Three dates for every let home in the South West
Each region is called forward a month after the one before, with three months to register. The date that applies is the property's, not yours.

The fee is £65 a year for each property, pro-rated during the rollout. Miss the deadline and the council can impose a penalty of up to £7,000. While a let that should be registered is not, a court cannot make a possession order for it, except on the antisocial behaviour Grounds 7A and 14 (Renters’ Rights Act 2025, section 90). When is the PRS Database deadline in the South West?
14 November 2027. Registration becomes required in the South West on 15 August 2027, with three months to register, and any property can be registered earlier, from 15 December 2026.
Can I register before 15 August 2027?
Yes. The service opens to every landlord on 15 December 2026, so a property in the South West can be registered any time from then, ahead of its own deadline.
I live outside the South West. Which deadline applies to me?
The property's. The date follows where the let home is, not where you live: a landlord in London with a flat in Bristol works to the South West deadline, 14 November 2027.
I have properties in more than one region. What then?

What happens if I miss the deadline?
A council can impose a penalty of up to £7,000, or up to £40,000 where the breach is an offence: knowingly or recklessly giving false or misleading information, carrying on more than 28 days after a penalty, or a further breach within five years of one. And while a let that should be registered is not, a court cannot make a possession order for it, except on the antisocial behaviour Grounds 7A and 14 (Renters’ Rights Act 2025, section 90).
