Fixed price, never a percentage
Every one is a stated price paid before the work starts. No percentage of your rent, no renewal commission, no tie-in and no invoice to chase afterwards. An agent charging ten per cent on £1,200 a month takes about £1,700 a year before VAT; the entire list above is priced against that comparison rather than against it.
Where the in-person ones run
The visit-based services are delivered by the founder around Crewe and the surrounding area. They are not a national subcontractor network, and we would rather say so than take a booking and disappoint you. London is not covered.
The Tenant Risk Report and arrears recovery run remotely, so location makes no difference to those two.
Why they exist at all
Because the alternative to doing a job yourself should not have to be handing the whole property to an agent for a permanent share of the rent. Buying the two or three jobs you do not want, at a known price, is a better deal than buying all of them forever.
