Furniture packages for landlords: published prices and the fire rules

Four suppliers of furniture packs for let property, HMOs included, with the price each publishes, read on its own site on 24 October 2026, and the company behind it; then the fire safety rules and what HMRC allows when you replace an item. Listed A to Z, not ranked. LetCompliance, the software that runs the let and records every item on the inventory, is set out first and sells no furniture.

LetCompliance, the publisher’s own software

Runs the let beside every firm here

Landlord software for the whole let: adverts and applications, the tenancy and its signatures, rent and Direct Debit, arrears and the Section 8 notice, repairs, deposits, certificates and Making Tax Digital for UK property income.

From £7.99 a month for one property.

The short answer

Furniture packs for a let start at £1,975 plus VAT for a whole flat (Landlord Furniture Packages, Stratford) and £2,450 for an HMO pack (HMO Furniture), read on 24 October 2026; Fusion and Featherington quote. Upholstered furniture supplied in the course of a business has to meet the 1988 fire safety regulations, and replacing an item, not the first purchase, can be claimed against tax. LetCompliance runs the let around the furniture: each item on the inventory with photos at check-in and check-out, the deduction worked out fairly, and the replacement in the right tax box. From £7.99 a month for one property.

What LetCompliance does once the furniture is in

The supplier furnishes the property. LetCompliance runs the let around what it put there: each item on the inventory with photos, the check-out set against the check-in, and the replacement in the right tax box.

  • Every item on the inventory

Room by room, with photos of each item, at check-in and check-out, and the tenant’s sign-off.

On paid plans and the trial

  • Check-out against check-in, and a fair deduction

What changed, item by item, and the claim worked out from the replacement cost, the item’s remaining life over its total life and the tenant’s share, with the lifespans you set. Fair wear and tear is never claimable.

On paid plans and the trial

  • The deposit dispute pack

One PDF for the deposit scheme: the deposit and its protection, the timeline, and both inventories with their photos.

On every paid plan, not in the trial

  • A replacement, in the right box

Record a new sofa or fridge as a cost of replacing domestic items: it goes to box 36 of the SA105 tax pack and is sent with the Making Tax Digital year-end allowances, not the quarterly updates.

On every paid plan, not in the trial

  • The invoice, the warranty and the photos

Photograph the supplier’s invoice and it is read into a draft cost you confirm; the maintenance log keeps each item’s warranty and photos against the property.

On paid plans and the trial

  • The advert says how it is furnished

Furnished, part-furnished or unfurnished on the advert, with the photos and the rest of the material information.

On paid plans and the trial

What it does not do. LetCompliance sells no furniture and gives no tax advice. It does not check fire labels: the inventory records what is in the property, and whether an item meets the fire safety rules is for the supplier and you to confirm.

LetCompliance publishes this guide and is landlord software. It is not one of the firms compared below and is not ranked against them.

Plans are one price for each size of portfolio, never a charge per property, a month: £7.99 for 1 property, £14.99 for up to 3, £19 for up to 10, £29 for up to 20 and £49 for any number. Every new landlord account starts with a 3-day trial and no card.

The fixed part

The fire rules and the tax rule

  • The Furniture and Furnishings (Fire) (Safety) Regulations 1988 set ignition tests for the upholstery and fillings of furniture intended for private use in a dwelling, beds, sofa-beds, mattresses, cushions and pillows included, but not bedding or floor coverings such as carpets. Furniture made before 1 January 1950 is outside them (regulation 4).
  • New furniture carries a permanent label (regulation 11), and furniture on retail sale a display label as well (regulation 10).
  • The rules apply to supply in the course of a business, and the Consumer Protection Act 1987, section 46 counts hiring out or lending goods as supplying them. Trading Standards guidance applies the rules to furniture provided with a let; ask your council’s Trading Standards team if in doubt.
  • HMRC allows a deduction for replacing a domestic item, such as a sofa, a bed, a fridge or a carpet, not for buying the first one. The deduction is the cost of a like-for-like replacement, plus delivery, installation and disposing of the old item, less anything received for it; fixtures such as baths and fitted wardrobes are not domestic items, and no capital allowances can have been claimed on it (HMRC, PIM3210).

Before you choose

What to check

A fire label on every upholstered item

Check the permanent label on each sofa, mattress and cushion before it goes in, and photograph it for the inventory. A missing label is a question for the supplier.

What the pack holds

Packs differ in what they include: beds and mattresses, kitchen and electrical items, bedding, delivery, assembly and VAT. Compare like with like.

Bought or rented

This page compares furniture bought for the let. Renting furniture is a different agreement, with its own terms, which this page does not cover.

Keep the invoice

Buying the first furniture is not a replacement and gets no deduction under this rule; replacing an item later can. Keep each invoice against the property.

Before you rely on this page

This page is not tax or legal advice. It sets out what each supplier publishes, read on one day; packs and prices change. Ask the supplier to confirm in writing that the furniture meets the 1988 fire safety regulations.

Method

How this page was put together

  • Fees: each firm’s own pages, read on 24 October 2026, without making an account or asking for a quote. Pages that draw their prices in the browser were read in one. Every fee is given as the page gave it, with VAT as the page states it, and a fee a page does not publish is marked as not published.
  • Registers: the Solicitors Regulation Authority, the Council for Licensed Conveyancers and the Financial Conduct Authority registers where a firm is regulated, Companies House for the company behind each firm, and Companies House’s published list of authorised agents (dated 21 October 2026), all read the same day. Where a firm’s pages give no company number, the company found on the register under the name it gives or trades as is shown, and the cell says so.
  • Not ranked: the firms are listed A to Z. Nothing was bought or tried; this is a desk comparison of published pages and public registers. Any link that pays LetCompliance a fee is marked Sponsored; the links here go to the pages that were read.
  • LetCompliance publishes this guide and makes landlord software. It is set out first because it is the publisher’s own product, and it is not compared with the firms.

FAQs

Questions landlords ask

How much is a furniture pack for a rental property?

On the prices published on 24 October 2026: whole-property packs from £1,975 + VAT (Stratford) to £4,150 + VAT (Mayfair) at Landlord Furniture Packages, and HMO packs from £2,450 to £3,500 at HMO Furniture, each a starting price. Featherington Interiors and Fusion Furniture Solutions quote each property.

Does furniture in a rental property have to meet fire regulations?

Upholstered furniture supplied in the course of a business has to meet the Furniture and Furnishings (Fire) (Safety) Regulations 1988, and hiring out counts as supplying (Consumer Protection Act 1987, section 46). Trading Standards guidance applies the rules to furniture provided with a let. Furniture made before 1950 is outside them, and bedding and carpets are not covered.

Can landlords claim furniture against tax?

A replacement, yes; the first purchase, no. HMRC’s replacement of domestic items relief (PIM3210) allows the cost of a like-for-like replacement, with delivery, installation and disposal, less anything received for the old item. It goes in box 36 of the SA105.

How do I record the furniture in a let?

On an inventory, room by room, with photos of each item at check-in and check-out and the tenant’s sign-off. LetCompliance keeps the inventory on every paid plan and the trial, sets the check-out against the check-in, and works out any deduction without charging for fair wear and tear.
