Deposit claims that hold up

An independent, dated inventory is the evidence the schemes look for if a deduction on your Nottingham let is ever challenged.

Every room and every supplied item photographed and dated, so there is no argument later about what was there or its condition.

Nottingham, answered

Do you cover Nottingham?

Yes. Nottingham and nearby areas like Beeston, West Bridgford, Arnold, Carlton are within our regular coverage. Add your address when you book and we'll confirm before you pay.

Do you offer an inventory clerk service in Nottingham?

Yes. We provide an independent property inventory, check-in and check-out service for landlords across Nottingham — dated, photographed reports the deposit schemes accept. It's a flat, upfront price with no franchised-clerk call-out fees.

What's included, and how much?

From £85, one-off, with no VAT and no subscription. Furnished properties and each bedroom beyond the first add a small surcharge, so larger homes and HMOs are priced fairly.

Why does an inventory matter?

Deposits must be protected in a government-approved scheme and tenants can dispute deductions. Without a clear, dated, photographed inventory a landlord has little chance of claiming successfully.

Do I need to be there?

No. We attend the property, document everything with photos and meter readings, and email you the report, usually within a couple of days.

What's the difference between a check-in and a check-out?

The check-in (taken with the inventory) records the property's condition and contents at the start of the tenancy and is signed by the tenant. The check-out, at the end, compares the property back to that record to evidence any deductions.

Do you inventory furnished properties and HMOs?

Yes. We log and photograph every supplied item room by room. Furnished properties and each bedroom beyond the first carry a small surcharge, so larger homes and HMOs are priced fairly.

How soon do I get the report?

Usually within a couple of days of the visit. You get a clear, photographed digital report by email, ready to file with your deposit paperwork.

Built by a landlord, for landlords.

I let property myself, and I was tired of juggling an agent, a spreadsheet and a handful of reminder apps just to stay on the right side of the law. So we built the one login I actually wanted: advertise the property, take applications, collect the rent, and keep every certificate and notice in order, each taken straight from GOV.UK.
