Choose LetCompliance when
- Your top pain is staying inside the law post-Section-21, compliance score, Section 8 evidence, RRA 2025 duties.
- You want a court-ready PDF pack with audit-logged tenant delivery (CP12, EICR, Prescribed Information) ready for the FTT.
- You want a Section 24 + SA105 + MTD ITSA tax toolkit alongside the compliance ladder.
- You manage HMOs, multi-branch agencies, or want SMS reminders to tenants.
Choose GoTenant when
- Your top pain is the day-to-day tenant relationship: rent ledger, maintenance requests, statements and a tidy tenant portal.
- You manage one or two properties and want a free or very-low-cost portal with the basics.
- You’re happy to track Gas / EICR / EPC dates manually and only need email reminders, not a full compliance audit log.
FAQs
Does GoTenant ship a Section 8 or Form 6A drafter?
GoTenant is positioned as a tenant portal and rent ledger; it does not ship a ground-by-ground Section 8 drafter, Section 13 rent-increase notice, Awaab’s Law SLA engine, RRA 2025 toolkit or Pet request 28-day tracker. LetCompliance is built around those statutory workflows.
Can I run both?
Yes. A common pattern: GoTenant for the tenant-facing rent ledger and maintenance portal, LetCompliance for the compliance audit log and Section 8 / RRA / tax layer. We import properties from GoTenant CSV exports and the AI expiry detection pre-fills certificate dates from PDF uploads.
Does GoTenant cover Right to Rent and the Renters Rights Act 2025?
GoTenant provides document storage you can use for Right to Rent evidence, but it does not ship a guided wizard with share-code verification or an RRA 2025 toolkit with the 31 May 2026 service deadline tracking. LetCompliance ships both.
Which is cheaper at scale?
GoTenant’s free / per-portfolio tier is cheaper for a single property. LetCompliance is a flat per-portfolio fee from £14.99/mo (3 properties), which becomes the cheaper option once you cross 4–5 properties or want the Section 8 / RRA / tax toolkit on top of compliance reminders.
Is LetCompliance really an all-in-one platform, or mainly a compliance tool?
It runs the whole let, not just compliance. In one login you advertise, take applications and viewings, reference tenants, e-sign the tenancy, collect rent by Direct Debit and chase arrears, track a 0-100 compliance score, draft Section 8 and Section 13 notices, manage HMO rooms, book done-for-you property services and prepare your SA105 tax. The compliance score is one feature among many, not the whole product.
Which should a UK landlord choose — LetCompliance or GoTenant?
The table above compares them feature by feature. For most UK landlords and small-to-mid agencies who want the whole tenancy in one place, LetCompliance covers more of the let; GoTenant is the better pick for the specific areas it leads on, which are called out honestly above. LetCompliance is free for your first property, then from £14.99/mo.
Does LetCompliance handle Making Tax Digital and SA105 tax as well as GoTenant?
LetCompliance ships an SA105-shaped Tax Pack, a Section 24 personal-vs-limited-company calculator, MTD-dated quarterly summaries, a capital-gains calculator and a mileage log — the landlord tax layer most tools skip. It is not HMRC-recognised for the direct press-submit step, so above the £50,000 MTD threshold you pair it with a recognised filer or hand the pack to your accountant.
Are these GoTenant comparisons independent and kept up to date?
They are written by the LetCompliance team, and we say so plainly — but each one names where GoTenant is the better choice and the two things LetCompliance does not do (Open Banking bank-feed reconciliation and HMRC direct-submit filing). Pricing and feature rows are re-verified every quarter.
