Property Hawk is closing at the end of July 2026. If you’re moving off it, our Property Hawk migration guide walks through exporting your data, a free done-for-you setup, the MTD deadline and what changes in 2026.

Choose LetCompliance when
- Section 21 abolition (1 May 2026) means a missed compliance step now blocks every Section 8 claim, you cannot afford a free, manually-tracked diary.
- You want an audit log of tenant delivery (CP12, EICR, Prescribed Information) that survives FTT scrutiny.
- You want a Section 24 + SA105 + MTD ITSA tax toolkit alongside compliance.
- You manage 2+ properties and the cost of one missed deadline (£30k EICR, 1–3× deposit penalty, blocked possession) dwarfs the SaaS fee.
Choose Property Hawk when
- You own a single property, you handle compliance manually and have low risk tolerance for software fees.
- You only need basic tenancy paperwork and rent statements, not Section 8 or RRA 2025 workflows.
- You are comfortable trading active product investment for a free platform in long-term maintenance mode.
FAQs
Is free landlord software actually free?
Yes for the platform fee, but watch the indirect costs: ad-supported referrals to insurance, mortgage and tenancy products often pay the platform a commission, which subtly shapes the recommendations you see. The bigger cost is risk: a single missed EICR (up to £30k civil penalty), a missed deposit Prescribed Information (1–3× deposit penalty + blocked possession), or an out-of-date Gas Safety record sinking a Section 8 claim, easily costs more than a year of paid software.
Can I migrate from Property Hawk?
Yes. Export properties and tenancies from Property Hawk as CSV; LetCompliance ingests the addresses, tenancy dates and rent details and our AI expiry detection pre-fills Gas / EICR / EPC dates the moment you upload the certificates.
Does Property Hawk handle Section 8 or RRA 2025?
Property Hawk provides basic Section 21 and Section 8 letter templates. It does not ship a Section 13 rent-increase notice, Awaab’s Law SLA engine, Pet request 28-day tracker or RRA 2025 toolkit, the toolkit landlords need post-1 May 2026.
Does Property Hawk integrate with HMRC MTD?
No, it predates MTD ITSA. LetCompliance ships a Section 24 calculator, SA105-shaped Tax Pack, MTD-dated quarterly summary and 45p / 25p mileage log so the numbers are ready to paste into an HMRC-recognised filing tool (Hammock, Landlord Vision) or hand to your accountant.
Is LetCompliance really an all-in-one platform, or mainly a compliance tool?
It runs the whole let, not just compliance. In one login you advertise, take applications and viewings, reference tenants, e-sign the tenancy, collect rent by Direct Debit and chase arrears, track a 0-100 compliance score, draft Section 8 and Section 13 notices, manage HMO rooms, book done-for-you property services and prepare your SA105 tax. The compliance score is one feature among many, not the whole product.
Which should a UK landlord choose — LetCompliance or Property Hawk?
The table above compares them feature by feature. For most UK landlords and small-to-mid agencies who want the whole tenancy in one place, LetCompliance covers more of the let; Property Hawk is the better pick for the specific areas it leads on, which are called out honestly above. LetCompliance is free for your first property, then from £14.99/mo.
Does LetCompliance handle Making Tax Digital and SA105 tax as well as Property Hawk?
LetCompliance ships an SA105-shaped Tax Pack, a Section 24 personal-vs-limited-company calculator, MTD-dated quarterly summaries, a capital-gains calculator and a mileage log — the landlord tax layer most tools skip. It is not HMRC-recognised for the direct press-submit step, so above the £50,000 MTD threshold you pair it with a recognised filer or hand the pack to your accountant.
Are these Property Hawk comparisons independent and kept up to date?
They are written by the LetCompliance team, and we say so plainly — but each one names where Property Hawk is the better choice and the two things LetCompliance does not do (Open Banking bank-feed reconciliation and HMRC direct-submit filing). Pricing and feature rows are re-verified every quarter.
