What has to go in the move-in pack?

The statutory documents a tenant must receive before or at the start of the tenancy: Gas Safety, EICR, EPC, the deposit prescribed information and the written statement of terms. Send them together and each one is logged as its own row.

Why it is a pack and not a checklist

These documents are usually sent in one email, but they are separate legal duties. A record saying "pack sent" cannot prove the EPC specifically was included, and it is always one specific document that gets questioned.

So the pack sends as one action and records as several: one row per attachment, each with its own document type and time.

What is in it

  • Gas Safety record, where there is a gas appliance
  • EICR
  • EPC
  • Deposit prescribed information, where you took a deposit
  • The written statement of terms

Why it matters later

Missing one of these is a common reason a possession claim runs into trouble months or years afterwards. The cost of getting it right is one send; the cost of getting it wrong is discovered at the worst possible moment.
