The dates for every let home in the West Midlands

Each region is called forward a month after the one before, with three months to register. The date that applies is the property's, not yours.

    West Midlands is the first region: registration is required from the day the service opens.

  2. Deadline

    After this date the council can take enforcement action.

  3. Fee

    £65 a year

    For each property, pro-rated during the rollout.

Miss the deadline and the council can impose a penalty of up to £7,000. While a let that should be registered is not, a court cannot make a possession order for it, except on the antisocial behaviour Grounds 7A and 14 (Renters’ Rights Act 2025, section 90). When is the PRS Database deadline in the West Midlands?

14 March 2027. The West Midlands is the first region: registration opens and becomes required there on 15 December 2026, with three months to register.

What happens after 14 March 2027?

Councils in the West Midlands can start enforcement against landlords whose let properties should be registered and are not. Registration also has to be renewed every year.

I live outside the West Midlands. Which deadline applies to me?

The property's. The date follows where the let home is, not where you live: a landlord in London with a flat in Wolverhampton works to the West Midlands deadline, 14 March 2027.

I have properties in more than one region. What then?

What happens if I miss the deadline?

A council can impose a penalty of up to £7,000, or up to £40,000 where the breach is an offence: knowingly or recklessly giving false or misleading information, carrying on more than 28 days after a penalty, or a further breach within five years of one. And while a let that should be registered is not, a court cannot make a possession order for it, except on the antisocial behaviour Grounds 7A and 14 (Renters’ Rights Act 2025, section 90).
