Do I need to be there?

No. We attend the property, document everything with photos and meter readings, and email you the report, usually within a couple of days.

What's the difference between a check-in and a check-out?

The check-in (taken with the inventory) records the property's condition and contents at the start of the tenancy and is signed by the tenant. The check-out, at the end, compares the property back to that record to evidence any deductions.

Do you inventory furnished properties and HMOs?

Yes. We log and photograph every supplied item room by room. Furnished properties and each bedroom beyond the first carry a small surcharge, so larger homes and HMOs are priced fairly.

How soon do I get the report?

Usually within a couple of days of the visit. You get a clear, photographed digital report by email, ready to file with your deposit paperwork.
