Fixed price, never a percentage
Every one is a stated price paid before the work starts. No percentage of your rent, no renewal commission, no tie-in and no invoice to chase afterwards. An agent charging ten per cent on £1,200 a month takes £1,440 a year, or £1,728 with VAT. Set the prices above against that.
Where the photography runs
Photography and floor plans are delivered by the founder around Crewe and the surrounding area. They are not a national subcontractor network, and LetCompliance would rather say so than take a booking and disappoint you. London is not covered.
References and the Tenant Risk Report run remotely, so location makes no difference to those.
Why they exist at all
Because the alternative to doing a job yourself should not have to be handing the whole property to an agent for a permanent share of the rent. Buying the two or three jobs you do not want, at a known price, is a better deal than paying a share of the rent for all of them, year after year.
