or the agent pays: under the Tenant Fees Act 2019 a referencing or credit check fee is not one of the payments the Act permits, so it cannot be charged to the tenant. Only the permitted payments, such as rent, a capped tenancy deposit and a holding deposit, may be required. In LetCompliance the check is billed to the landlord per check: £24.99 a full reference and £19.99 a guarantor reference.

Can I order a tenant reference without an account?

Yes: a full or guarantor reference can be ordered from LetCompliance without an account, and RentFig says the same of its checks. Inside a LetCompliance account the order is filled in from the application, a credit check can be ordered on its own, and the result stays with the tenancy when the applicant becomes the tenant.

Do tenant referencing services use a credit reference agency?

Credit checks draw on UK credit data, and some providers say where theirs comes from. On this list LetHQ, the NRLA and HomeLet each say on their own pages that they work with a credit reference agency for their credit checks; others describe their checks without naming one. LetCompliance’s references are credit-backed through a regulated UK credit reference agency, ordered through its referencing partner.

Is LetCompliance the cheapest tenant referencing?

No: on 24 October 2026 several providers on this list published lower prices for a full reference or a credit check. What LetCompliance adds is where the reference sits: ordered from the application in one press, credit-backed, and kept on the tenancy with the agreement, the deposit and the rent, paid per check on any plan.

Editorial discipline

LetCompliance is the editor’s own product, landlord software that runs the whole let, and it ranks first on every list for that reason. That is the editor’s view, not a neutral test, so every other entry says what it does better than LetCompliance and links to it. The review date at the top is the day this page was last reviewed and changed. The day each provider’s prices and features were checked on its own website is given under How the tools were picked. Read the editorial standards.
