The trial
Three days, no card, for an account opened from 15 October 2026. An account opened before then keeps the end date it was given, and an account opened through a friend’s referral link gets 30 days. The premium tools open: the rent page and Direct Debit collection, adverts and viewings, e-signing, insights and the contractor register. Nothing asks for payment details, so there is nothing to cancel if you decide against it. (One exception: moving from an Agency plan to a landlord plan while trial days remain saves your card and carries those days over; nothing is taken until they end, and stopping the plan before then costs nothing.) There is no limit on properties during the trial, so bring in every one you let and see the whole portfolio working.
Six things stay on paid plans even during the trial, because each one is a high-value document or submission: Making Tax Digital with the mileage log, the SA105 Tax Pack and Section 24 calculator, the Section 8 notice, the Section 13 rent increase notice, the possession tracker and the deposit dispute pack. The portfolio reports are not among them.
After it ends
Your account moves to the free plan rather than closing. One property stays open: rent tracked on the tenancy with receipts, the tenant portal with repairs, the document vault, the certificate dates with email reminders at 90, 30, 14, 7 and 1 day, the 0 to 100 compliance score and one new tenancy agreement a month. Finance, bank statement import and Making Tax Digital come with a paid plan, from £7.99 a month.
If you have more than one, you choose which stays open, from Properties. The others are kept exactly as they are, with their tenants, certificates, documents and rent history, but locked: they cannot be opened or changed, and no reminders are sent for them, so their dates are yours to keep an eye on. You can download a locked property’s data or delete it at any time, and a plan that covers it opens it again straight away. Direct Debit rent collection needs a plan too: without one it stops a week after the trial, and each tenant is told how to pay instead.
Accounts opened while the trial held three properties keep that arrangement while they stay on the free plan: their extra properties stay in the account and stay visible, and the paid tools wait until a plan is chosen. A paid plan that is cancelled, or not paid, moves to the lock described above, whenever the account was opened.
Choosing a plan
Single is £7.99 a month for one property, Solo £14.99 for up to three, Portfolio £19 for up to ten, Portfolio Plus £29 for up to twenty, and Professional £49 for any number. Letting agents with a team have their own agency plans. You can move between them from Billing, and stop a plan in the billing portal there.
