Accounting software, with a landlord MTD page
LetCompliance vs Sage
Sage’s Making Tax Digital page for landlords, read on 31 October 2026, sells Sage Sole Trader: a free plan that records landlord income and expenses, with 5 sales invoices a month, 1 bank account and 25 auto-categorised transactions, and Sole Trader at £7 a month excluding VAT, after 90% off for 6 months, which adds receipt scanning and more bank accounts. HMRC’s software finder lists both for sole trader and UK property income. LetCompliance runs the whole let for landlords in England: advertise and take applications, sign the tenancy online, collect rent by Direct Debit and chase arrears, and track the deposit and the certificates. On paid plans it drafts Section 8 and Section 13 notices on the current forms and sends Making Tax Digital quarterly updates for UK property income to HMRC, from £7.99 a month with no VAT added.

Switching: the questions that matter
What moving across involves, answered for LetCompliance. What Sage can hand over is theirs to answer, so ask them.
- Can I get my data out of Sage?
- Ask Sage before you cancel, and export while the account is still open: properties, tenants, rent history and the documents. Check what the export actually includes, because a list of properties is not the same as the certificates and agreements behind them.
- How do my properties and tenants get in?
- One CSV file, the format any spreadsheet saves as. It carries properties, rooms, tenants, rent, tenancy start dates, deposits and the gas, electrical and EPC expiry dates. Every row is checked and shown to you before anything is imported.
- Do I have to move everything at once?
- For Making Tax Digital, yes. All the property you let in the UK counts as one UK property business, and a landlord cannot use more than one product to send its quarterly updates, so bring every UK property across together. Foreign property is a separate business.
- What about Making Tax Digital part-way through a tax year?
- You can change software at any time, though GOV.UK’s guidance on changing software says the end of the tax year may be easier, and that you keep earlier years’ records where you can still reach them. Each quarterly update covers the tax year from 6 April (GOV.UK), so this year’s income and expenses so far come into LetCompliance, imported or entered again, before it sends your next one. A bank statement imports as a CSV.
- Do my tenants need to do anything?
- Not to start. Each tenant gets their own portal link, with no account or password to set up. If you collect rent by Direct Debit through LetCompliance, each tenant sets the Direct Debit up from that portal, because only the account holder can authorise one.
- What happens to the deposit?
- Changing software does not touch it. A protected deposit stays with the same scheme, whether the scheme holds the money or insures it. Record the scheme and its reference here.

FAQs
Does Sage do Making Tax Digital for landlords?
Yes. Sage’s landlord page sells Sage Sole Trader, which records landlord income and expenses, and HMRC’s software finder lists it as a free and a paid product. On 31 October 2026 both product pages showed quarterly updates “Ready now” for sole trader and UK property income, and foreign property “Not included”. In the finder’s results for a landlord with UK property income only, read on 26 October 2026, both showed the tax return “Ready now”. Of the other income and items a tax return can need, 15 are “In development” on both, which HMRC defines as committed in time for the 2026 to 2027 tax return. LetCompliance is listed for UK property income: it sends the quarterly updates on every paid plan. The tax return goes from LetCompliance too when UK property is the only income you need to add yourself and you have no property loss from an earlier year, capital allowance beyond a car, or relief or charge to add.
Is Sage’s MTD software free for landlords?
Sage Sole Trader Free costs nothing. On Sage’s landlord page, read on 31 October 2026, it records landlord income and expenses, is Making Tax Digital ready, sends 5 sales invoices a month, connects 1 bank account and auto-categorises 25 transactions, with receipts entered by hand. Sage Sole Trader is £7 a month excluding VAT, after 90% off for 6 months, and adds receipt scanning, more bank accounts and unlimited invoices. LetCompliance includes Making Tax Digital on every paid plan from £7.99 a month with no VAT added, not on the free plan or the trial, and the same plan runs the let: the tenancy, the deposit, rent by Direct Debit, repairs, and Section 8 and Section 13 notices.
Does Sage do VAT returns and payroll?
In Sage Accounting, its product for VAT-registered sole traders and small businesses: Start is £20 a month excluding VAT, after 90% off for 6 months, and includes calculating and submitting VAT and Sage Payroll, and Standard and Plus are £43 and £59 a month excluding VAT after the same offer. Sage Sole Trader is made for sole traders who are not registered for VAT. LetCompliance does not send VAT returns or run payroll: it runs the let and the landlord’s own tax, with the SA105 figures and Section 24 on paid plans and Making Tax Digital for UK property income.
How does an accountant work with Sage or LetCompliance?
Sage says its software lets you collaborate with your accountant online, and HMRC’s finder lists both its products as agent software, for an accountant acting for clients, as well as individual software. LetCompliance is individual software, not agent software: the landlord sends the updates, and an accountant gets a read-only link with no login to set up, to the SA105 figures, every confirmed ledger entry with its receipts and the updates already sent, with CSV and PDF downloads, on every landlord plan.
What kind of software is LetCompliance?
Landlord and property management software for landlords and letting agents in England. In one login you advertise, take applications and viewings, order a reference for each tenant, e-sign the tenancy, track the rent and the arrears, handle repairs and manage HMO rooms, and a landlord can collect rent by Direct Debit into their own account. On paid plans it also drafts Section 8 and Section 13 notices and prepares a landlord’s SA105 tax figures. Certificate dates and a 0 to 100 compliance score per property sit alongside.
Which should a UK landlord choose: LetCompliance or Sage?
The page above sets what Sage's own website says it does beside LetCompliance, and lists everything else LetCompliance does. For a UK landlord or small-to-mid agency that wants the whole tenancy in one place, choose LetCompliance: it runs more of the let in one login. LetCompliance starts at £7.99 a month for one property, with a 3-day trial and no card.
Does LetCompliance handle Making Tax Digital and SA105 tax as well as Sage?
LetCompliance ships an SA105-shaped Tax Pack, a Section 24 personal-vs-limited-company calculator, a capital gains record on a sale and a mileage log, and it sends Making Tax Digital quarterly updates for UK property income to HMRC on every paid plan from £7.99 a month (not the free plan or the trial). It is recognised by HMRC for UK property income, and if your return needs self-employment, savings or dividend income you finalise the year with software that can add it, or with your accountant.
Are these Sage comparisons independent and kept up to date?
They are written by LetCompliance, which says so plainly. The Sage column shows only what Sage’s own website and HMRC’s software finder say, with the date each was read, and every page states where LetCompliance stops: it has no Open Banking bank feed and does not list on Rightmove or Zoopla, and its Making Tax Digital filing covers UK property income only. Providers change their plans and prices without notice, so check theirs before you buy.
