Best Software for Small Landlords: 1 to 5 Properties (UK, 2026)

For a landlord with one to five properties, the best software runs the let and sends the Making Tax Digital updates to HMRC from the same records, at a price that fits a small portfolio. LetCompliance, the editor’s own product and ranked first, does both for £7.99 a month for 1 property, £14.99 for up to 3 and £19 for up to 10, with no VAT added; at each of 1, 3 and 5 properties some tools here cost less a month, and the table says which. This guide compares nine tools on the cost a month at 1, 3 and 5 properties, each one’s tax return status on HMRC’s software finder and a worked Making Tax Digital year at 3 properties, as each provider’s own pages showed them on 31 October 2026.

The short answer

For a landlord with one to five properties, LetCompliance is the pick: one login runs the tenancy, rent by Direct Debit with no commission and the repairs, and sends the Making Tax Digital updates from the same records, from £7.99 a month with no VAT added. It is not the lowest price. On monthly billing, among the tools on HMRC’s finder, Landlord Studio’s MTD Go and PaTMa’s free plan cost less at 1 property, Hammock, Landlord Vision’s Starter in its first two years, August, Lendlord and Landlord Studio’s MTD Go at 3, and August, Lendlord, PaTMa and Hammock at 5, with VAT added where a page adds it.

Method

How the tools were picked

A desk comparison for a landlord with one to five properties, made on 31 October 2026. Each provider’s pricing page was read on its own site that day and the cost a month worked out at 1, 3 and 5 properties from its published plans and extra unit charges, with VAT as each page states it. Making Tax Digital status is HMRC’s software finder, answered that day for UK property income and nothing else, and each company is from Companies House. Features are only those each provider’s own pricing page lists. It is not a hands-on trial. LetCompliance is the publisher’s own product and ranks first.

How these were compared

  1. Prices: each provider’s own pricing page, read on 31 October 2026 from 03:57 UK time. The cost a month at 1, 3 and 5 properties is the cheapest plan that covers that many, worked out from the published price and the charge for each extra unit or tenancy, counting one property as one unit and one tenancy; where that plan sends no Making Tax Digital updates and a dearer one does, both are given. VAT is shown as each page states it, and a price that is not in the page as its site sends it, in its words or its own script, is not quoted.
  2. Making Tax Digital: HMRC’s software finder, the official list, read the same day. Its questions were answered for a landlord renting out UK property with no other income or items for the tax return, on the 6 April to 5 April period, which gave 135 results, and the quarterly update and tax return statuses are HMRC’s own labels on each one. Each product’s own page on it, linked from its name, gives the version, who it is for and the income it covers, and says that “In development” means the provider “has committed to building this in time for the 2026 to 2027 tax return”. A product on neither of its full lists, for individuals and for agents, is marked “Not listed”.
  3. Company: Companies House, the official UK register, read the same day, for the company each provider names on its own pages, by name and number. An overseas company is named as one, and where a provider’s own pages name no company, the row is left out.
  4. LetCompliance publishes this guide and ranks itself first, and says so. Its prices come from its own plan list and its listing from the same HMRC finder, and the screens under its entry are from its own app; no screen of another product is shown.
  5. This is a desk comparison of each provider’s own pages and the official registers, not a hands-on trial. It compares software, and it is not tax advice.

At a glance

The comparison in one table

Scroll sideways on a phone. A tick means the tool does it as standard and a label gives the detail from the provider’s own site. “Not listed” means the provider’s own feature or pricing list does not show it, and a dash means it was not checked. A cross appears only for LetCompliance and for a spreadsheet.

LetCompliance is landlord and property management software that runs the whole let, priced for a small portfolio: £7.99 a month for 1 property, £14.99 for up to 3 and £19 for up to 10, with no VAT added and Making Tax Digital on every paid plan. The advert and applications, the tenancy agreement drafted and signed online, the deposit and its Prescribed Information, rent by Direct Debit into the landlord’s own Stripe account with no commission, repairs from the tenant portal and, on paid plans, Section 8 and Section 13 notices on the current forms in England all sit on the same records the quarterly updates are sent from. On HMRC’s finder its tax return is Ready now for UK property income, and it submits the tax return when UK property is the only income you need to add yourself and you have no property loss from an earlier year, or capital allowance beyond a car, to claim, and no relief or charge to add. Its limits are plain. It is not the lowest price: at each of 1, 3 and 5 properties some tools here cost less a month. It has no Open Banking bank feed, so bank statements come in as CSV files; its Making Tax Digital covers UK property income only and is not part of the 3-day trial; and it is a web app, with no App Store or Google Play listing. It ranks first because one login runs the let and the tax for one to five properties.

Strengths

  • One price for each size of portfolio, never a charge per property: £7.99 a month for 1 property, £14.99 for up to 3 and £19 for up to 10, with no VAT added.
  • The tenancy agreement drafted from the tenancy and signed online, with the deposit and its Prescribed Information on the same record.
  • Rent by Direct Debit into the landlord’s own Stripe account, with no commission on the rent. Stripe charges 1% of each Direct Debit payment with a 20p minimum and a £4 cap, and £5 for a disputed payment.
  • Making Tax Digital quarterly updates sent to HMRC on every paid plan, from the same records as the rent and the costs.
  • Repairs from the tenant portal with a response clock on each, and on paid plans Section 8 and Section 13 notices on the current forms in England.

Gaps

  • Not the lowest price: at each of 1, 3 and 5 properties some tools here cost less a month.
  • No Open Banking bank feed: bank statements come in as CSV files.
  • Making Tax Digital covers UK property income only, not self-employment or foreign property.
  • A web app in the phone’s browser, with no App Store or Google Play app.

Best for
E-signatures and inventories on 2 to 5 units, with no Making Tax Digital updates.

Rentila is published by Rentila ltd, a company incorporated under Bulgarian law, as its own terms say. Its free plan covers 1 unit; Silver covers 2 to 5 units at £5.90 a month, or £59 a year, excluding tax, with unlimited tenants, tenancies and inventories, 10 e-signatures a month, bank account import and several users. Its lead is how much Silver carries for its price. It is not on HMRC’s finder, in its list for individuals or its list for agents, so Making Tax Digital updates for its records would go from another product. It ranks ninth because of that, for the small landlords the 2027 threshold brings in.

One price for each size of portfolio, never a charge per property: £7.99 a month for 1 property, £14.99 for up to 3 and £19 for up to 10, with no VAT added.

From £7.99 a month for one property, £14.99 for up to 3.

Worked example

A Making Tax Digital year for a landlord with 3 properties

Take a landlord with 3 flats, each let at £1,200 a month, owned in their own name, with no self-employment. The rent comes to £43,200 a year, and that is the figure HMRC counts: qualifying income is property and self-employment income before expenses. With the same rent on the 2025 to 2026 tax return, that is over £30,000, so Making Tax Digital applies from 6 April 2027, though it is under the £50,000 that brought landlords in from 6 April 2026, as GOV.UK’s guide to when you need to use Making Tax Digital says (updated 26 March 2026, read 31 October 2026). So 2027 to 2028 is this landlord’s first Making Tax Digital year.

That year is 4 quarterly updates and a tax return. Each update covers 6 April to the end of its quarter and is due by 7 August 2027, 7 November 2027, 7 February 2028 and 7 May 2028, and one is still sent for a quarter with no rent, as GOV.UK’s page on quarterly updates sets out. The tax return is due by 31 January 2029, as its page on the tax return says, both read on 31 October 2026.

What that year costs at 3 properties, on each provider’s prices read on 31 October 2026, with VAT at 20% added where a page prices without it, as GOV.UK’s VAT rates give the standard rate: LetCompliance £119.92 a year on Solo billed yearly, or £179.88 a year paid monthly, with no VAT added; Hammock £92.16 a year on Basic billed yearly; Lendlord £99 a year on Premium billed yearly, VAT not stated; August £107.88 a year on Growth paid monthly, VAT not stated; PaTMa £180 a year on Pro paid monthly, VAT included; and Landlord Vision about £115 a year on Starter billed yearly, at 60% off in its first two years. Landlord Studio’s MTD Go charges £5 for each submission, so the 4 updates come to £20, VAT not stated, and its page does not say whether the tax return is charged the same way.

The tax return is where the tools part today. In HMRC’s software finder, answered on 31 October 2026 for UK property income and nothing else, the tax return is Ready now for Hammock, Landlord Vision and LetCompliance, and In development for Landlord Studio, August, PaTMa and Lendlord, which HMRC says means the provider has committed to building it in time for the 2026 to 2027 tax return. For this landlord’s first return, for 2027 to 2028 and due by 31 January 2029, that commitment falls a year earlier, so the difference today is which tools are ready now. Alphaletz and Rentila are not on the finder, so the updates for their records would go from another product. LetCompliance submits the tax return only when UK property is the only income you need to add yourself and you have no property loss from an earlier year, or capital allowance beyond a car, to claim, and no relief or charge to add; otherwise the quarterly updates still go from LetCompliance, and the tax return from other software or through an accountant.

So for the year at 3 properties LetCompliance costs more than Hammock, Lendlord, August, Landlord Studio’s MTD Go and Landlord Vision’s Starter in its first two years, and less than PaTMa’s Pro. What its price covers beyond the tax is the let: the tenancy agreement drafted and signed online, the deposit and its Prescribed Information, rent by Direct Debit into the landlord’s own Stripe account with no commission, repairs from the tenant portal and, on paid plans, Section 8 and Section 13 notices on the current forms in England, all on the records the updates are sent from. Software for small landlords follows one let through it.

FAQs

What buyers ask about this list

What is the best software for a small landlord in the UK?

For one to five properties, LetCompliance is the pick on this list: one login runs the tenancy, Direct Debit rent with no commission and the repairs, and sends the Making Tax Digital updates from the same records, from £7.99 a month. On HMRC’s finder its tax return is Ready now for UK property income, as Hammock’s and Landlord Vision’s are, and it submits the tax return when UK property is the only income you need to add yourself and you have no property loss from an earlier year, or capital allowance beyond a car, to claim, and no relief or charge to add. It is not the lowest price at 1, 3 or 5 properties, and the table above says which tools cost less.

How much does landlord software cost for 3 properties?

From £0 to £15 a month on the prices each provider published on 31 October 2026, with VAT to add on some. LetCompliance is £14.99 a month on Solo, with no VAT added. Among the tools on HMRC’s finder, Hammock is £8 +VAT, Landlord Vision’s Starter £7.99 +VAT billed yearly in its first two years, August £8.99, Lendlord £12, PaTMa £15 including VAT, and Landlord Studio £0 on MTD Go plus £5 for each MTD submission. Alphaletz is £0 for 3 units and Rentila £5.90 +tax, and neither is on the finder. The worked year above adds up a year with Making Tax Digital.

Do I need Making Tax Digital software with three properties?

Only if your qualifying income is over the threshold for the year. Making Tax Digital applies from 6 April 2026 if your qualifying income was over £50,000 on the 2024 to 2025 tax return; from 6 April 2027 if your qualifying income was over £30,000 on the 2025 to 2026 tax return; from 6 April 2028 if your qualifying income was over £20,000 on the 2026 to 2027 tax return. Qualifying income is your property and self-employment income before expenses, and for a property you own jointly only your share counts. So 3 flats at £1,200 a month owned in your own name, £43,200 a year on your 2025 to 2026 return, are in from 6 April 2027. Owned in equal shares with someone else, your share is £21,600, and on the same rent you are in from 6 April 2028. GOV.UK’s guidance on qualifying income, read on 31 October 2026, sets this out. Below the threshold, Making Tax Digital is not required of you.

Which landlord software can submit the tax return under Making Tax Digital?

On HMRC’s finder, read on 31 October 2026 for UK property income and nothing else, the tax return is Ready now for Hammock, Landlord Vision and LetCompliance. It is In development for Landlord Studio, August, PaTMa and Lendlord, which HMRC defines as committed to building in time for the 2026 to 2027 tax return, and Alphaletz and Rentila are not on the finder. LetCompliance submits the tax return only when UK property is the only income you need to add yourself and you have no property loss from an earlier year, or capital allowance beyond a car, to claim, and no relief or charge to add.

Is LetCompliance the lowest-priced option for a small landlord?

No: on monthly billing, some tools on HMRC’s finder cost less at each of 1, 3 and 5 properties. At 1 property Landlord Studio’s MTD Go and PaTMa’s free plan cost less, at 3 Hammock, Landlord Vision’s Starter in its first two years, August, Lendlord and Landlord Studio’s MTD Go, and at 5 August, Lendlord, PaTMa and Hammock, with VAT added where a page adds it. Over a year at 5 properties, with VAT added the same way, LetCompliance’s Portfolio, for up to 10, billed yearly at £152 costs less than Hammock’s Standard, PaTMa’s Pro, Landlord Studio’s Pro and Landlord Vision’s Standard, and August and Lendlord still cost less. LetCompliance is £7.99 a month for 1 property, £14.99 for up to 3 and £19 for up to 10, with no VAT added. What that price covers beyond the tax is the let: the tenancy agreement drafted and signed online, the deposit and its Prescribed Information, rent by Direct Debit into the landlord’s own Stripe account with no commission, repairs from the tenant portal and, on paid plans, Section 8 and Section 13 notices on the current forms in England.

When were these prices and HMRC listings checked?

On 31 October 2026: each provider’s own pricing page, HMRC’s Making Tax Digital software finder and Companies House. Prices and finder statuses change, so check each provider’s own page before you decide.

Editorial discipline

LetCompliance is the editor’s own product, landlord software that runs the whole let, and it ranks first on every list for that reason. That is the editor’s view, not a neutral test, so every other entry says what it does better than LetCompliance and links to it. The review date at the top is the day this page was last reviewed and changed. The day each provider’s prices and features were checked on its own website is given under How the tools were picked. Read the editorial standards.

Run a let through it

The quickest way to judge software is to put one let through it

From £7.99 a month for one property. Add a property and the whole let runs in one place: the advert and the applicants, the tenancy and the signatures, the rent and the arrears, the repairs, the certificates and the notices, and the numbers ready for SA105 and MTD at the end of it.
