How do I add a guarantor to a tenancy?

Open the property, go to the tenancy and choose Guarantors. Add each guarantor’s name, relationship, email and phone, and tick Signed guarantor deed on file once it is signed. A guarantor is recorded against the tenancy, not one tenant, and a tenancy can have more than one.

Adding one

Open the property, then the tenancy, and choose Guarantors. The full name is the only thing required; add the relationship, email and phone if you have them. A tenancy can have more than one guarantor, such as a parent for each of two joint tenants, and the screen names everyone on the tenancy so it is clear what the record belongs to.

The signed deed

Tick Signed guarantor deed on file once the guarantee is signed. The tenant list shows a guarantor chip for the tenancy, and it reads differently until the deed is signed, so an unsigned guarantee stands out.

What the record does not decide

What a guarantor is liable for, and whether two guarantors are liable together or separately, depends on the wording each of them signed. The record keeps who they are and whether the deed is signed; it does not summarise the deed.

Removing one

Removing a guarantor takes them off the tenancy. A signed document stays in your documents, and nothing already served or signed is affected.
