How it is structured
Landlord clients sit above properties. Each client has their properties, their tenancies, their documents and their statements, and you work across all of them without switching accounts.
Branches
If you operate from more than one office, branches are first class: properties belong to a branch, and you can compare performance between them rather than treating the business as one undifferentiated pile.
Staff
Team members get their own logins rather than sharing yours. That matters for the activity log more than for security: an audit trail that says "the office" did something is not an audit trail. Team activity, under Office in the left menu, shows who did what across the whole workspace, member by member; the owner and admins can open it.
Owners, admins and managers get the agency’s certificate and lease reminders in their morning email; a manager kept to one branch gets that branch’s. The certificate schedule is the owner’s choice in Settings, and Pause all reminders there stops your own.
One landlord client at a time
When a landlord asks how their properties are doing, open their client page: its links open the rent, certificate renewals, repairs and messages, planned maintenance, deposits and inspections showing only that client’s properties. The Client choice at the top of each of those pages does the same, and on Properties you can also group the list by landlord client and export it.
Your own details
Agency settings holds your agency’s own details: the trading name and contact details printed on statements, agreements and notices, the logo tenants see on their portal, and your Client Money Protection details. Your redress scheme, ICO registration and insurance are under Agency compliance. Those are the entries a landlord client and a local authority both check, so they are worth filling in once and properly.
The fee
Agencies pay a monthly fee for the workspace, priced by portfolio size: Agency Mini £24 a month for up to 5 properties, Agency Starter £39 for up to 20, Agency Growth £79 for up to 50, Agency Plus £99 for up to 100 and Agency £129 for unlimited properties. Seats and branches are never charged for, and every plan has every agency tool.
