LetCompliance is now recognised by HMRC for Making Tax Digital

LetCompliance is now on GOV.UK’s list of software that works with Making Tax Digital for Income Tax. If you let property in your own name, your quarterly updates and your tax return for UK property income can go to HMRC from the same account that holds your rent and expenses. It’s free for one property.

What it means

Your tax return runs on the records that run your let

There is no spreadsheet in the middle and no second app to copy figures into. The same entries that track the rent and the repairs become the updates HMRC receives.

Nothing to type twice

The rent and expenses you record for the let are the figures HMRC gets. Each quarter they are already sorted into HMRC’s own categories, whether they came from Finance, a photographed receipt or an imported bank statement.

Sent from your account, confirmed by HMRC

Check the quarter and press Submit to HMRC. LetCompliance keeps a copy of exactly what was sent, and HMRC confirms it against your obligations.

The year end as well

After 5 April, answer the year-end questions and run the final declaration by 31 January. HMRC works out the Income Tax and National Insurance, you read it and confirm. That is your tax return.

Who it is for

Landlords filing for themselves

GOV.UK lists LetCompliance as individual software for UK property income. That decides who it suits today.

It suits you if

  • You let property in the UK in your own name, alone or jointly.
  • Your qualifying income was over £50,000 on your 2024 to 2025 return, so Making Tax Digital applies to you now.
  • It will be over £30,000 on your 2025 to 2026 return, so it applies to you from 6 April 2027.

Look elsewhere if

  • You’re a letting agent filing for clients. Filing for someone else is HMRC’s agent route, which LetCompliance hasn’t built.
  • You also have self-employment or foreign property income. The listing doesn’t cover those, so you would need software that does.

Own a property jointly? HMRC treats each owner as their own business, so record your share of the rent and the costs. LetCompliance doesn’t split them for you.

How to start

Four steps, and only the last one repeats

  1. Sign up for Making Tax Digital on GOV.UKDone once, and separate from any software. You need to be registered for Self Assessment and to have filed a return in the last 2 years. Until this is done, HMRC refuses the connection whichever software you use.
  2. Create a free account and add your propertyNo card. One property is free for good, with Making Tax Digital included.
  3. Connect your HMRC accountA one-time sign-in with the same Government Gateway ID you use for Self Assessment, then add your National Insurance number.
  4. Record as you go, send each quarterLog rent and expenses as they happen. Send each update by 7 August, 7 November, 7 February and 7 May.

What landlords ask about it

What does “recognised by HMRC” mean?

LetCompliance is on GOV.UK’s list of software that works with Making Tax Digital for Income Tax, and HMRC has given it permission to show its recognition mark (reference D3V9KL). The listing covers quarterly updates and the tax return for UK property income. It is about the Making Tax Digital software, not the rest of the product.

Is Making Tax Digital free in LetCompliance?

Yes, for one property: income and expenses, receipt scanning, bank statement import, the mileage log, your quarterly updates and the tax return. From a second property it comes with Solo, £14.99 a month for up to 3 properties, or Portfolio, £19 a month for up to 10.

Do I have to use Making Tax Digital yet?

You do if your qualifying income was over £50,000 on your 2024 to 2025 tax return. From 6 April 2027 the line is £30,000 (on the 2025 to 2026 return), and from 6 April 2028 it is £20,000. Qualifying income is rent plus any self-employment turnover, before expenses.

I own a property with someone else. Does it split the rent?

No. HMRC treats each owner of a jointly owned property as their own business, so only your share goes on your return. Record your share of the rent and the costs; LetCompliance doesn’t split them for you.

Can my letting agent file for me through it?

No. LetCompliance is listed as individual software, so a connection only ever reaches the signed-in person’s own tax record. Filing for a client is HMRC’s agent route, which needs an Agent Services Account and the client’s authorisation, and LetCompliance hasn’t built it.

What if I also have self-employment or foreign property income?

The listing doesn’t cover them: self-employment and foreign property income are not included, and UK interest and dividends are in development. For that income you would need software that covers it.
