LetCompliance, the publisher’s own software

From £7.99 a month for one property.
Published fees for a landlord’s Self Assessment return include £169 at Taxfix (£99 for new customers on an annual plan), £200 plus VAT for one property with one owner at UK Landlord Tax and from £350 plus VAT a year at RITA4Rent, read on 24 October 2026. What LetCompliance does beside your accountant
LetCompliance runs the let: the tenancy, the rent and its receipts, the costs and the bank statements, the repairs and the notices. The tax figures come out of those records, so the accountant starts from a finished ledger rather than a shoebox.
A read-only link for your accountant
They open the SA105 figures for the tax year running now and the five before it, every confirmed entry with its receipts, and which Making Tax Digital updates were sent, with an SA105 CSV, a ledger CSV and a receipts pack (PDF) to download. No login is needed; a link ends after 30, 90 or 180 days or when you switch it off, and up to ten can be live at once.
On every plan
A login of their own, if they want one
Up to three read-only seats, each its own login. The accountant role sees the tax figures, the ledger, the receipts and which Making Tax Digital updates were sent, and never tenants’ records. Nobody on a seat can change anything or connect to HMRC.
On Professional, £49 a month
The year’s figures, box by box
The SA105 tax pack maps income and costs to the return’s boxes for each property and in total, at your share of a jointly owned property, with property losses carried forward and the Section 24 finance cost figures.
On every paid plan, not in the trial
Making Tax Digital, sent from the records
LetCompliance is recognised by HMRC for Making Tax Digital for UK property income. The quarterly updates go to HMRC from it, and the tax return too when UK property is the only income you need to add yourself and you have no property loss from an earlier year, or capital allowance beyond a car, to claim, and no relief or charge to add.
On every paid plan, not in the trial
Rent, costs and receipts recorded as the let runs
Rent is recorded against each tenancy on its rent day. A photographed receipt is read into a draft cost you confirm, and a bank statement CSV is matched line by line to the rent and costs already there.
On paid plans and the trial
Company properties kept out of your return
Mark a property as held in a limited company and it leaves every personal tax figure (the SA105 pack, Making Tax Digital and the accountant link) while staying in the rent, Finance and the reports.
On every plan
What it does not do. LetCompliance is not an accountant and gives no tax advice. It does not file for clients as an agent, its Making Tax Digital covers UK property income only, it prepares no company accounts or Corporation Tax return, and it has no Xero connection (a Xero-ready CSV export instead). The accountant link is for personal accounts, not inside an agency workspace.
LetCompliance publishes this guide and is landlord software. It is not one of the firms compared below and is not ranked against them.
Plans are one price for each size of portfolio, never a charge per property, a month: £7.99 for 1 property, £14.99 for up to 3, £19 for up to 10, £29 for up to 20 and £49 for any number. Every new landlord account starts with a 3-day trial and no card.

What the rules say about accountants
- Preparing a tax return is not one of the reserved legal activities listed in the Legal Services Act 2007, section 12. What the law does require is anti-money laundering supervision, by HMRC or a professional body (GOV.UK).
- HMRC’s steps before registering as a tax agent tell the agent to consider becoming a member of a professional body (GOV.UK). A professional body is a choice, not a licence, so check the body a firm names on that body’s own directory.
- Making Tax Digital for Income Tax has applied since 6 April 2026 to landlords whose qualifying income on the 2024 to 2025 return was over £50,000, and from 6 April 2027 it applies over £30,000 on the 2025 to 2026 return. Quarterly updates are sent from software, by you or by an agent you authorise.
Before you choose
What to check
What the fee covers
A return for one property and a return for a portfolio are priced differently, and so are joint owners, non-resident landlords and a year with a sale. Ask what is included before you compare.
Who signs it off
Ask which qualification the person doing your return holds, and check it on that body’s own directory. A firm’s name is not a qualification.
Making Tax Digital
Ask whether the firm sends your quarterly updates as your agent or expects you to send them from your own software. Either way, the records have to be digital.
How they want the records
A read-only link to the figures, the ledger and the receipts saves the email round. Ask what format the firm works from.
Before you rely on this page
This page is not tax advice. It sets out what each firm publishes, read on one day; fees change, and offers end. Confirm the fee and the scope in writing before you instruct anyone.
Qualifications are as each firm states them. Check a membership on the body’s own directory, and a firm’s anti-money laundering supervisor on Companies House’s list of authorised agents where it is listed (the list holds only firms that agreed to be named).
Method
How this page was put together
- Fees: each firm’s own pages, read on 24 October 2026, without making an account or asking for a quote. Pages that draw their prices in the browser were read in one. Every fee is given as the page gave it, with VAT as the page states it, and a fee a page does not publish is marked as not published.
- Registers: the Solicitors Regulation Authority, the Council for Licensed Conveyancers and the Financial Conduct Authority registers where a firm is regulated, Companies House for the company behind each firm, and Companies House’s published list of authorised agents (dated 21 October 2026), all read the same day. Where a firm’s pages give no company number, the company found on the register under the name it gives or trades as is shown, and the cell says so.
- Not ranked: the firms are listed A to Z. Nothing was bought or tried; this is a desk comparison of published pages and public registers. Any link that pays LetCompliance a fee is marked Sponsored; the links here go to the pages that were read.
- LetCompliance publishes this guide and makes landlord software. It is set out first because it is the publisher’s own product, and it is not compared with the firms.

FAQs
Questions landlords ask
How much does an accountant for a landlord cost in the UK?
On the fees the firms here published on 24 October 2026, a landlord’s Self Assessment return costs £169 at Taxfix (£99 for new customers on an annual plan), £198 at GoForma, £200 plus VAT for one property with one owner at UK Landlord Tax, £249 including VAT at Provestor until 31 October 2026 (then £349), and from £350 plus VAT a year at RITA4Rent. Joint owners, non-resident landlords and larger portfolios cost more, and some firms quote rather than publish.
Do I need an accountant for Making Tax Digital?
No. Making Tax Digital asks for digital records and quarterly updates sent from software, which you can send yourself or through an agent you authorise. LetCompliance is recognised by HMRC for Making Tax Digital for UK property income and sends the quarterly updates on every paid plan; an accountant can still check the figures through a read-only link.
How do I give my accountant access to my rental figures?
In LetCompliance you send a read-only link: it opens the SA105 figures for the tax year running now and the five before it, every confirmed entry with its receipts and the Making Tax Digital updates sent, ends after 30, 90 or 180 days or when you switch it off, and needs no login. It is on every plan for personal accounts.
Is a chartered accountant required to do a landlord’s tax return?
No. Preparing a tax return is not a reserved legal activity, so no particular qualification is required by law, but a firm that provides accountancy services must have anti-money laundering supervision. Ask which qualification the person preparing your return holds and check it with the body that awarded it.
Does LetCompliance replace an accountant?
No. LetCompliance runs the let and keeps the records, works out the SA105 figures and sends Making Tax Digital updates for UK property income, but it gives no tax advice and files nothing for anyone as an agent. An accountant advises on what the figures mean; LetCompliance makes sure the figures are there.
