How much does landlord software cost in the UK? Prices checked October 2026

Landlord software costs from nothing to about £100 a month, and the headline price hides most of the difference: VAT, per-room counting, per-submission fees and paid add-ons. Prices from each company’s own site on 6 October 2026, and what each price actually buys.

UK landlord software runs from free to about £100 a month. For a typical self-managing landlord with one to ten properties, most paid plans sit between £8 and £30 a month. But two products at the same headline price can cost very different amounts once VAT, rooms and add-ons are counted, and do very different jobs.

Every price below was read on each company’s own website on 6 October 2026. They are shown a month, with VAT added where the company adds it, because a landlord who is not VAT-registered pays it.

August’s figure for one property is its Growth plan, the first with Making Tax Digital. Landlord Studio also has a free MTD Go plan for 1 to 3 units, which charges £5 for each Making Tax Digital submission and has no bank feeds.

What the price actually buys

The cheapest plan is only cheap if it does the job you would otherwise pay for. Three things decide it.

Making Tax Digital, including the tax return. Every product above except Arthur is on HMRC’s list for UK property income quarterly updates. HMRC also shows whether each one sends the tax return that finishes the year, due by 31 January 2028 for the first year. On 6 October 2026 it showed the tax return ready now for LetCompliance, Hammock and Landlord Vision, and in development for August, Landlord Studio and PaTMa. Arthur says it works with Xero for Making Tax Digital, through a paid integration.

The tenancy itself. A tenancy agreement for the current law, signed online, the deposit paperwork, and the Section 8 and Section 13 notices. LetCompliance includes all of them on every paid plan. On the others, from their own sites: August lists e-signing as coming soon and says it does not offer tenant screening; Landlord Studio’s e-signing is a free preview with pricing to come; Arthur’s e-signing is a paid add-on; we found no tenancy agreement builder or notices on Hammock’s site.

Collecting the rent. LetCompliance collects rent by Direct Debit into your own account with no commission; Stripe charges its own capped fee. Landlord Studio’s online rent collection is for the US only, and August takes rent in its app through Open Banking.

The costs the headline price hides

  • VAT. Hammock, Landlord Studio, Landlord Vision and Arthur add 20% to the price on the page. Unless you are VAT-registered, the VAT is part of what you pay.
  • Rooms counted as units. PaTMa and Arthur count units, and August and Landlord Vision count tenancies, and in an HMO let by the room each room is usually its own tenancy. A 6-room HMO is 6 on those plans and one property on LetCompliance.
  • Per-submission fees. Landlord Studio’s free MTD Go charges £5 for each Making Tax Digital submission: four quarterly updates and the tax return a year.
  • Introductory prices. Landlord Vision’s Starter price is 60% off for the first 2 years, then £19.97 plus VAT a month.
  • Paid extras. Arthur charges separately for data import (from £300), its Xero integration (from £234, plus a Xero subscription at £24 a month), a live bank feed (£12.99 a month) and e-signing (from £0.45 an envelope), all plus VAT.
  • Pay as you go. OpenRent charges per step: £79 to create a tenancy with Rent Now, then £10 a month for Rent Collection.

Software against a letting agent

The comparison that matters most is often not between two apps but against an agent. There is no official average fee. Purplebricks lists full management at 12% of the rent including VAT, and LettingaProperty states 9.4% and 12.6% of the rent plus VAT (checked May 2026). At 12% plus VAT on a £1,200 monthly rent, an agent costs £172.80 a month, £2,073.60 a year. LetCompliance Single for that property is £7.99 a month, £95.88 a year.

How to compare for your own portfolio

  1. 1Count the way each company counts. Properties, units or tenancies give very different numbers for an HMO.
  2. 2Add the VAT if the price says plus VAT and you are not VAT-registered.
  3. 3List the jobs you pay for elsewhere today: a tenancy agreement, e-signing, referencing, rent collection, notices, an accountant for Making Tax Digital. The cheapest plan that does none of them can cost more in total.
  4. 4Check HMRC’s list for the tax return, not only the quarterly updates.
