Where do I record smoke alarms, CO alarms and appliance testing?

On the property, in the safety panel. These are the cheap duties that are expensive to have missed, and they sit alongside the certificates rather than in a separate list you forget exists.

What is recorded

  • Smoke alarms, by floor
  • Carbon monoxide alarms, where there is a fixed combustion appliance
  • Portable appliance testing for anything you supply

Why these get missed

They have no certificate arriving in the post to remind you. A gas engineer turns up once a year whether you think about it or not; nobody turns up to check an alarm. So they are the duties that quietly lapse.

HMO fire safety

HMOs carry additional fire safety duties, tracked separately because they are a different regime with different requirements. A single blended score would hide them, which is exactly the wrong outcome for the highest-risk properties.

At the start of a tenancy

Alarms have to be working on the first day of the tenancy, not merely present. Test them and record the test.
