Can I use this as a letting agent rather than a landlord?

Yes. There is a full agency mode: landlord clients each with their own properties, branches, staff accounts with their own logins, and the whole letting workflow underneath. It is a flat monthly fee rather than a per-property charge.

How it is structured

Landlord clients sit above properties. Each client has their properties, their tenancies, their documents and their statements, and you work across all of them without switching accounts.

Branches

If you operate from more than one office, branches are first class: properties belong to a branch, and you can compare performance between them rather than treating the business as one undifferentiated pile.

Staff

Team members get their own logins rather than sharing yours. That matters for the activity log more than for security: an audit trail that says "the office" did something is not an audit trail. The agency Audit log shows who did what across the whole workspace, staff member by staff member.

Your own details

Agency settings holds the things that appear on what you send out: your trading name, your redress scheme membership and your Client Money Protection details. Those are the entries a landlord client and a local authority both check, so they are worth filling in once and properly.

The flat fee

Agencies pay a monthly fee for the workspace, not a charge that scales with every property you take on. Growth should not be a line item.
