What is checked
Environment Agency Flood Alerts, Flood Warnings and Severe Flood Warnings, which cover England only. The Environment Agency’s list is checked every 15 minutes. A warning is matched when its area includes a property’s postcode point, a map point for the whole postcode rather than the building, so the official warning gives the exact area.
Where it shows
In the bell and by email, on every plan, in your own account and in an agency workspace. A flood email names the level, quotes the Environment Agency’s own words for it, links to the official warning on GOV.UK and gives the Floodline number. Property alerts, reached from the bell, the emails and Settings, lists the warnings that cover your properties now.
By text
In your own account, a flood warning can also come by text on a paid plan, once Send reminders by is set to SMS or Both and a UK mobile is saved. For an agency’s properties, the email goes to the agency owner and the agency’s contact address, as the owner sets it in that agency’s Settings, and nothing is sent by text.
Choosing what comes
In Settings, under Notifications, Property alerts has switches for the bell, email and text. Your own account and each agency keep their own, so switching an email off in one does not change the other. Quiet hours hold these emails and texts until the window ends, except for a Severe Flood Warning, and Pause all reminders stops them. A property locked on the free plan is not checked.
When a flood warning ends
When a warning that came by email is no longer in force, one more email says so. For a single property it offers Book a flood check inspection and Log a repair, and the bell and Property alerts keep the ended warning for 7 days.
Tenants and repairs
A tenant with a portal link sees a flood warning in force for their home’s postcode point on the portal’s Home tab, with the official warning on GOV.UK and the Floodline number. A repair opened while a warning covered its property is marked with that warning in the repairs list.
The official service
This is not the Environment Agency’s own warning service. For its warnings for an address by phone, text or email, sign up on GOV.UK at gov.uk/get-flood-warnings. Floodline: 0345 988 1188 (textphone 0345 602 6340), a 24-hour service. Properties in Wales, Scotland and Northern Ireland get no flood warnings here.
