Void utility management: what each service does between tenancies

Five services that look after the energy and the utilities between tenancies, with the credits and terms each publishes, read on its own site on 24 October 2026, and the company behind it; then council tax on an empty home, from GOV.UK. Listed A to Z, not ranked. LetCompliance, the software that runs the let and fills the void, is set out first and switches no suppliers.

LetCompliance, the publisher’s own software

Runs the let beside every firm here

Landlord software for the whole let: adverts and applications, the tenancy and its signatures, rent and Direct Debit, arrears and the Section 8 notice, repairs, deposits, certificates and Making Tax Digital for UK property income.

From £7.99 a month for one property.

The short answer

Void services move the energy onto a void account between tenancies and clear or credit the charges: on the terms published on 24 October 2026, Just Move In gives £15 credit per fuel and 30 days without a standing charge on each void account, and Helpthemove up to £56 where OVO is the supplier; British Gas VoidCare and Homebox publish no amounts. An empty home usually still pays council tax. LetCompliance runs the let around the void: the empty property on a vacancies board, the advert, the viewings, the meter readings and the handover to the next tenant. From £7.99 a month for one property.

What LetCompliance does in the void

A void service sorts out the meters. LetCompliance runs the let that is ending and the one that starts: the empty property on a board, the advert, the viewings and applications, the readings and the handover to the next tenant.

  • Every empty property on one board

The vacancies board shows each empty property and how far its letting has got: on the market, viewings, applications, holding deposit, agreement.

On paid plans and the trial

  • How long each home stood empty

An occupancy timeline for each property, a year at a time, with let, empty and not recorded kept apart.

On paid plans and the trial

  • The advert, the viewings and the waiting list

An advert with the rent, the EPC rating, photos and the material information, viewings booked and confirmed by email, and a waiting list held for the next empty home. Applications come in on every plan.

On paid plans and the trial

  • The notice and the readings, from the tenant

The outgoing tenant gives notice and sends the meter readings in the tenant portal, so the readings a void service asks for are already on record.

    On every plan

  • The handover to the next tenant

Who supplies the electricity, gas, water, broadband and council tax, and who pays, shown to the incoming tenant. Account numbers and private notes are not.

    On every plan

  • Check-out against check-in

The check-out inventory set against the check-in, room by room, so what changed during the tenancy is on record before the next one starts.

On paid plans and the trial

What it does not do. LetCompliance does not switch energy suppliers, tell councils or water companies about a change of tenancy, or pay void bills.

LetCompliance publishes this guide and is landlord software. It is not one of the firms compared below and is not ranked against them.

Plans are one price for each size of portfolio, never a charge per property, a month: £7.99 for 1 property, £14.99 for up to 3, £19 for up to 10, £29 for up to 20 and £49 for any number. Every new landlord account starts with a 3-day trial and no card.

The fixed part

Council tax on an empty home

  • An empty home usually pays council tax, and the council decides any discount (GOV.UK).
  • After a home has been empty for at least a year, the council can charge an empty home premium, up to four times the normal bill once it has been empty for 10 years.
  • The premium may not apply for up to 12 months while the home is being marketed for sale or to rent, or is undergoing major repairs. The standard rate is still due unless a discount or exemption applies. The rules are different in Scotland.

Before you choose

What to check

Readings on the day

Take the meter readings at check-out and again at check-in, with photos and the date, so the void bill starts and stops at the right numbers.

Which supplier

A void service works through particular suppliers, and its credit can depend on them: Helpthemove’s, for example, applies only where OVO supplies the property.

Water and council tax

Water companies charge empty homes in their own ways, and the council decides any council tax discount. Tell both when the home empties and when it is let again.

Who is paid

Some void services pay letting agents a commission for each switch, as their own pages say. If an agent manages the let, ask which service it uses and what it earns.

Before you rely on this page

This page is not energy or financial advice. It sets out what each service publishes, read on one day; credits and terms change.

Two of the companies here state FCA permissions for other products; this page covers their void services only. No link on this page earns LetCompliance a fee.

Method

How this page was put together

  • Fees: each firm’s own pages, read on 24 October 2026, without making an account or asking for a quote. Pages that draw their prices in the browser were read in one. Every fee is given as the page gave it, with VAT as the page states it, and a fee a page does not publish is marked as not published.
  • Registers: the Solicitors Regulation Authority, the Council for Licensed Conveyancers and the Financial Conduct Authority registers where a firm is regulated, Companies House for the company behind each firm, and Companies House’s published list of authorised agents (dated 21 October 2026), all read the same day. Where a firm’s pages give no company number, the company found on the register under the name it gives or trades as is shown, and the cell says so.
  • Not ranked: the firms are listed A to Z. Nothing was bought or tried; this is a desk comparison of published pages and public registers. Any link that pays LetCompliance a fee is marked Sponsored; the links here go to the pages that were read.
  • LetCompliance publishes this guide and makes landlord software. It is set out first because it is the publisher’s own product, and it is not compared with the firms.

FAQs

Questions landlords ask

What does a void utility service do?

It looks after the energy while a let property is empty: it closes the outgoing tenant’s account, moves the supply to the landlord or the agent, and on some services clears debt from the meters, adds credit or waives standing charges. Some also tell the council and the water company about the change of tenancy.

Do landlords pay council tax on an empty rental property?

Usually, yes. GOV.UK says an empty home usually pays council tax and the council decides any discount. After a year empty a premium can apply, up to four times the bill after 10 years, though it may not apply for up to 12 months while the home is being marketed to rent.

How much credit do void services give landlords?

On the terms published on 24 October 2026: Just Move In gives £15 credit per fuel and 30 days without a standing charge on each void account, and Helpthemove up to £56 per void property where OVO is the supplier. British Gas VoidCare and Homebox describe credits and waived standing charges without publishing amounts.

Does LetCompliance switch suppliers or tell the council?

No. LetCompliance runs the let around the void: the empty property on the vacancies board, the advert, viewings and applications, the outgoing tenant’s notice and meter readings, and the handover of who supplies what to the next tenant.
