Landlord boiler cover: what is insurance and what is not

Landlord boiler cover usually bundles two things: insurance for repairs, and a service contract for the yearly boiler service and gas safety check. Four providers’ published terms, read on 24 October 2026, with the insurer behind each policy as its own documents name it. Listed A to Z, not ranked, and not a quote. LetCompliance, the software that runs the let and holds the gas safety dates, is set out first and sells no insurance.

LetCompliance, the publisher’s own software

Runs the let beside every firm here

Landlord software for the whole let: adverts and applications, the tenancy and its signatures, rent and Direct Debit, arrears and the Section 8 notice, repairs, deposits, certificates and Making Tax Digital for UK property income.

From £7.99 a month for one property.

The short answer

Boiler cover pays for repairs; it does not take over the landlord’s gas safety duty. The law asks for a safety check of each gas appliance and flue at least every 12 months, the record kept until two more checks have been made, and a copy given to an existing tenant within 28 days of the check and to a new tenant before they move in (Gas Safety (Installation and Use) Regulations 1998, regulation 36). All four policies here include the check. LetCompliance runs the let around the cover: the repair from the tenant’s report to the engineer, the renewal, and the check’s date, with reminders at 90, 30, 14, 7 and 1 days before it runs out.

What LetCompliance does beside the cover

The policy pays for a repair. LetCompliance runs the let around it: the gas safety date, the renewal, the yearly service and the repair itself, from the tenant’s report to the engineer.

  • The gas safety date, on a reminder ladder

The gas safety record for each property, its date read from the uploaded file where the reading is clear, with an email at 90, 30, 14, 7 and 1 days before it runs out. An at-risk finding on the record is flagged for you, never applied for you.

    On every plan

  • The policy and its renewal

Record the cover against the property with its provider, premium and renewal date. Reminders come at 90, 30 and 7 days before renewal, and the premium can go to Finance as a draft cost.

    On every plan

  • The yearly boiler service, planned

A boiler or heating service on the maintenance board, across every property, so what is due this month is on one screen.

    On every plan

  • A breakdown, from report to engineer

The tenant reports it with photos in the portal; the repair gets a priority and a response clock (emergency 24 hours, urgent 7 days, routine 14 days, the app’s own defaults), and the job goes to your engineer with the Gas Safe number you recorded, which the app does not check against the register.

On paid plans and the trial

What it does not do. LetCompliance sells no insurance and no service plan, is not a broker, gives no financial advice and does not book gas engineers.

LetCompliance publishes this guide and is landlord software. It is not one of the firms compared below and is not ranked against them.

Plans are one price for each size of portfolio, never a charge per property, a month: £7.99 for 1 property, £14.99 for up to 3, £19 for up to 10, £29 for up to 20 and £49 for any number. Every new landlord account starts with a 3-day trial and no card.

The fixed part

The duty that stays with the landlord

  • Each gas appliance and flue checked for safety at least every 12 months; a record of each check kept until two more checks have been made; a copy given to each existing tenant within 28 days of the check, and to a new tenant before they move in (Gas Safety (Installation and Use) Regulations 1998, regulation 36).
  • A policy that includes the check arranges it; the duty to have it done, and to give the tenant the record, is still the landlord’s.
  • The boiler service and the gas safety check in a bundle are usually a service, not insurance. HomeServe’s terms, for example, say they are not part of the insurance contract and that a complaint about them cannot go to the Financial Ombudsman Service.

Before you choose

What to check

What is insurance and what is a service

Read the policy document for what the insurer covers and the terms for what the provider does itself. Only the insurance part has the ombudsman and the compensation scheme behind it.

The first-year price

Introductory prices rise at renewal. HomeServe publishes its expected second-year price; ask the others before you buy.

The boiler’s age and type

Covers set limits on age, make and fuel (mains gas only, on several). Check the exclusions against your boiler, and whether a claim is allowed in the first weeks.

Who books the check

If the cover includes the gas safety check, find out who books it and when, so the 12 months do not run out between visits.

Not financial advice

Insurance is a regulated product. This page sets out what each provider publishes and the insurer behind each policy; it is not a quote, a recommendation or financial advice, and it ranks no policy. Compare quotes from FCA-authorised firms only, and read the policy documents before you buy.

LetCompliance is not a broker, sells no insurance and does not give financial advice. No link on this page earns LetCompliance a fee.

Method

How this page was put together

  • Fees: each firm’s own pages, read on 24 October 2026, without making an account or asking for a quote. Pages that draw their prices in the browser were read in one. Every fee is given as the page gave it, with VAT as the page states it, and a fee a page does not publish is marked as not published.
  • Registers: the Solicitors Regulation Authority, the Council for Licensed Conveyancers and the Financial Conduct Authority registers where a firm is regulated, Companies House for the company behind each firm, and Companies House’s published list of authorised agents (dated 21 October 2026), all read the same day. Where a firm’s pages give no company number, the company found on the register under the name it gives or trades as is shown, and the cell says so.
  • Not ranked: the firms are listed A to Z. Nothing was bought or tried; this is a desk comparison of published pages and public registers. Any link that pays LetCompliance a fee is marked Sponsored; the links here go to the pages that were read.
  • LetCompliance publishes this guide and makes landlord software. It is set out first because it is the publisher’s own product, and it is not compared with the firms.

FAQs

Questions landlords ask

Do landlords need boiler cover?

No law requires it. The law requires a gas safety check every 12 months and repairs to the heating and hot water within a reasonable time. Boiler cover is one way to pay for the repairs; a landlord can also pay an engineer as each job comes.

Does landlord boiler cover include the gas safety certificate?

All four covers here include a gas safety check in their landlord product, as their own pages say. The check is usually a service the provider carries out, not part of the insurance. The duty to have it done every 12 months and give the record to the tenant stays with the landlord.

How much is landlord boiler cover?

On the prices published on 24 October 2026: from £10.99 a month (24|7 Home Rescue, a half-price offer for the first 12 months, as its page says), from £17.45 a month (Hometree) and £20 a month in the first year with a £100 excess (HomeServe); British Gas showed no price without a quote. Prices depend on the excess, the property and the year.

Is boiler cover the same as landlord insurance?

No. Landlord insurance covers the building, contents, liability and sometimes rent; boiler cover pays for repairs to the boiler and heating, usually with a service and gas safety check bundled in. They are separate policies with separate renewals.
