The dates
Three dates for every let home in the East of England
Each region is called forward a month after the one before, with three months to register. The date that applies is the property's, not yours.
Opens to everyone
Any property can be registered early, wherever it is.
Required in East of England
The three-month window to register starts.
Deadline
After this date the council can take enforcement action.
The fee is £65 a year for each property, pro-rated during the rollout. Miss the deadline and the council can impose a penalty of up to £7,000. While a let that should be registered is not, a court cannot make a possession order for it, except on the antisocial behaviour Grounds 7A and 14 (Renters’ Rights Act 2025, section 90). Dates from the GOV.UK Housing Hub, checked 23 September 2026.
Check a postcode
Not sure a property is in this region?
Regions follow council boundaries, not the postcode's first letters, and a portfolio can span more than one. Put in the property's postcode for its own dates.
The councils
The 11 council areas that make up the East of England
Schedule 1 of the draft regulations sets out each region as a list of council areas, as at 15 December 2026. A county council’s area takes in every district council inside it.

Postcodes that cross the line
A postcode district is a Royal Mail sorting area, so it can run over a council boundary into the next region. These are the ones among our local guides that do, from ONS postcode data.
- E4, a London postcode, is partly in Epping Forest, so homes on that side work to the East of England dates.
- EN2, a London postcode, is partly in Welwyn Hatfield, so homes on that side work to the East of England dates.
- EN5, a London postcode, is partly in Hertsmere, so homes on that side work to the East of England dates.

What it asks
The 17 things the register asks about each property
From the draft Private Rented Sector Database Regulations 2026, Schedule 3. They are a draft, so the list can still change before the service opens.
- Address of the property
- Landlord’s name, address and email
- Ownership type
- Type of property
- Number of bedrooms
- Whether it is let now
- Freeholder, superior landlord or property manager
- Number of people living there
- Number of households
- Licence
- Gas safety record
- Electrical safety report (EICR)
- Energy Performance Certificate (EPC)
- Start date of the current tenancy
- Energy efficiency (MEES) exemption
- Rent, how often it is paid, and whether bills are included
- Furnishing
The register asks for each property’s rent. For comparison, ONS puts the average private rent in the East of England at £1,289 a month in August 2026, up 3.5% on a year earlier. By council it runs from £841 in Great Yarmouth to £1,931 in St Albans. ONS reports each district inside a county on its own, so the range covers 45 councils rather than the 11 above. Get ready in LetCompliance
Seventeen answers a property. Have them on one page before 15 January 2027.
The register asks the same 17 things about every home you let, from the number of households to copies of the gas safety record, the EICR and the EPC. LetCompliance builds a register pack for each property from the records you keep in it: what is ready, what is missing, and the certificate files to upload. Registering becomes copying from one page.
A register pack for every property
All 17 items, most of them filled in from the tenancy, rent, licence and certificate records you already keep.
The gaps, said plainly
Each gap links to the page where you fill it in, so they are closed weeks ahead, not on the deadline.
Reminders on the East of England dates
An email the day registration becomes required, then 30 and 7 days before 14 Apr 2027, for every property not yet marked registered.
Included on every plan.

Licensing and the rest, place by place in the East of England
Each guide covers the council's licensing schemes, the national duties and this deadline for that place.
FAQs
PRS Database in the East of England: the questions landlords ask
When is the PRS Database deadline in the East of England?
14 April 2027. Registration becomes required in the East of England on 15 January 2027, with three months to register, and any property can be registered earlier, from 15 December 2026.
Which councils are in the East of England for the PRS Database?
Schedule 1 of the draft Private Rented Sector Database Regulations 2026 sets the East of England out as the areas of 11 councils, as at 15 December 2026, and this page lists them all. The county councils among them are Cambridgeshire, Essex, Hertfordshire, Norfolk and Suffolk, and each one’s area takes in every district council inside it. A let home anywhere in these areas works to the East of England dates.
Can I register before 15 January 2027?
Yes. The service opens to every landlord on 15 December 2026, so a property in the East of England can be registered any time from then, ahead of its own deadline.
I live outside the East of England. Which deadline applies to me?
The property's. The date follows where the let home is, not where you live: a landlord in London with a flat in Cambridge works to the East of England deadline, 14 April 2027.
I have properties in more than one region. What then?
Each property works to its own region’s date, so a portfolio can have several. LetCompliance reads the region from each property’s postcode and shows every property’s deadline on one page.
What happens if I miss the deadline?
A council can impose a penalty of up to £7,000, or up to £40,000 where the breach is an offence: knowingly or recklessly giving false or misleading information, carrying on more than 28 days after a penalty, or a further breach within five years of one. And while a let that should be registered is not, a court cannot make a possession order for it, except on the antisocial behaviour Grounds 7A and 14 (Renters’ Rights Act 2025, section 90).
General information about the registration rules, not advice on a specific property. The full PRS Database guide covers who must register, exemptions and how the service works.
Before 15 Jan 2027
Every property in the East of England, ready to register
LetCompliance keeps the register pack, the certificates and their renewal dates alongside the advert, the tenancy, the rent and the repairs, so registering is the last step rather than the first.
