Farmplan Property Manager alternatives for UK estates and landlords (2026)

Farmplan Property Manager is a Windows desktop program for estates and landlords: rent demands, rent reviews and quarter days across homes, commercial units and land. Farmplan’s support page still offers downloads and help by phone, email and remote session. The latest version it lists, V1.43.558, came out in February 2023, and Property Manager is not listed among Farmplan’s products for sale. Below are six alternatives and LetCompliance, each with its prices where published, and its records. LetCompliance publishes this page and lists itself first; the others follow A to Z.

The short answer

The main alternatives to Farmplan Property Manager for UK estates and landlords in 2026 are LetCompliance, Arthur, KEYPrime Property, Landlord Vision, MRI Software, Re-Leased and TenantTool. LetCompliance, which publishes this page, is listed first: it runs the whole let for the homes and the business leases in one account, from quarter-day rent and VAT invoices to Making Tax Digital, with every cottage and unit on Professional at £49 a month for any number.

Scroll sideways on a phone. LetCompliance is shown first, then Farmplan Property Manager for reference, then the others. Each cost is the provider’s own published price on 24 October 2026 and 29 October 2026, each entry giving its own day; the plan, the VAT and any extra charge behind it are under its entry. HMRC’s statuses are its own labels for UK property income.

The alternatives

The alternatives to Farmplan Property Manager, with their records

LetCompliance first, as the publisher’s own software, then the others A to Z. Each one is described from its own site, with its cost a month at 1, 5 and 10 properties, its listing on HMRC’s Making Tax Digital finder and its company on Companies House.

LetCompliance

Listed first: the publisher’s own software

Pricing
Professional is £49 a month for unlimited properties, with no VAT added. A land agent managing for several owners uses an agency plan, from £24 a month with no VAT added, which starts with a 14-day agency trial; every new landlord account starts with a 3-day trial. Neither trial needs a card.
Why it is first
LetCompliance publishes this page and lists itself first, as its own product. That is the publisher’s view, not a neutral test: every other product is described from its own site, with the date it was read, and they follow A to Z.

For an estate leaving Farmplan Property Manager, LetCompliance runs the cottages and the commercial units in one account in the browser: business leases with their reviews, breaks and notice deadlines, rent on the quarter days, numbered rent invoices with VAT where a building is opted to tax, and the homes’ tenancies, deposits, notices and Making Tax Digital for UK property income.

What it runs

  • Business leases on a Lease tab of their own: each rent review with its basis and the last day to serve notice, each break, the 1954 Act status and any service charge, with an email 90, 30, 14, 7 and 1 days before each rent review or break notice deadline and on the day.
  • Rent on each lease as the lease sets it: on the usual quarter days (25 March, 24 June, 29 September and 25 December), quarterly from any date, monthly, half-yearly or yearly.
  • Numbered rent invoices and credit notes as PDFs, with VAT added only where a commercial building is opted to tax, up to 50 issued at once, on paid plans and the trial.
  • On a paid landlord plan, each rent charge goes one way to your own Xero as a sales invoice, with the payments recorded on rent without VAT; rent that carries VAT goes once it is paid in one payment or a VAT invoice is issued for it in LetCompliance.
  • A Xero-ready CSV of your income and costs from Finance, and the rent invoices as a spreadsheet for your accountant.
  • The homes under their own rules: tenancy agreements signed online, deposits and their Prescribed Information, and Section 8 and Section 13 notices and Making Tax Digital for UK property income on every paid plan.
  • Certificates tracked with reminders, and a 0 to 100 score for each home.

What it does not do

  • It does not model fields, grazing licences, sporting or fishing lets, farm business tenancies or agricultural holdings.
  • It records a service charge on the lease but does not budget, invoice or reconcile it, and it has no abatements, registered rents or meter recharges.
  • Its business lease rent follows the usual quarter days or a fixed cycle; a set of irregular quarter days of your own is not offered.
  • It does not email invoices: each one is issued as a PDF to download and send.
  • It does not run holiday lets or short lets: there is no channel manager and no booking calendar.
  • It has no Open Banking bank feed: bank statements are uploaded as a CSV and matched line by line.
  • It has no Rightmove, Zoopla or OnTheMarket feed: adverts are public on its own to-let pages or by link, with the text and photos ready to post elsewhere.
  • Its Making Tax Digital covers UK property income only, for the landlord’s own return, on paid plans, not the free plan or the trial.

What its own site lists

  • One dataset for the business, with landlords or estates at the top of its hierarchy, where a property is any unit that pays rent: homes, commercial units, fields, outbuildings, fishing licences and rent-free tied cottages.
  • Rent demands raised in a run, the due date moved on after each one, an annual rent apportioned by the exact days in the period, and irregular quarter days set for each estate.
  • Rent reviews with the review notice date, the next review and the new rent applied on its effective date, with stepped rent increases, registered rent dates and abatements.
  • Additional items for service and utility charges, one-off or recurring at their own frequency, with meter readings worked into the charge.
  • Invoice numbers in one sequence for the business or for each landlord or estate, with the landlord’s or estate’s VAT number on the demand.
  • Commission for each landlord or estate, and rent demands exported to Farmplan Business Manager, or to Farmplan Business Cloud since the February 2023 update.
  • Demands and invoices printed or emailed in batches, and a Report Library whose reports can be previewed, printed, exported or emailed.

What its own pages do not list

  • A version since V1.43.558: its support page lists that one, “New Update released February 2023” (read 29 October 2026).
  • A version for anything but Windows: its download is for “Windows 11 operating systems only” (read 29 October 2026).
  • A place among the products Farmplan sells: its site lists Property Manager under support and downloads, and its accounts page offers TELUS Farm Accounting (read 29 October 2026).
  • A link to Xero or Sage is not documented on its support page or in its two guides; its exports go to Farmplan’s own accounts programs.
  • A published price: none is on its pages, and its guide ties the licence key to a support contract that is renewed.
  • Making Tax Digital under its own name: Property Manager is not on HMRC’s finder; Farmplan Business Manager is, as product 3393, with UK property “Ready now” for quarterly updates and every tax return item “Not included” (read 29 October 2026).

Switching from Farmplan Property Manager

Switching from Farmplan Property Manager to LetCompliance

There is no automatic transfer from Farmplan Property Manager: the move is a spreadsheet and your own files, and the steps below take it in order. The tenancies themselves carry on as they are.

  1. Take your records out of Farmplan Property Manager. Export the property, tenant and tenancy reports from the Report Library, which Farmplan’s Getting Started Guide says can be previewed, printed, exported or emailed, and take a backup of the data. Note each landlord’s or estate’s last invoice number.
  2. Bring the cottages and units in from one CSV. Open Properties, choose Import and upload a spreadsheet saved as CSV: the address, town and postcode, the property type (residential, HMO or commercial), the tenants and the rent. Importing the same sheet again updates what is there instead of adding it twice. The import guide lists every column. On a paid plan you can email Farmplan’s exports or your spreadsheets to hello@letcompliance.com instead, and LetCompliance imports the properties and tenants for you, included in the plan.
  3. Add each lease’s terms and dates. On each commercial unit’s Lease tab, record the date of the lease, whether the 1954 Act protects it, it is contracted out or it is outside the Act, the permitted use and any service charge, then each rent review, break and other date with the last day for its notice. On the tenancy, set the rent to the quarter days, quarterly, monthly, half-yearly or yearly, and mark a company tenant with its company number.
  4. Set up invoicing. Add your VAT registration number, record each commercial building’s option to tax and the day it has effect, and set the next invoice number, so the numbering carries on from Farmplan’s. LetCompliance keeps one series for each landlord, so where Farmplan numbered each estate separately, one of those series carries on. Rent invoices are on paid plans and the trial.
  5. Record the past rent months. Record past rent months on each tenancy in one go, and keep Farmplan’s exports for the dated ledger before that.
  6. Keep the accounts and Making Tax Digital in step. On a paid landlord plan, each rent charge goes one way to your own Xero as a sales invoice, with the payments recorded on rent without VAT; rent that carries VAT goes once it is paid in one payment or a VAT invoice is issued for it in LetCompliance. Finance exports a Xero-ready CSV of your income and costs, and the rent invoices download as a spreadsheet. Farmplan Property Manager is not on HMRC’s Making Tax Digital finder under its own name. LetCompliance sends the quarterly updates for UK property income on every paid plan, not the free plan or the trial; its Making Tax Digital covers UK property income only, so a farm’s trading income goes from the software that keeps the farm’s books.
  7. Send your tenants their portal links. Send portal links to every tenant without one, 20 at a click. Each tenant gets a link of their own, with no app and no password, for rent, repairs, messages and documents. The tenancy itself carries on as it is.

What comes across

  • Properties, HMO rooms and tenants, from one CSV.
  • Tenancy dates, the rent and how often it is due, and the deposit details.
  • Certificate, licence, insurance and mortgage dates.
  • Certificates, signed agreements and other documents, uploaded to each property.
  • This tax year’s money, from bank statements saved as CSV, on paid plans and the trial.

What stays with Farmplan Property Manager

  • Abatements, block dates and registered rents, which LetCompliance does not record.
  • A set of irregular quarter days of your own: business lease rent is on the usual quarter days (25 March, 24 June, 29 September and 25 December), quarterly from any date, monthly, half-yearly or yearly.
  • A separate invoice number series for each estate of one landlord: LetCompliance keeps one series for each landlord.
  • Additional items and meter recharges: a service charge is recorded on the lease, not invoiced.
  • Fields, grazing, sporting and fishing units, which are not modelled.
  • Your own Specifics fields and report layouts.
  • The dated ledger before the months you record: the import takes the current rent and past months are recorded on each tenancy, so keep Farmplan Property Manager’s exports for the payments before them.
  • Anything automatic: there is no transfer from Farmplan Property Manager to LetCompliance, only your spreadsheet and your files.

Method

How these were compared

  1. Prices: each provider’s own pricing page, read on 24 October 2026 between 16:06 and 16:20 UK time for the round-ups on this site, or on 29 October 2026 for a product first listed on this page, as each entry gives. The cost at 1, 5 and 10 properties is worked out from the published price and the charge for each extra unit, tenancy or lease, counting one property as one of each, with VAT as each page states it.
  2. Making Tax Digital: HMRC’s software finder, the official list, read on the same day as each entry’s prices. The quarterly update and tax return statuses are HMRC’s own labels in its results for UK property income; a product not on the finder is marked “Not listed”, or, where the finder lists a near name it does not tie to the product, that listing is given by its own name.
  3. Company: Companies House, the official UK register, for the company each provider names on its own pages, by name and number.
  4. What each product does: its own website, pricing and help pages, read on the date given under each entry for the comparisons and round-ups on this site. Only what its own pages say is written here; nothing was bought or tried, so this is a desk comparison, not a hands-on trial.
  5. LetCompliance publishes these pages and lists itself first. Its prices come from its own plan list and its listing from the same HMRC finder.
  6. For the Farmplan Property Manager page, the products first listed there (KEYPrime Property, MRI Software, Re-Leased and TenantTool) and Farmplan itself were read on 29 October 2026: each one’s own pages, every product page on HMRC’s finder and Companies House. Arthur’s and Landlord Vision’s commercial pages were read the same day; their prices and finder listings keep the day of the round-ups’ read, 24 October 2026.

FAQs

Questions about leaving Farmplan Property Manager

What are the main alternatives to Farmplan Property Manager?

The main alternatives to Farmplan Property Manager for UK estates and landlords in 2026 are LetCompliance, Arthur, KEYPrime Property, Landlord Vision, MRI Software, Re-Leased and TenantTool. LetCompliance, which publishes this page, is listed first: it runs the whole let for the homes and the business leases in one account, from quarter-day rent and VAT invoices to Making Tax Digital, with every cottage and unit on Professional at £49 a month for any number. The others follow A to Z, each with its price at 1, 5 and 10 properties as its own pricing page gave it on 24 October 2026 and 29 October 2026, each entry giving its own day.

Is Farmplan Property Manager still supported?

Farmplan’s support page for Property Manager is live, with downloads, guides and help by phone, email and remote session, and it carries no end-of-life notice (read 29 October 2026). The latest version it lists is V1.43.558, “New Update released February 2023”, for Windows 11. Farmplan’s site lists Property Manager under support and downloads, not among the products it sells. Ask Farmplan about your own support contract.

Can I move my Farmplan Property Manager data to LetCompliance?

Yes, by spreadsheet and your own files: there is no automatic transfer. Export the property, tenant and tenancy reports from Farmplan’s Report Library, keep a backup and note each estate’s last invoice number. The properties and tenants come in from one CSV, each lease’s dates go on its Lease tab, and the invoice numbering carries on from Farmplan’s once you set the next number, one series for each landlord. On a paid plan you can email Farmplan’s exports or your spreadsheets to hello@letcompliance.com instead, and LetCompliance imports the properties and tenants for you, included in the plan. Past rent months are recorded on each tenancy in one go; keep Farmplan’s exports for the ledger before that.

Can one account run the cottages and the commercial lets?

Yes. Mark each property residential, HMO or commercial. The cottages run as homes under the Housing Act 1988: tenancy agreements, deposits, Right to Rent and Section 8 and Section 13 notices. The commercial units run as business leases: a Lease tab with the reviews, breaks and notice deadlines, rent on the quarter days and VAT invoices where a building is opted to tax. Both share one rent page, one Finance and one set of tax figures.

Does LetCompliance work with Xero?

Yes, one way, on every paid landlord plan (not the free plan or the trial). In Settings, Integrations, connect your own Xero organisation, then choose the properties, the income account for rent and the date to send rent due from. Each rent charge from that date, on a home or a unit, goes to Xero as a sales invoice, to a contact for each tenant. Choose a Xero bank account as well, and each payment you record in LetCompliance on rent without VAT is added to its invoice there. Rent that carries VAT, on a commercial unit recorded as opted to tax, goes to Xero once it is paid in one payment, dated the day it was paid, or once a VAT invoice is issued for it in LetCompliance, dated its tax point; rent with VAT paid in parts, with no VAT invoice issued for it in LetCompliance, is not sent. Payments on rent that carries VAT are not sent. Only rent is sent: no expenses or bills, and nothing is read back from Xero. Xero is connected from your own landlord account, not from an agency workspace. Finance also exports a Xero-ready CSV of your income and costs, and the rent invoices download as a spreadsheet for your accountant. LetCompliance sends Making Tax Digital updates for UK property income itself, on every paid plan.

What does LetCompliance cost for an estate with 150 cottages and units?

Professional is £49 a month for unlimited properties, with no VAT added. A land agent managing for several owners uses an agency plan, from £24 a month with no VAT added, which starts with a 14-day agency trial; every new landlord account starts with a 3-day trial. Neither trial needs a card. The plan counts properties, so 150 cottages and units are one price.

Does Farmplan offer a cloud replacement for Property Manager?

Farmplan’s accounts page offers TELUS Farm Accounting, cloud accounting software for farms, and names issuing regular rent demands as one use of its recurring transactions; tenancies and rent reviews are not described on that page (read 29 October 2026). Farmplan’s support page says the February 2023 update exports Property Manager’s rent demands to Farmplan Business Cloud.

Farmplan Property Manager: not listed.

Why is LetCompliance listed first?

LetCompliance publishes this page and lists itself first, as its own product. That is the publisher’s view, not a neutral test: every other product is described from its own site, with the date it was read, and they follow A to Z.

Editorial discipline

LetCompliance publishes this page and lists itself first, as its own product. That is the publisher’s view, not a neutral test: every other product is described from its own site, with the date it was read, and they follow A to Z. The review date at the top is the day this page was last reviewed and changed; the day each provider’s prices and features were read is given under each entry and in the method. Bring a let across

Bring the cottages and units across from Farmplan Property Manager in one spreadsheet

Professional is £49 a month for any number of cottages and units, with no VAT added. The properties, tenants and rents come in from one CSV, and from there each lease keeps its reviews, breaks and notice deadlines, the rent falls due on the quarter days or the lease’s own cycle, the invoices are numbered with VAT where a building is opted to tax, and the homes keep their tenancies, deposits, notices and tax figures.
