Buy-to-let conveyancers: published fees and supplements

Six firms regulated by the Solicitors Regulation Authority or the Council for Licensed Conveyancers, with the conveyancing fees and buy-to-let supplements each publishes, read on 24 October 2026, its register entry and the company behind it. Listed A to Z, not ranked. LetCompliance, the software that takes the let over on completion day, is set out first and is not a conveyancer.

LetCompliance, the publisher’s own software

Runs the let beside every firm here

Landlord software for the whole let: adverts and applications, the tenancy and its signatures, rent and Direct Debit, arrears and the Section 8 notice, repairs, deposits, certificates and Making Tax Digital for UK property income.

From £7.99 a month for one property.

The short answer

Buy-to-let conveyancing costs the firm’s standard fee plus supplements: on the fees published on 24 October 2026, from £200 + VAT for a purchase with tenancies (Timms) and £225 to £400 + VAT more when a company buys (Attwells, Banner Jones, Napthens, Timms). The conveyancer completes the purchase; LetCompliance runs the let from completion day, with the property, its value, the tenant and the deposit on record. From £7.99 a month for one property.

What LetCompliance does from completion day

The conveyancer’s job ends at completion. The let starts there: the property, the tenancy, the deposit, the certificates and the rent. LetCompliance runs it from the first day, with every record of it in one account.

  • The property in, with its numbers

Add it with the price paid and the date; LetCompliance estimates its value from the HM Land Registry House Price Index, or takes yours, and works out equity and loan to value from the mortgage balance.

On paid plans and the trial

  • Up to four landlords named

Joint buyers are each named on every document, and a part-owned property counts at your share in the tax figures and the equity.

    On every plan

  • A tenant already in place

A deposit taken over from the seller or their agent is recorded with the date it was protected again, and the Prescribed Information can be served again from the deposits register, naming every landlord.

    On every plan

  • The seller’s certificates, dated

Drop the certificates in at once; their dates are read from each file where the reading is clear, and every expiry gets reminders at 90, 30, 14, 7 and 1 days.

    On every plan

  • The address for notices

The tenancy agreement gives the landlord’s address in England or Wales for notices, which section 48 of the Landlord and Tenant Act 1987 requires.

    On every plan

  • When you sell

A capital gains record: the proceeds, the price paid, the improvements logged over the years and the costs of sale, with the gain before reliefs shown line by line. A record, not a tax calculation.

    On every plan

What it does not do. LetCompliance does no conveyancing, searches or Stamp Duty Land Tax returns, and gives no legal advice on a purchase.

LetCompliance publishes this guide and is landlord software. It is not one of the firms compared below and is not ranked against them.

Plans are one price for each size of portfolio, never a charge per property, a month: £7.99 for 1 property, £14.99 for up to 3, £19 for up to 10, £29 for up to 20 and £49 for any number. Every new landlord account starts with a 3-day trial and no card.

The fixed part

Who may do it, and what must be published

  • Preparing the transfer and the other instruments is a reserved legal activity (Legal Services Act 2007, section 12): a solicitor’s firm regulated by the SRA or a licensed conveyancer regulated by the CLC does it.
  • The SRA Transparency Rules (rules 1.1 and 1.3) require a firm that offers residential conveyancing to individuals to publish its costs on its website. The rule covers individuals; a company buyer is usually quoted.

Before you choose

What to check

The supplements

A tenant in place, a company buyer, a leasehold and a lender with its own solicitor each add a fee. Add them up before you compare the headline figure.

The tenancy papers

Ask the seller for the tenancy agreement, the deposit protection certificate and Prescribed Information, the gas safety record, the EICR, the EPC and the rent position at completion.

The deposit

If the deposit moves to you, it has to be protected in your name. Check how the seller’s scheme hands it over, and when you will give the tenant fresh Prescribed Information.

Telling the tenant

A tenant must be told the new landlord’s name and an address for notices. Agree with the conveyancer who sends that, and when.

Before you rely on this page

This page is not legal advice. It sets out what each firm publishes, read on one day; the main fee usually depends on the price, the tenure and the lender. Get a written quote with every supplement before you instruct anyone.

Check a solicitor on the SRA register and a licensed conveyancer on the CLC register. This page does not cover borrowing or lenders.

Method

How this page was put together

  • Fees: each firm’s own pages, read on 24 October 2026, without making an account or asking for a quote. Pages that draw their prices in the browser were read in one. Every fee is given as the page gave it, with VAT as the page states it, and a fee a page does not publish is marked as not published.
  • Registers: the Solicitors Regulation Authority, the Council for Licensed Conveyancers and the Financial Conduct Authority registers where a firm is regulated, Companies House for the company behind each firm, and Companies House’s published list of authorised agents (dated 21 October 2026), all read the same day. Where a firm’s pages give no company number, the company found on the register under the name it gives or trades as is shown, and the cell says so.
  • Not ranked: the firms are listed A to Z. Nothing was bought or tried; this is a desk comparison of published pages and public registers. Any link that pays LetCompliance a fee is marked Sponsored; the links here go to the pages that were read.
  • LetCompliance publishes this guide and makes landlord software. It is set out first because it is the publisher’s own product, and it is not compared with the firms.

FAQs

Questions landlords ask

How much does buy-to-let conveyancing cost?

The firm’s standard purchase fee plus supplements. On the fees published on 24 October 2026, Dutton Gregory’s average freehold fee is £1,250 + VAT up to £300,000; a purchase with a tenant in place adds £200 + VAT (Timms) or £300 + VAT (Napthens), and a company buyer adds £225 to £400 + VAT. Searches, Land Registry fees and Stamp Duty Land Tax are on top.

Is conveyancing more expensive for a limited company?

Usually, yes. Every firm here that publishes a company fee charges a supplement for it, from £225 + VAT (Attwells) to £400 + VAT (Timms, with a mortgage), because the firm checks the company and its directors as well as the property.

What changes when I buy a property with a tenant already in it?

The tenancy continues and you become the landlord. Ask for the tenancy agreement, the deposit protection and the certificates before exchange, protect the deposit in your name if it moves to you, and tell the tenant your name and an address for notices. LetCompliance records the tenancy, the re-protected deposit and the certificates from the day you complete.

Solicitor or licensed conveyancer?

Both may do conveyancing. A solicitor’s firm is regulated by the Solicitors Regulation Authority and can do other legal work; a licensed conveyancer is regulated by the Council for Licensed Conveyancers and specialises in property. Check either on its regulator’s register.
