Where it is
Open the Possession page and find the case for your Section 8 notice. Once the notice is recorded with the day it was served or its grounds, the case shows Court claim forms. It is on every paid plan, for your own properties only, not for a property in an agency workspace.
What you get
A PDF of your answers, question by question in the numbering of Form N5 and Form N119, the editions for a property in England dated 05.26 on GOV.UK. Each answer names the box it goes in. The official PDFs themselves are not filled in: you copy each answer into the court’s own form.
The arrears and Schedule 1, the rent account, come from your rent ledger, the same figures as the evidence bundle. Schedule 1 gives each rent with the date it was due and what was paid towards it. The ledger does not hold the day each payment arrived, so add those days from your bank statements before you send it.
What is asked
Only what your records do not hold, such as which county court, why each ground other than a rent ground applies, the steps already taken to recover any arrears and what you know about the tenant’s circumstances. What your records hold is filled in for you.
Possession Claim Online
When every ground on the case is 8, 10 or 11 and your rent ledger shows rent owed, the PDF adds a sheet for Possession Claim Online too. GOV.UK’s guide “Repossessing your privately rented property after 1 May 2026” (updated 13 July 2026, read 1 November 2026) says the online service is for evicting a tenant only for owing rent, and the paper Forms N5 and N119 are for any ground. GOV.UK’s Possession Claim Online page (read the same day) says it is not for a claim with an application for help with fees, and that you cannot take court action while you are told someone is protected by the Breathing Space scheme.
The court fee
The PDF gives the fee for a possession claim in the county court, £415 (GOV.UK’s civil court fees list EX50, fee 1.4, read 1 November 2026), and where to ask for help with it.
What it does not do
- Nothing is ticked or signed for you. You read every answer, tick the statement of truth that is true for you, then sign and date it yourself
- Nothing is sent to the court. You send the forms, with a copy of the notice and proof that it was given correctly
- The official N5 and N119 PDFs are not filled in
- It does not say how a court will decide. If the tenant defends the claim, or you are unsure about any answer, take advice
