What it says for each home
- Let or empty: let all month, empty all month, or let for some days and empty for others. Days with no tenancy dates on file are said as not recorded, never as empty.
- Rent: the rent due in the month, what was paid and what is still owed. It is rent due, not the statement’s rent received.
- Certificates: any expired, any due in the next 60 days, and any not recorded.
- Repairs: reported in the month, completed in the month and still open at its end.
- Inspections: any done in the month, and the next one due or booked.
When it is added
Only when a statement is first issued, by Send to landlord or Mark issued. The PDF kept at that moment includes it, so every later download and resend is the same file. A draft downloaded before it is issued has no summary, and a statement issued before the summary was switched on never gains one.
The email that issues the statement carries a few short lines from it and says each home is set out at the end of the attached PDF.
Who gets it
The landlords whose homes the agency manages: full management or rent collection, or no service recorded. Let-only and ended clients do not get it, the same landlords who have no portal. It also shows on the landlord’s portal page, as recorded on the day they open it.
When it is left out
If its records cannot be read when the statement is issued, the statement goes out without it, exactly as it would have before, and the page says so. A member kept to one branch issuing a statement for a landlord with homes in another branch sends it without the summary too.
Switching it off
It is on unless the agency turns it off. An owner or admin changes it in Agency settings, under Monthly summary. Statements already issued are not changed.
