Gas Safety Certificate Cost in 2026: What UK Landlords Should Expect to Pay

What Is a Landlord Gas Safety Certificate?

A Gas Safety Certificate (officially a CP12 record) is the document issued after a Gas Safe registered engineer inspects all gas appliances, flues and pipework in your rented property. It's required annually under the Gas Safety (Installation and Use) Regulations 1998.

As a landlord, you must:

  • Arrange the inspection every 12 months
  • Give a copy to existing tenants within 28 days of the inspection
  • Give a copy to new tenants before they move in
  • Keep records for at least 2 years

    Prices vary by region, property size and how many gas appliances you have:

  • 1 appliance (boiler only): £60–£90
  • 2 appliances (boiler + gas hob): £80–£110
  • 3+ appliances: £90–£130
  • Regional variation:

  • Additional costs:

  • If the engineer finds a safety issue (e.g. gas leak, blocked flue), you'll pay for remedial work separately. Budget an additional £50–£500 depending on the severity.
  • How to Find a Gas Safe Registered Engineer

    Only engineers registered with the Gas Safe Register (the official registration body in the UK) are legally allowed to carry out gas safety inspections and issue CP12 records.

    To verify an engineer:

    1. Visit gassaferegister.co.uk

    2. Enter the engineer's registration number or name

    3. Check they're registered and that their licence card covers domestic gas appliances

    Never use an unregistered engineer. A CP12 issued by an unregistered person is not legally valid, and you'd still be liable for non-compliance.

  • What Does the Inspection Cover?

    During the annual inspection, the engineer checks:

  • Gas boiler (all controls, heat exchanger, flue, gas pressure)
  • Gas cooker or hob (burners, ignition, safety cut-off)
  • Gas fire or back boiler
  • All gas pipework and connections
  • Carbon monoxide emissions
  • Ventilation requirements
  • The engineer will issue either a satisfactory or unsatisfactory certificate. If unsatisfactory, the specific issue must be rectified before a satisfactory CP12 can be issued.
