Why it is a pack and not a checklist
These documents are usually sent in one email, but they are separate legal duties. A record saying "pack sent" cannot prove the EPC specifically was included, and it is always one specific document that gets questioned.
So the pack sends as one action and records as several: one row per attachment for each tenant it reached, each with its own document type and time.
Who it goes to
Every current tenant on the tenancy with an email address is ticked, and each gets their own email with every document attached, so on a joint tenancy each has their own copy and their own rows in the activity log.
What is in it
- Gas Safety record, where there is a gas appliance
- EICR
- EPC
- Deposit prescribed information, where you took a deposit, with the scheme’s leaflet
- The tenancy agreement: one document, which usually serves as the written statement of terms
- Your tenant privacy notice, once you have sent it from the privacy notice page: the copy you last sent goes into every pack after that
The tenancy agreement
An agreement signed through LetCompliance is filed in your documents when the last signature is in, and the pack attaches it from there. One made in the builder but not e-signed is not attached: upload the signed copy in Documents, or record it as given by hand.
The deposit prescribed information
It is due within 30 days of receiving the deposit, the same 30 days as protecting it, which can fall after the tenancy starts. Make it on the property’s deposit record and a copy is kept for the pack. When it goes in the pack, or you record it as given by hand, the pack can record the day it was given.
Given by hand
Handed the certificates over on paper? Choose Gave them by hand instead? Record it in the pack, tick who and what, and enter the day. A certificate with no upload can be recorded as a paper copy. The record says by hand and the day given, never emailed.
Why it matters later
Missing one of these is a common reason a possession claim runs into trouble months or years afterwards. The cost of getting it right is one send; the cost of getting it wrong is discovered at the worst possible moment.
The How to Rent guide
Do not add it from memory. That guide was withdrawn on 1 May 2026, and checklists that still list it are out of date. The pack leaves it out unless you add it yourself for an older tenancy.
