The UK landlord & lettings software map, one chart
There are 150+ tools competing for a UK landlord’s attention — most doing just one job. Here is the whole market on one page: what each category does, who it is for, and the one thing they nearly all have in common — you end up paying for six or seven of them at once.
The problem this map shows
The market is fragmented into point tools, so a self-managing landlord quietly ends up running a stack — a different app, login and bill for each job:
LetCompliance is built to be that one login for UK landlords and small-to-mid agencies — the tool that runs the whole let and replaces most of the stack below. We are also straight about the few categories a specialist should own. Here is the honest map.
All-in-one landlord software
Our categoryWhat it does: Run the whole let from one dashboard — tenancy, rent, compliance, maintenance and reporting. Who for: Self-managing landlords and small-to-mid letting agencies.
LetCompliance: This is our category. LetCompliance is built to run the entire let end to end for UK landlords and small/mid agencies — and to do it with the deepest England-specific compliance and Renters’ Rights Act tooling on the list.
Advertising & find-a-tenant
Included in LetComplianceWhat it does: List the property to Rightmove/Zoopla, take enquiries and applications. Who for: Landlords filling a void without a high-street agent.
LetCompliance: LetCompliance advertises, takes applications and manages viewings inside the same tool that then references, e-signs and runs the tenancy — no separate advertising subscription.
Tenant referencing & screening
Included in LetComplianceWhat it does: Credit-check and reference a prospective tenant before you let. Who for: Every landlord — but usually sold as a separate per-check product.
LetCompliance: Referencing through a regulated UK credit check is built in — you screen, decide and store the result in the same place you run the tenancy, instead of paying a point tool per check.
Inventory & inspections
Included in LetComplianceWhat it does: Produce check-in / check-out reports and mid-tenancy inspection records. Who for: Landlords protecting against deposit disputes.
LetCompliance: Inventory, check-in/out and inspection records live with the tenancy — and we offer a done-for-you inventory and inspection service where you want a clerk on site.
Deposit protection
We work with itWhat it does: Hold a tenant’s deposit in a government-approved scheme. Who for: Legally required for every deposit-taking landlord.
LetCompliance: You still protect the deposit in an approved scheme (DPS, TDS or mydeposits) — we don’t replace the scheme, we track the 30-day deadline, the Prescribed Information and the dispute-ready evidence around it.
Rent collection & payments
Included in LetComplianceWhat it does: Collect rent, reconcile it and pay landlords out. Who for: Landlords and agents automating rent.
LetCompliance: Rent is collected by Bacs Direct Debit and paid into your own account, with arrears chasing that feeds a Section 8 case if it ever comes to that — no separate payments platform.
Maintenance & repairs
Covered for everyday useWhat it does: Log repair issues, dispatch contractors and track jobs. Who for: Landlords and agents managing reactive repairs.
LetCompliance: Maintenance runs as contractor work orders with AI repair triage inside the platform. A dedicated marketplace tool goes deeper on supplier sourcing — but for most landlords the built-in workflow is enough.
Tax, accounting & banking
Covered for everyday useWhat it does: Track income and expenses, file Making Tax Digital, model portfolio finance. Who for: Landlords treating the portfolio as a business.
LetCompliance: We do landlord tax prep — SA105-shaped packs, a Section 24 calculator, MTD-dated quarterly summaries and a Xero export. A dedicated accounting tool wins on Open Banking bank-feed bookkeeping and HMRC-recognised direct filing; pair it if you need that, and let LetCompliance run everything else.
Compliance, deposits & tenant apps
Included in LetComplianceWhat it does: Point tools for a single compliance job, or tenant-facing credit-building and portals. Who for: Landlords bolting a single function onto a spreadsheet.
LetCompliance: A 0–100 compliance score, certificate and licence tracking, a tenant portal and rent-reporting-friendly records are part of the platform — the jobs these point tools each do separately.
Estate & letting agent CRM
Not our lane (by design)What it does: Full estate-agency CRM — sales pipeline, branch management, portals, integrations. Who for: High-street estate and letting agencies at scale.
LetCompliance: We are honest about this: LetCompliance is not a full estate-agency sales CRM. We serve landlords and small-to-mid lettings agencies who want the whole let organised — not a 50-branch sales operation. For that, these are the right tools.
Enterprise, block & commercial PM
Not our lane (by design)What it does: Large-scale residential, block or commercial portfolio management and accounting. Who for: Institutional landlords, managing agents and build-to-rent operators.
LetCompliance: Enterprise and block management is a different job with different accounting depth. We don’t pretend to replace it — if you run thousands of units or commercial space, these platforms are built for you.
Short-let & holiday (STR)
Not our lane (by design)What it does: Manage Airbnb / holiday lets — channel manager, calendars, guest messaging. Who for: Short-term and holiday-let hosts.
LetCompliance: Short-let is a separate market with its own tooling (channel managers, dynamic pricing). LetCompliance is for assured tenancies — long-let landlords — so if you host on Airbnb, these are the tools, not us.

One login instead of seven
For a UK landlord or small-to-mid agency, LetCompliance replaces the everyday stack — advertising, referencing, inventory, rent and arrears, maintenance, the 0–100 compliance score with Section 8/13 notices, and SA105/MTD tax prep — in one place. Keep a specialist for enterprise CRM, deep bookkeeping or short-let; let us run the rest.
Landlord software map: FAQ
What is the UK landlord software landscape?
It is a large, fragmented market — well over 150 tools — split into about ten categories: all-in-one landlord software, advertising, referencing, inventory, deposit protection, rent collection, maintenance, tax and accounting, estate-agent CRM, enterprise/block management and short-let. Most of them are point tools that do one job. This page maps them so you can see who does what and where they overlap.
Do I really need all these tools?
No. A self-managing landlord commonly ends up stacking six or seven separate subscriptions — an advertising site, a referencing product, an inventory app, a deposit scheme, a rent-collection platform, a maintenance tool and a tax package. An all-in-one consolidates most of those into a single login and bill.
What does an all-in-one like LetCompliance replace?
For a self-managing landlord or small/mid agency it covers advertising and applications, tenant referencing, inventory, rent collection and arrears, maintenance work orders, a 0–100 compliance score with Section 8/13 notices, and SA105/MTD tax prep — the jobs six or seven point tools do separately. You still protect the deposit in an approved scheme; we manage the deadlines and evidence around it.
Which categories does LetCompliance deliberately not cover?
By design, not as a gap: a full estate-agency sales CRM (Reapit, Alto, Jupix), enterprise/block and commercial management (Yardi, MRI), short-let/holiday management (Guesty, Hostaway), and deep Open Banking bookkeeping with HMRC-recognised direct filing (Hammock, Landlord Vision). We focus on running the whole let for landlords and small-to-mid agencies, and are honest about where a specialist is the right choice.
How often is this map updated?
Quarterly. Tools launch, merge and close (Property Hawk is closing its free service in 2026), and categories shift, so we re-verify the map each quarter. Last reviewed 18 July 2026.

Built by a landlord, for landlords.
I let property myself, and I was tired of juggling an agent, a spreadsheet and a handful of reminder apps just to stay on the right side of the law. So we built the one login I actually wanted: advertise the property, take applications, collect the rent, and keep every certificate and notice in order, each taken straight from GOV.UK.
