Below, LetCompliance and six alternatives to Rentila are each priced at 1, 5 and 10 properties from their own pricing pages, with their listings on HMRC’s Making Tax Digital finder. Rentila itself is free for one unit, then Silver at £5.90 a month plus tax for 2 to 5 units and Gold at £11.90 plus tax for any number (read 31 October 2026). LetCompliance publishes this page and lists itself first; the others follow A to Z.
The main alternatives to Rentila for UK landlords in 2026 are LetCompliance, Alphaletz, August, Hammock, Landlord Studio, Lendlord and PaTMa. LetCompliance, which publishes this page, is listed first: it runs the whole let, from the advert to Making Tax Digital, from £7.99 a month.

The alternatives
The alternatives to Rentila, with their records
LetCompliance first, as the publisher’s own software, then the others A to Z. Each one is described from its own site, with its cost a month at 1, 5 and 10 properties, its listing on HMRC’s Making Tax Digital finder and its company on Companies House.
01
LetCompliance
Listed first: the publisher’s own software
Landlord software that runs the whole let, from the advert to Making Tax Digital.
Plans are one price for each size of portfolio, never a charge per property, a month: £7.99 for 1 property, £14.99 for up to 3, £19 for up to 10, £29 for up to 20 and £49 for any number. No VAT is added. Every new landlord account starts with a 3-day trial and no card.
Why it is first
LetCompliance publishes this page and lists itself first, as its own product. That is the publisher’s view, not a neutral test: every other product is described from its own site, with the date it was read, and they follow A to Z.
For a landlord leaving Rentila, LetCompliance runs the let in England from the advert to Making Tax Digital: applications and a credit-backed reference, the tenancy agreement built for the rules since 1 May 2026 and signed online, rent collected by Direct Debit into your own Stripe account with no commission, and, on every paid plan from £7.99 a month, Section 8 and Section 13 notices on Forms 3A and 4A and Making Tax Digital quarterly updates for UK property income sent to HMRC.
What it runs
Lettings in one place: adverts, applications and viewings, and a credit-backed reference ordered from the tenancy for £24.99, or £19.99 for a guarantor.
The tenancy agreement built for the rules since 1 May 2026 and signed online, with the move-in pack and the deposit’s Prescribed Information.
Rent collected by Direct Debit into your own Stripe account, on paid plans and the trial. No commission is taken on the rent. Stripe charges 1% of each Direct Debit payment with a 20p minimum and a £4 cap, and £5 for a disputed payment.
Repairs reported by tenants through a portal with no app and no password, each on a response clock, with inspections, and inventories on paid plans and the trial.
Section 8 and Section 13 notices on Forms 3A and 4A, and the possession tracker, on every paid plan.
Making Tax Digital quarterly updates for UK property income sent to HMRC, with the SA105 tax pack, on every paid plan.
Certificates tracked with reminders, and a 0 to 100 score for each property.
What it does not do
It has no Open Banking bank feed: bank statements are uploaded as a CSV and matched line by line.
It has no Rightmove, Zoopla or OnTheMarket feed: adverts are public on its own to-let pages or by link, with the text and photos ready to post elsewhere.
It has no App Store or Google Play app: it runs in the phone’s browser.
Its Making Tax Digital covers UK property income only, for the landlord’s own return, on paid plans, not the free plan or the trial.
Its Making Tax Digital tax return is sent from LetCompliance only when UK property is the only income you need to add yourself and you have no property loss from an earlier year, or capital allowance beyond a car, to claim, and no relief or charge to add.

HMRC’s Making Tax Digital finder
Not listed: no product of that name among the 177 on the finder’s lists for landlords and agents.
Company (Companies House)
An overseas company: Rentila ltd, incorporated under Bulgarian law in Sofia, as its own terms say.
There is no automatic transfer from Rentila: the move is a spreadsheet and your own files, and the steps below take it in order. The tenancies themselves carry on as they are.
Take your records out of Rentila. Before you cancel, save what Rentila holds to your own computer: the properties, tenants and tenancies, the rent and expense records, inventories, certificates and signed documents. Rentila’s pricing page says you can export your main data and documents from your account, and that a cancelled account stays active until the end of the current period, after which the data may be archived or deleted (read 31 October 2026). Keep the files with your records.
Bring the portfolio in from one spreadsheet. Open Properties, choose Import and upload a spreadsheet saved as CSV: one row per tenant, or per room for an HMO, with the address, town and postcode. Rent, deposit, certificate, licence, insurance and mortgage details come in if the sheet has them. Columns it does not recognise are listed back to you by name, and importing the same sheet again updates what is there instead of adding it twice. The import guide lists every column.
Add the certificates and documents. Drop the certificate files in as a batch and the dates are read from each one, for you to check. Upload signed agreements and other documents to each property.
Move the rent to Direct Debit. If your tenants pay through Rentila, set up Direct Debit in LetCompliance and send each tenant the mandate link, then cancel the old arrangement so nobody pays twice. No commission is taken on the rent. Stripe charges 1% of each Direct Debit payment with a 20p minimum and a £4 cap, and £5 for a disputed payment.
Start or carry on Making Tax Digital from the same records. Rentila is not on HMRC’s Making Tax Digital finder (read 31 October 2026). If you are in Making Tax Digital, LetCompliance sends the quarterly updates for UK property income from the records that run the let, on every paid plan, not the free plan or the trial. Each update covers the tax year so far, so bring this tax year’s bank statements in as CSV first. If you already send updates through other software, LetCompliance checks HMRC for the quarters already sent, and its next update covers the whole year so far. GOV.UK says a landlord cannot use more than one software product to send quarterly updates of property income. Switching software mid-year sets out what the new product has to do.
Send your tenants their portal links. Send portal links to every tenant without one, 20 at a click. Each tenant gets a link of their own, with no app and no password, for rent, repairs, messages and documents. The tenancy itself carries on as it is.
What comes across
Properties, HMO rooms and tenants, from one CSV.
Tenancy dates, the rent and how often it is due, and the deposit details.
Certificate, licence, insurance and mortgage dates.
Certificates, signed agreements and other documents, uploaded to each property.
This tax year’s money, from bank statements saved as CSV, on paid plans and the trial.
What stays with Rentila
Short-term rentals and their bookings calendar: LetCompliance does not run short lets.
The connected bank account: LetCompliance matches bank statements you upload as CSV files.
The App Store and Google Play apps: LetCompliance runs in the phone’s browser, with no app to install.
Past rent payments: the import takes the current rent, not a ledger of past payments, so keep Rentila’s export with your records.
Anything automatic: there is no transfer from Rentila to LetCompliance, only your spreadsheet and your files.
Prices: each provider’s own pricing page, read on 24 October 2026 between 16:06 and 16:20 UK time, for the round-ups on this site. The cost at 1, 5 and 10 properties is worked out from the published price and the charge for each extra unit, tenancy or lease, counting one property as one of each, with VAT as each page states it.
Making Tax Digital: HMRC’s software finder, the official list, read the same day. The quarterly update and tax return statuses are HMRC’s own labels in its results for UK property income; a product not on the finder is marked “Not listed”.
Company: Companies House, the official UK register, for the company each provider names on its own pages, by name and number.
What each product does: its own website, pricing and help pages, read on the date given under each entry for the comparisons and round-ups on this site. Only what its own pages say is written here; nothing was bought or tried, so this is a desk comparison, not a hands-on trial.
LetCompliance publishes these pages and lists itself first. Its prices come from its own plan list and its listing from the same HMRC finder.
For the Rentila page, Rentila’s own pricing, tour, benefits, about and terms pages and its support page on online payments, the six other products’ pricing pages and HMRC’s finder were read again on 31 October 2026. Rentila’s prices and company were as recorded on 24 October 2026. On the six pricing pages, no price shown differed from the record; Alphaletz’s monthly price and August’s yearly prices did not show on the pages as read that day, so those keep the record of 24 October 2026. Rentila was not among the 179 products on the finder’s lists for landlords and agents (177 when read on 24 October 2026), and the finder’s results for UK property income gave LetCompliance and the other products on this page the statuses recorded on 24 October 2026. The Making Tax Digital limits and rules are GOV.UK’s, read on 31 October 2026.
The others follow A to Z, each with its price at 1, 5 and 10 properties as its own pricing page gave it on 24 October 2026.
What do the alternatives to Rentila cost for one property and for ten?
Each figure is from the product’s own pricing page on 24 October 2026, a month unless it says a year. At one property: LetCompliance, £7.99 (Single, 1 property); Alphaletz, Always Free £0; August, £0 without MTD, or Growth £8.99 with it; Hammock, Basic £8 +VAT, or £76.80 +VAT a year; Landlord Studio, MTD Go £0, plus £5 per MTD submission; Lendlord, £0 without MTD, or Premium £12 with it; PaTMa, Free £0. At ten: LetCompliance, £19 (Portfolio, up to 10); Alphaletz, Pro £14 +tax, or £11 +tax billed annually; August, Portfolio £14.99, or £149.99 a year; Hammock, Standard £15 +VAT, or £144 +VAT a year; Landlord Studio, Pro £23.40 +VAT, or £19 +VAT billed yearly; Lendlord, Premium £12, or £99 a year; PaTMa, Pro £22.50. Rentila itself, at one property, Free £0; at ten, Gold £11.90 +tax, or £119 +tax a year. The plan, the VAT and any extra charge behind each figure are under its entry.
Does Making Tax Digital affect Rentila users?
It does if your qualifying income is over GOV.UK’s limit for Making Tax Digital for Income Tax: over £50,000 for 2024 to 2025 means from 6 April 2026, over £30,000 for 2025 to 2026 means from 6 April 2027 and over £20,000 for 2026 to 2027 means from 6 April 2028. Qualifying income is your self-employment and property income before expenses, and on a jointly owned property only your share counts. Once you are in it, your income and expense records are kept in software that works with Making Tax Digital, and the quarterly updates are sent to HMRC from it; records kept in more than one product have to be digitally linked. GOV.UK names exemptions, for example if you are digitally excluded (GOV.UK, read 31 October 2026). Rentila was not on HMRC’s software finder on 31 October 2026. LetCompliance sends the quarterly updates for UK property income on every paid plan, not the free plan or the trial, and sends the tax return when UK property is the only income you need to add yourself and you have no property loss from an earlier year, or capital allowance beyond a car, to claim, and no relief or charge to add.
What should I save from Rentila before I cancel?
The properties, tenants and tenancies, the rent and expense records, inventories, certificates and signed documents. Rentila’s pricing page says you can export your main data and documents from your account, that a cancelled account stays active until the end of the current period, and that after closure the data may be archived or deleted (read 31 October 2026). In LetCompliance the properties and tenants come in from one spreadsheet and the certificates in a batch, with their dates read for you to check; keep Rentila’s exports for the payments before the move.
What do the alternatives to Rentila cost for five properties?
As each pricing page gave it on 24 October 2026, a month: LetCompliance: £19 (Portfolio, up to 10); Alphaletz: Pro £14 +tax, or £11 +tax billed annually; August: Growth £8.99, or £89.99 a year; Hammock: Standard £15 +VAT, or £144 +VAT a year; Landlord Studio: Pro £17.40 +VAT, or £14 +VAT billed yearly; Lendlord: Premium £12, or £99 a year; PaTMa: Pro £15. Rentila itself: Silver £5.90 +tax, or £59 +tax a year. The plan, the VAT and any extra charge behind each figure are under its entry.
Which alternatives to Rentila are on HMRC’s Making Tax Digital list?
On HMRC’s software finder, read on 24 October 2026, for UK property income: LetCompliance, quarterly updates “Ready now”, tax return “Ready now”; August, quarterly updates “Ready now”, tax return “In development”; Hammock, quarterly updates “Ready now”, tax return “Ready now”; Landlord Studio, quarterly updates “Ready now”, tax return “In development”; Lendlord, quarterly updates “Ready now”, tax return “In development”; PaTMa, quarterly updates “Ready now”, tax return “In development”. Alphaletz is not listed. Rentila: not listed. LetCompliance sends the tax return itself only when UK property is the only income you need to add yourself and you have no property loss from an earlier year, or capital allowance beyond a car, to claim, and no relief or charge to add.
Why is LetCompliance listed first?
LetCompliance publishes this page and lists itself first, as its own product. That is the publisher’s view, not a neutral test: every other product is described from its own site, with the date it was read, and they follow A to Z.

Bring a let across
Bring your Rentila portfolio across in one spreadsheet
From £7.99 a month for one property. Properties, rooms, tenants, rents and certificate dates come in from one CSV, and the let runs in one place from there: the advert and the applicants, the tenancy and its signatures, the rent and the arrears, the repairs, the notices and the tax figures.
